It has been 9 months of grueling hardwork with this business but I can finally breathe some relief. Here is how it happened..
I ran into an investor/Realtor that I had met at an investor's club (go there). He knew what I was doing and said he had a property under contract that he wanted to flip thorugh a double closing (it was a HUD property). I told him that I would contact my buyers and get some people to look at it. He agreed to pay a fee for $3000 if I did, it was obvious that he was making much more but I didn't care.
The deal looked like this..it was a split home valued at $95K and he had it under contract for $15k and we would sell it for $30K, he would get 12K (minus closing) and I get 3K. Heck of a wholesale deal! Of course it need some work but that's not important here.
It took a few showings and some phone calls to finally get a buyer but we closed today. The crazy thing is that I didn't do anything but bring him a buyer and he did the rest. AMAZING! I have marketed with bandit signs and made offers though my Realtor and yet this was how it happened. God works in misterious ways and I will take it!
The lesson to be learned from this is to get out there and network because without that this would 've not happened. I have always been shy and not very confident so if you feeling the same way , JUST DO IT!
The other funny thing is that today I got Dean's new book. Coinsidence or maybe Deans way of saying "I told you to hang in there". I want thank you Dean for changing my life and to the DG family for being there when I really needed it. I know I don't come here often because I been so focused on making offers but now I can relax a bit and give back.

I love the success stories. Glad for you Martini. You took that action Dean and all talks about, you had an opportunity and you you took it. Sweet deal. I glad you didnt give up. Now use your money to invest yourself. Meaning put some cash aside for marketing so you can have more deals coming to you. Keep networking, pay some bills, and keep cash on reserve. Now get with that relatorsince you know what he is doing and team up with him. Have him submitt offers like hell and you can get him buyers and make more money quick. Martini he is opportunity too, so dont get lax now and admire your work for too long. Let him know youwonna do more deals with him. He access to all that you need. Opportunity is starring at you. He would be glad to becasue you proved to him you can get a buyer and you made him money so of course he wants to make more. Go get some more deals and tell us about it. Do get with taht realtor I AM VERY SERIOUS ABOUT THAT DONNOT LET HIM GO YOU NEED HIM AND CAN USE HIM NOW AND FOREVER. HE CAN BE THE REALTOR ALOT OF PEOPLE WANT ON THERE TEAM AND CANT FIND. Way to go lady. Kepp it moving now.

Just wanted to say thank you for your story. Thats totaly cool that you overcame your shyness and just did it. I'm the same way when it comes to talking to people a littly bit nervous and unsure. Ive been doing things lately that I never would of before I bought Deans books. I havnt made that first deal yet but I keep moving forward because I know it will happen. With all the stuff there is to learn in the books and everybody here sharing what they have learned, we all have what we need.

I understand about going to a investor club, you just dont know how networking can lead to better things and opportunity.I found a great group of investor, title person and finaly a realtor that understand creative finance thid week. Also a room full of rehab/investor. Hope to retun the good news back to you. Well now that you have your feet wet dont dry them off yet have fun.

LADY? Who? I am a man dude last time I checked ha ha. I hear you on the Realtor thing but the thing is that I already have one and I signed a 1 yr agreement with him (don't do that unless you have to). The guy I had is not bad at all althoug at times I wish he had more time. The guy who got me deal is probably less experienced but he caught a lucky break. Either way, I told him that a partnership with him is very possible in the near future. Thanks for the input anyways.

The contracts I used were ...actually I didn't use any. If you read the original post it said that I just bought a buyer and seller together and got paid a birddog fee,a hefty one at that. It just goes to show you that persistence can't be beat so learn, hang in there, and you will get yours one way or another.

I actually should've included this in my prior post , I actually did have an agreement with my investor/seller. It was something very simple that he wrote up and just said that I would get $3000 if I brough him a buyer within a certain time. The funny thing is that the deadline expired before he closed with my buyer and I was a bit nervous that he would cut me of the deal but he didn't. He is actually a great guy and he would've paid me on a verbal agreement but you should always try to get something in writing just in case. Very good point you brought up and that I forgot to mention. Thanks!

Shyness , lack of confidence were my biggest enemies and I am still fighting those demons. The thing is that my whole family is shy and my mother always wanted that "stay to yourself" mentallity becasue she didn't know no better. I am sorry but this is something that we need to overcome as society because just the simple fact of not communicating with people can keep you in poverty.
I remember when I first started, I hated to even pick up the phone and was afraid of sounding dumb to the other person. I had a very bad view on life and for a long time I felt that all people were against me. It took a lot of self help books and getting God back in my life to make the switch.
The funny thing is that now I EDUCATE some investors when they call me. My mentor says that I know more then %90 of other "investors". That may an exageration but I know a lot because I went into it full speed and thank God I had a lot of time to learn.
If you are religious , trus in God to give you tyhe courage. There's also a guy by the name of Tony Robbins that has helped, google him. Good luck!
