WOOHOOOOOOOOOO! The first offer we put in to start our REI has been accepted. We have been waiting a few weeks on this short sale with Bank of America. This is a ranch 3/2. Purchase price is $70k. TotalView has it as $116,667, Zillow is at $125,500. Mama and I have talked about getting $100k to get rid of it quickly and our realtor says $100k all day long and will sell hopefully in 30 days. Things it needs: LR carpet, 1 bathroom painted, and a good cleaning. Besides that we are doing extras to make it look better for resale. We are going to get crown molding in the foyer, banksplash in the kitchen, pressure wash the driveway and back patio, some more bushes in front and back, newer fridge(maybe a whole appliance package if we can find the deal for $1500 or below for stainless steel). So max $5k into it and it can be ready to sell. They want to close May 4th, this is 2 days before mama and I head off on our European River Cruise. My in laws will do most of the work, all except the carpet, hoping to come back to it completed and with a FOR SALE sign in the yard.

Talk about disappointed! We were waiting all day on this, AGAIN! Spent about $600 on supplies, we already have $1100 out on hardwoods being ordered also, and it didn't happen. The house had a lien put on it yesterday morning, so the lawyers and sellers agent were working it all out and with Bank of America, so we thought. I talked to my realtor a few times and he said everyone is waiting on the lawyer who is running the lien to send all the info. At 3:15 we here the new HUD has been set and its going to BOA and we should hear within 30 minutes to head to the lawyer to sign. After an hour I ping my realtor and ask whats up. He has nothing, other realtor is not responding. Finally WE call the lawyers and they tell us the HUD had been sent to BOA and the sellers realtor and they are working things out. Michelle keeps the lawyers on the phone for 30 minutes, I am on the other phone trying to get with my realtor, we then get the sellers realtor's number and I call her. She doesn't know a thing. She saw the email about the new HUD and ASSUMED her BOA contact was taking care of it. NO STINKING follow through. And she had pulled this several times since we put the offer in. I spoke my peace and she said she would call her BOA contact and get back to me. My realtor calls back and I give him the scoop and the lawyers say they leave at 6 and today was a grey area for us signing the paperwork since the sellers signed everything yesterday and if it didn't happen, it was a no go and they would have to do a bunch more crap. Well we are leaving out of the country in 22 hours and have no time to deal with this tomorrow. CRAP CRAP CRAP!! So who knows whats going to happen now, all I know is I unloaded a ton of tile and other materials into my garage that I was hoping to be unloading in the bought houses garage for the floor guy to be installing this weekend. Very upset and disappointed, the seller realtor dropped the ball big time and now its all up in the air. My realtor thinks the deal will still go through, but not until we get home from our trip. We had heard that BOA had said they would pull the property back and go to foreclosure if anything held this up, so who knows. OK, so I want to be the glass is half full kinda guy right now, so here it goes, it will either work out or it won't and its better for us. Hows that?! Did I say CRAP yet? But tomorrow mama and I leave on an incredible fairytale vacation to Europe and I am on this side of the ground. LATER

WOW, the lawyers office called at 7:45pm, they close at 6 but we're working on some things, one of them being our stuff. They asked out drop dead time for tomorrow before leaving on our trip and also mentioned they my realtor/great friend being our Power of Attorney for this if its later on. SO if we can't sign tomorrow, we will sign a PA for him to close it for us and get the workers in while we are gone. He will then call my inlaws because they are doing work on the house also. So this thing may happen and actually might be close to on schedule like we had hope by the time we get back from the trip. Also, the flooring company that we ordered the wood flooring from called right after the say that our order was in, so I am going to be there at 8am to pick that up, my realtor is heading to the lawyers at 9 to make sure there is no more miscommunication between them, the other realtor, and BOA. It is a blessing to have a great realtor! We have been friends for over 12 years and he is an investor himself and is wanting to help us anyway he can. Anyway, I hope to have a great post tomorrow around 4 while waiting at the airport for our flight to Budapest.

I have some blood in me and its started a boil a few times this last couple of days. The latest is, my realtor went over to the lawyers office and has parked himself there, thsi way he is pushing the lawyers, BOA, and the other realtor to get it done. The other realtor just called and said the BOA contact has done his part and is now sending it to the lawyers but you never know how long that will take. He thinks we might actually be able to close this before noon, two hours before heading to the airport. I went and picked up the hardwoods this morning, remember they called last night to say it was in, well, not all of it, COME ON GUYS?!!!!!!! The guy tells me he will FedEx the transition pieces, I said to where, Budapest bro?! What the heck, don't call me and tell me its ready to be picked up if your not ready for me. Talked to my realtor, he will go pick them up this weekend for us. We are waiting for a call from him to come sign the papers, when that happens, we need to load up all the tile and stuff again and roll. Sign the papers, get to the house and unload the flooring and get the appliances out of the house, the carpet out of the LR and DR and take a toilet out of the bathroom. HA HA, all this and get home and shower and leave for the airport by 2. The truth is I always work better under pressure, but my stress does show and mama doesn't like that. We hope to be able to have the flooring guy do the tile work this weekend, my in laws coming in to paint the LR/DR the beginning of next week, and then have the flooring guy put the hardwoods down in those rooms. If you need me around 3pm, I'll be at the airport bar tipping a cold one back, waiting on my flight. HA HA!!

