You want a quick $5000? Offer ending soon 6/26/11

Trying to help DGers. Offer ends 6/26/11

For those of you that can't find or haven't done any deals, this one is already set up for you- all you have to do is supply a buyer and collect $5000

I have my own buyers/investors here,but I want to try and help you DGers and show you how easy this can be...

It doesn't get much easier than this:

30% Off Appraisal

$36,000 Instant Equity

3/1 Ranch 2acre Remodeled - in VA

New HVAC,roof,siding,windows,carpet/laminate and bath. Appliances included.

$145k tax assesment(2010)

$118k apprasial(5/11)

$82,600 Sale Price = 30% below Appraisal
(30yrMortg@4.55%=$409month)

-$1000 cleanup/touchup

$81,600 contract sale price

$5000 fee(YOURS or buy yourself)

Rent rates $750-800 month/cash flow $250-300 month

Take ACTION now. YOU supply buyer for $81,600 and YOU collect $5000. Must be able to close quickly.

Who's going to make $5000 on this one??

Or should I just sell it to one of my local investor/buyers here?

I'm just trying to help the DGers make a deal.

Yes - I thought I would toss this bone out there to help the ones that say they can't or haven't done deals to make an easy $5000. They have to take action.
This deal is already set up- all anyone has to do is supply a buyer for $81,600. Look at the numbers here-this is the kind of deals investors/buyers want and its handed to you on a silver platter!!

Do you know what the property tax rate and insurance would run on these for a landlord? Are there any HOA or any other monthly expenses to account for. I may have a buyer. Sticking out tongue

I dont care who does what- as long as they can close quickly- I'm NOT going to let someone 'tie the property up' as I have serious investor/buyers here of my own.

I am just trying to HELP the DG Family that has NOT done any deals.

Bring a buyer for $81,600(refer to original post for presentation) and YOU collect $5000 +... IF you can think outside the box, get a birddog fee from the buyer!!

How Much Does that add up to??????

How much is enough to make people TAKE ACTION????

Is anyone on this site a 'GO GETTER' other than Jay(jbtoggs)?????? Thats why HE is making the deals and the money.

this deal will be avaliable until I post that this great opportunity has ended.
Once someone here on or before the deadline had provided a buyer at said price, the deal is ON.
Jump on in and take a chance to make some serious money...easily.

Does this mean if I've done deals I should back off? Laughing out loud Jay's not the only tiger around here (although he is doing circles around me right now). Sticking out tongue This is an awesome opportunity you're putting out there for everyone. Everyone has a fair chance to get this! Smiling

I do have a buyer interested, but I'm still working out some details with him and geting a proof that he has funds. Can you recommend a local property manager for him should he be the winning buyer? I'm also interested in it for ME, but I don't think I could pull off the financing quick enough unless you also have a small bank that does portfolio loans for LLCs (or non recourse loans for my self directed IRA) to buy it from out of state you could provide off hand. Laughing out loud (Yes, I am serious, so if you DO have one...) (Actually, I'm going to try calling Modern Woodman tomorrow after reading about them.)
