I just made an "offer to purchase" on an older 2 bed 2 bath,for $16k. The owner accepted my offer and we sat on chairs in the front yard and filled out the purchase agreement. I locked it up for 60 days,and used the form I downloaded straight off Deans website.(and / or assigns). I went slow and explained exactly what I planning to do and She understood and agreed.
The property needs work (roof, siding and front porch.) It "Comps out" around $43,000. I plan on using the "Assignment of Contract" strategy that I've learned from Dean's book. I plan to get it out to my buyers list at 19k.
If I can make 3k off this simple little strategy then several things will fall into place. #1 My spouse will begin to believe that there might be something to this "Infomercial Stuff". I've not let her determine my future with her negativity. #2 A huge boost to my confidence and determination to make this succeed. #3 Making my first deal on a "NO MONEY DOWN" strategy is AWESOME. Now I just need to duplicate that process. over, and over...
Until I have enough cash to operate more creatively.
Sure this is a bit scary, but don't let that lock you out of making an offer, there are enough "Escape Clauses" that if you need out you can get out so go out there and make an offer on a house and get going!

Congratulations, its amazing what that first offer can do for the confidence, but be careful it will only snowball from there. Now I can;t drive past a property without thinking if I can buy it cheap and make a few bucks on it.
Its a great feeling and I can do nothing but congratulate you for taking the plunge and making that offer.

I can't tell you how much I appreciate all the kind words and encouragement I have received on these pages. It is empowering to know that we each have such a tremendous support system behind us. Thank you again.
Now, unfortunately I need to report that yesterdays deal has fallen through.
So here is a learning experience for me and maybe some of you. The mistake I made was to only deal with one of the homeowners. She didn't hesitate at all at my offer or filling out the contract or signing the purchase aggreement.
Today I called her to follow up on getting a contractor out to quote the repairs. At that time She told me that her husband had decided not to sell.
I should have presented my offer when I could have both decision makers there at the same time. She said She would mail me back my contract and my Ernest money ($1.00!) HA! HA!
Not to worry You can't stop MEEEEE!

I love it when someone is making things happen and everyone jump in and give their best wishes and congratulations. This is what it's all about, it's about people helping people and i'm so happy and excited that everyone is on board. Now, go close another deal and remember "Faith without Work is Dead" With faith and little work on your part, you can go a long way.

This was one of the first lesson I learned in sales. You have to present the concept to both decision makers. It's a hard presentation to do when both parties are not present. Because it is important to be able to put out any fires that may arise. Another point to understand is that all parties must be listed and signed on an offer or it is not a legal binding offer. Somehow I would make a last attempt to speak to them. Somewhere he doesn't see the need that she does. It might be a simple misunderstanding that he has concerns about. present is something we all can learn from.
I really identified with your comments about your negative spouse. My wife is not totally negative but she is very skeptical and not very encouraging. I know
exactly where you are coming from. I have to prove to her that I can be successful in real estate. I know I can and I know I will achieve success.

For a first timer..that's a good job Dave. Unfortunately, one party didn't approved it. Accept it as a learning experience. It happened to me. A friend of mine asked me to look for a 2 story 4 bedroom property on a cul-de-sac location. After two days he told me his wife changed her mind to buy a house. Its my mistake. I trusted him as a friend. Next time apply what we learned from Dean's book. Before you act on something, interview the prospective buyers to find out his sincerity, and his determination to buy a property. Most of all, involved both approving parties and let them pre-approved.
You can always check with county records to see whose name/s are on the title. It should only take the signature of one if that is the only person whose name the property is in (someone correct me if I'm wrong).
There was a young man last month trying to sell a property here in town. Come to find out, the title is in his parents' name. So due diligence is always a must.
Aside from that, what a great learning experience! You are not out anything, and you definitely grew from the experience, as did so many others from reading your story. Thanks again!

Once again I'd like to say thanks to each of you for for your kindness
and encouragement. I have over the years sold many things, autos, alarm systems, mobile homes, phone systems, etc. So I knew better, I just let my self get caught-up in the excitement of getting my first contract. You can bet I won't let that one happen again.
Sure there is a measure of disappointment there but that won't discourage
me. I'm way too thick skinned for that. Many years ago, when I was selling mobile homes, I found a little plastic sign in a truck stop. When I saw this sign, I had to buy it, and I've tried to live by those words. What we do and who we are (or become) is based on a decision. I've made the decision to succeed in real estate. The words on that sign are the words you see now below my signiture.
