OfflineThis one happens to be our personal home! AWESOME! We have not been around much over the last week because we have been moving in but we are back! I figured that if I know how to get these deals, lock them up, make offers, etc then i should stop renting! The house was a bank owned home that sold for 210k a few years ago. It is worth about 180k ARV and the bank was asking 160k. There was not too much work but it had been up for a few months so we offered 130k and got it accepted!

THEY ARE NOT AVACADO!!! LOL, they were Dark Brown and Purple, so we lightned them up to a light tan and light green... All the painting is done, we need some carpet and it needs some work in the backyard but other than that it is in great condition. Yeah James now I can actually get some Hard Money with my house as a collateral, and I am paying less than I was for rent! It was a 3/2 with 1854 Sq Ft and built in 2006... Do I get my Deal Maker Medal? LOL

I was shooting for 70% but at the same time the area I am in is seeing some upside movement with house prices and this property is in an excellent area for renting so once we can get a few years out of it and I become as successful as I want to be we will turn it into a rental or do a L/O on it. It also only needed about 3k worth of work and updating because of how new it was...

Hey Matt on that carpet find the carpet wholesalers in your area and tell them that you are fliping houses and you want a place to buy and install for all your properties, and this is the first one.You should be able to get a great price that way.

It is just funny how the small things in life lift you up. To be honest I am amazed I got them to come down 30k from asking price, but this was also 45+ days ago and I know much more now then I did then abpout REO's so I am sure I could have milked it too! Oh and Jan, there WILL be MUCH more!

Being that my own home was our first deal I think was actually to our advantage, we were able to see how the closing process works all they way until actually taking control of the property. This will make us so much more knowledgable for our future in REI. Thank you all so much for your support and I also want to thank Mike Mangham for all of his encouragement and for being a huge mentor. If I could do half of what he has done i will consider myself a success. Karen thanks as always for your comments an Sandra I agree that everyone can do this. Just take action and have fun doing it!
