I just came across this thread tonight, and I didn't read all 182 post I read a few. I've seen the same question several times here and other threads. About the buyers list. I got the SFL back in AUG, and I found that if you download the list to csv file, then save it on your computer, Then open it up you get a lot more info, name ,property purchased,buyers mailing address,and the price they paid. Now that you have it you can forward out to your mass mail marketer. You may have all found this out already but I thought I would share it just in case. Good Luck to all.

I just remembered something I was going to add on last post.

You should all check every message that your auto responders send out. I had all of my send me info for the whole month, and several times they came with web links to National Realtors Network to have a Realtor contact me. So check to see what your prospects are receiving.

Just though I would make everyone aware.

Chris is absolutly right when he says take it one step at a time. Keep watching the videos in the classroom, also always start with your buyers.

You must learn how to master your buyers list before you move on to sellers. Star by sending the buyers in your set for life system a small mailing introducing yourself etc...

Once you get that done you should move to building your seller website and driving traffic to it by posting ads on internet classified sites like craigslist etc...

Once you have both buyer and seller on auto pilot you can focus on finding deals in your neighborhood by posting bandit signs etc...

It is easy to get overwhelmed when you try to tackle SFL to hard to fast :-)Break it down by sections and you will have better success.

Keep up with the videos in the classroom. Dean is always teaching us how and what to do and never leaves us hanging.

No cash buyers

Hi Carol,
First I want to thank you for all the inspiration you've given me and everyone else who has followed your journey of success.
Now I have a few questions. I've tried calling the SFL support and left a message and I've emailed them as well, but either I missed the call back or just haven't waited long enough for a reply.
1. I have picked two of the most heavily populated counties in my state (Hinds and Rankin in Mississippi) of which the capitol of MS is located. I have not gotten one Cash Buyer through the Lead Pipes yet. I know there has to be a least a few here. Any ideas why?
2. I have gotten 6 pages of Private Lenders. Are these people who bought a home through conventional financing and if so, how, why and what should I be marketing to them?
3. I've gotten some Renters to show up and wanted to know if these are people who are renting from other landlords and should I be marketing my Lease Option program to them?
4. With the Bankruptcy and Tax Lien leads, what should I be using to market to these people? Should I be looking to buy the Tax Lien?

Any help would be greatly appreciated.

Traffic Geyser / SFL

Carol,

I was able to link the two systems. You can customize the squeeze pages and auto-responder in SFL. That was any lead will populate the SLF system and keep all the leads on one place. Check out the squeeze page I made using the tips from Traffic Geyser.

Just found this SFL help !

I just found that you are willing to give help with the SFL system and I am so excited about that !!! There are a lot of things I LoVe about the system, but I have also had some frustrating times. Last week I needed to send out a very "time sensitive" email (it needed to go out NOW) to a large number of buyers and the system would not send it, but kept giving me a message about "the body of the email being blank, and that I copied and pasted from another program". I had actually done just that (copied and pasted from a draft in my regular email account) the first try, so I manually typed the message in (it was lentghy) and tried it multiple more times and STILL got the same message. To top it off, NOBODY was answering the help line all day Thurs. or Fri. so I was pretty frustrated ! Glad to know this is another place that I may be able to get help when needed--THANKS so much !
Well, today it seems to be working !? Go figure !? Another thing I am frustrated with is that you are not able to record how much a month a tenant/buyer is able to pay except by the "thousands" of dollars--I need to be able to contact all the buyers who can pay $800, or $600, or $1200 --any suggestions on that ????

When you do an assignment deal directly with the Seller and the Buyer, and not working through a Real Estate Agent, who handles the details of title search, transfer of title, inspection, closing, and any other pertinent issues involved?

Thank you so much for your help. Your comments about not needing a license to lock in a property and secure all rights of the contract really helped in clearing up how that worked for me.

I also thank you for helping me (with your post to someone else) find the names and addresses for my SFL buyers. I have 37 pages and now have to figure out the best way to separate them by counties and or cities, and capture them in an orgainzied method for ease of access and use. For now, I will just copy and paste them, slowly, but surely, a few at a time so I can start mailing.

RE: Saving CSV File to Computer

Hi Jim,

Thanks for sharing the information. May I ask what program you are downloading to in your computer? I'm trying to download to OpenOffice and not having any luck, but I'm not very familiar with the program and not sure what to do. Do you happen to know how I can get the information to open in a spread sheet format? I found and saved a spread sheet template, when I try to save the CSV file to it, I can't find the template. I'm sure there is a way to do that. I only recently downloaded OpenOffice, so I may not have it set correctly. Any help is greatly appreciated.

Assignments w/ agent

Hi Carol,

I have a question about assignments with an agent. I currently have 2 agents putting Low offers for me. However how can I assign them to another buyer? I have presented POF's for the offers as if I was the one purchasing already. How can I turn an accepted offer into an assigned offer at this point?
I put offers in for Traditional sales only.

Sorry, Folks, it appears Carol hasn't been in here since her last post: Posted on: Thu, 12/23/2010 - 04:50. With her schedule, I'm sure she's very busy.

Since I haven't gotten replies to my recent messages, I checked further and saw the "posted dates" of the latest messages in here. It appears we're on our own and may need to look elsewhere for answers.

I believe there are other "threads" in the main web site that are more active.

I've just gotten my first agent and trying to access my over 6,000 buyer leads in SFL. The video stops short of actually walking me through all of the steps in Lead Pipes in my SFL. Oh.. well... my mother taught me that where there's a will, there's a way... so back to copy and paste... one lead at a time. Smiling

Yeah... I know.. I joined over a year ago and still needing to figure it out. Well, Life does a great job of side-tracking me as my husbnad's health issues keep the medical community in business and my brain scrambled. But as Dean says it doesn't matter if it's our 50th time to start as long as we do.

I've seen several inquiries about SFL. Anyone interested, please PM me with your name and contact email address. I will submit it through my SFL site and someone will contact you. I know because I have made contact several times recently. However, do allow a day or two for them to get back to you.

Widget & Forms Generator HELP

Does anyone know the difference between the widget coding and the Forms Generator coding? Both are under the Marketing tab. They both look like they have a very similar function.

Which one of these can be used on a website outside SFL to capture opt-in information that will populate SFL?

I'm afraid the Help line is no help. They know nothing about Realeflow SFL. I spoke to two people two days ago who couldn't help me. They promised to have someone call me back. I'm still waiting.