We had a blast on the River Cruise and all but after reading about EDGE, sounds like we missed an incredible time there! I have to say that postponing the buying of the 3/2 house until we returned was a good thing, I could actually relax and not worry while in Europe, for the most part anyway. The internet didn't work on the ship so I was bummed, totally out of touch with realtor and DG.com. First call after landing was to my realtor while waiting for our luggage. Turns out the seller realtor and lawyers had all the paperwork the Fri we left at around 4pm and called my realtor to see if we were still around, no go, we were at the airport heading out. So now its set for next Mon. I was networking with all kinds of folks on the ship, one actually closed a RE deal just before they came on the ship and when I mentioned DG, his wife said they have one of his books. So they are interested in us working on a vacation for them and also talking to us about DG and what they are doing. There was another couple we had dinner with one night, they are from Montreal and sold their house up there and bought a condo and want to get something down in Florida. My family has 3 condos in one building down in South Palm Beach and I know there are a couple condos for sale there now so I told them I would work on helping them out. Talked to my mom about it and she is getting me the info on the places so I can try to work something out for this couple. Life is good, mind is racing and wanting to get this first one done!

I got a call this evening from an ad I put on Craigslist for the house I don't even own yet(closing Mon). This is the second call, we got one 2 Fridays ago from an investor asking about it(added to buyers list) and then the one this evening. It was an older lady saying she needs a place to buy and it has to happen before July since her lease runs out then. AND, I have cash is that ok?! HA HA This sounds to good to be true. She asked if she could come see it, I told her Mon or Tues next week and I then I explained how we are doing upgrades and it should be ready the first or second week of June. She is going to call me this weekend to set up a time to come see it Mon or Tues. Her son found my ad on CL for her. He lives a couple miles from thsi house and its a perfect set up for them. I need to keep reminding me, don't count your chickens before they hatch, and its definitely true with this house since we tried to close on it 3 days in a row before heading out on vacation, but I can't help but get excited thinking it could happen!

OK, they say the closing is Tues and all should be well. My 1 end buyer called this evening asking about getting into the house to see it. We don't even own it yet and are nervous about her seeing it without any work being done on it yet. I told her tonight that she can see if Tues at 6pm and that we will go over all that we plan on doing to the house for the price I had listed. But if she would rather take it as is and make an offer on that then that would be fine or if she only wants us to do some of the work then we'll figure out that price also. She said she is looking at another house also, and needs to make a decesion ASAP! She has to be moved out of her apartment July 1st and it seems like our house is her first choice right now. She is a cash buyer so it should be fairly simple once we agree to the deal. Retail on the house would be about $115k, we have it listed for $105k, but had decided we'd go as low as $95k with the upgrades we planned on making. With price and closing cost we'll have about $71k into it and plan on putting $6k into it, total of $77k. So the profit would be anywhere from $18k and up. I sure hope Tues evening is a GREAT night!

The paperwork is at the lawyers and we are going to be there to sign it at 1 today! Talk about being flat fired up! Our potentail buyer(elderly lady with cash) called me again this morning to check on it and she is coming over today at 6pm with her son to look at the inside and talk. She called me yesterday to ask questions and mentioned how she loved the outside when she drove by and checked it out the other day. Today is going to be a GREAT DAY!!

The lady came in and looked around and was measuring all the rooms and then asked about selling as is. She told us she knew it was set for short sale at $76k and wanted to know what we paid and what our bottom dollar was. I told her we didn't need to discuss what we paid and the bottom dollar was not near $76, Michelle spoke up and said $95k thinking she would counter. She then went into how she had other houses to look at and she would let us know on Thur. blah blah blah and then she says she doesn't really like the house and thanks for showing it to her. She walks out and we bust tail for 4 hours ripping out carpet, appliances, cutting the grass and other things. It was still a GREAT day, we got into a $115k+ house for $71k and will have about $6K into it and hope to see $100k sale price. In laws are starting on the paint tomorrow in the rooms that the hardwoods and tile are going. They should be done with that Thur, floor guy is coming in Thur night and Fri night, into Sat to get the floors done. We'll finish painting the 3 bedrooms and other bathroom this weekend as well as get more yardwork done. I work everyday, even Sat, but have Sun, Mon, and Tues off and plan to have everything done and ready to sell by Tues evening. WOOHOOOOOOOOOOOOO! Ready got the rack, nite!

LOVING IT! Purchased yesterday, had the lady come by that was interested but then she told us she didn't want it. So we got to work, ripped out carpets, nail strips, glue, appliances, son did lawn work. This morning called the in laws and they are not able to help us now. PANIC, NOT! Started making calls, by 10 I had a trim guy, met him at the house and he trimmed the hallway area that we wanted in about 2 and a half hours, called half dozen painters for estimates. My 6ishpm showed up at 6:15 and my 7pm showed up at 6:45pm as the other were leaving. Already closed the deal with the first company so I told the second after he checked it out and all and gave me his price that he was way off. He is with my wife in a BNI group so we are supposed to try and use people from there for work but he was to high. We used the home inspector from the group though so we didn't totally blow the BNI group off. Then I called my 10am and 1pm painter estimates up and cancelled them. I cleaned up around the house some more and took off all the window treatments and hardware to get it ready for the painters. Took off old backsplash and then put my gear up. Painters come tomorrow at 9am and will paint for 2 days. Fri night the floor guy comes in and he said he will work through the weekend. Ordering sweet stainless steel appliance package from a store here for $1700 tomorrow. We have it delivered Wed(free)and hauling off old stuff hauled away(free). We'll be pressure washing the house, back patio, front walk, driveway, and sidewalk tomorrow and Fri along with some other outside work. Could this house be ready within a week of buying?! HA HA Loving it! My buddy who lives in the neighborhood came by to check my place out and he helped taking stuff down tonight and giving advice on things. He did contrustion for years up in Canada. I have actually tried to get him to do a deal with me in the past. I think after this one he might be interested. Anyway, I need to clean up and get to sleep. LATER

Hey everyone! The house is coming along. We ahve been cranking every night and hope to just about everything done this weekend and on the market next week. New appliances show up today between 2-5, mama and I will be installing a new toilet, touching up some more paint, cleaning, and then doing more outside work. Who knew $75 to install the microwave would of been a smart thing to do. I have 2+ hours and 3 busted diamond tip drill bits and its not done yet. That tile is some rough stuff to get through, but all holes are drilled and just need one more longer screw from Lowes and hopefully everything will line right up. Getting things done! We slacked some this weekend and then had school and church stuff with the kids this week so far, so hopefully the next couple of nights and this weekend will be productive so we can get the house up for sale.
Went and looked at a mobile home yesterday at lunch, ha, needs a little work, ummmmmmmm, NO, it needs to be overhauled or even better yet, hauled off to the dump. They want $6k for a 94 Redman Crest, 14X70. The guy called me hours after I went by to ask what I thought. So I told him it needed more then a little work, new ac, new appliances, new carpet, some floor repair, new skirting, and the list goes on. He then asks if I am still interested and if I had a number to offer him. Told him any number I come up with would probably **** him off. But $1000 might perk my interest! Have a great night folks! Tomorrow got here 7 minutes ago and I need to hit the rack.

Got a great call from my realtor today, he said the price we are going for on the house is $114,900. We were thinking $95k when we started and have thought about $100k in the past 2 weeks, but he said he ran new comps and a couple houses sold in the past 2 weeks for about $5k more, so he took off the fact that we are close to power lines. He said the other comps show the houses sold in 27-39 days. We are flat fired up now! We know we can drop quite a bit to make it happen and stil come out positive. I asked him about putting a retail price intead of cutting it way back to make it happen sooner, thats when he brought up how fast the others sold. So we'll put it at that and see what happens. We will be at the house doing some little things this weekend but its ready and willing to go to the first buyer now!!

Steve and Karen, thanks for the encouragement. I tell people about this site all day long. People ask me what I am doing and how I do it and I always mention Dean and his site. Its like have your own cheering section, mentors, family helping you out. We hope to have everything completed this weekend, its just a bunch of little things, some which we don't even really need to do, but our feeling is, if we can touch this up or cut this back, or whatever to make that one thing better, it makes the house that much more to look at when the buyers show up. We are so jonesing and both can't wait until this one is gone and we are onto the next. Patience is the name of the game and God didn't bless me with alot of that. HA HA

Got a call from our craigslist ad, the bad thing is, we didn't update it with the new price the realtor gave us. They are coming out tomorrow afternoon to look at the house, right now they are in an apartment. We have the house at $105k on CL and our realtor put it on the MLS at $114,900, so we are hoping for somewhere around $107k-$110k with realtors. So what we are thinking is, if a realtor brought a buyer to us, we'd have his 3% and what we pay my realtor, so we'd be around $100k-105k anyway, so if this couple likes it and will pay $103k or $104k without realtors then we will have a deal. I am up in the clouds right now hoping this is the buyer we have been hoping for!

Check your listing agreement with your realtor. Do you have the right to bring in your own buyer and not pay the realtor while they have the listing (right of resention)?? You may have to cancel your listing agreement 1st, then bring in your own buyer. Do have the contracts and title company lined up so you can work with your buyer directly?
