I know that many of you are just digging in and may have a few questions.

I want to help you make the most out of your Set For Life System so I am opening up this thread to answer any questions that you may have regarding contacting the buyers, using the marketing materials effectively or how to get the most out of the Smart Automation.

2. Buyers List/Leadpipes: When setting up Leadpipes, I chose ONE “WRONG” county and am in the same boat as a lot of others…waiting on the change of companies that supply the lists. The other county I wanted is the most densely populated in the state. Guess I’ll work with what I have for now.
3. Buyers List/Export-Import: I’ve exported to CSV file. Is the best way to “clean” it up in Excel? After deleting all duplicates, where do I “Import” it to exactly in SFL?
4. Marketing: I plan on sending post cards to buyers on list and will research sites you recommended. What types of ads do you suggest for craigslist; seller site, ghost ads??

Other progress:

I have my LLC set up (from my previous venture into RE).

Joined the local REI Club and attended my 1st mtg last Tuesday and guess what? It leads to networking and making fruitful contacts. I made several that are good leads, but one specifically. A Broker that has been in business since 1978 and his office is 5-6 miles from my house! He is an acquaintance that frequented some of the local restaurants I managed. I met with his Realtor yesterday and it was very promising. She already works (almost exclusively) with two other investors that are Club members, and seems to be on board with me. I have to do my homework though. She doesn’t seem to believe that assignments or no money concepts will work. Besides some really good looking property leads; I got some promising leads on several small local banks with contact details! Her husband has also just recently been hired as a HUD inspector. Oh yeh…they also operate a well established property mgmt company. Needless to say; I’m “pumped” and feel as though I need to make this one work!

Sorry for rambling on so much. I promise (hopefully) future posts won’t be so long…just more often. Gotta start somewhere.

Good for you and your current successes, especially your networking! That's fantastic! Remember to congratulate yourself, ESPECIALLY for the small things. The small things lead to the big ones, so the are worth celebrating.

In response to Q #3 that you posted, Excel is as good a place as any to clean up the data. Also, go to your start tab in the SFL system and click on import data, then follow the steps there to bring your CSV file into the system. The instructions within will ask where you want to save them. Carol suggested bringing them into the rehabbers, but there are other options and you can choose what you think may be best. Good luck!

Thanks for your response and the "atta boy". It's comforting to have folks like you and others on this site for the support that we ALL need! Personally, in my small circle of life; there aren't many places for me to go for such.

Man...you are ALL over this site!!! I've noticed from some of your other posts that you have a job. It's obvious you aren't getting much sleep because you are on almost every forum or topic I view. It's a given that you are gonna be a success with your time and efforts and I'd just like to commend you for it.

Wow! My Excel skills have really diminished after not using it for several years. They were never more than intermediate, at best. It just seems I am "all thumbs" and it is taking me forever to get anything finished.

What I really wanted to confirm was...If I want to use Rehabbers (logical choice for me) to import cleaned up data; that I delete all "buyers" originally saved from "Leadpipes" first? This seems obvious and I guess I was just "over-thinking" and too afraid of making a mistake.

Good questions. You will always have your list in lead pipes, so you can clear out your entire list in rehabber and import the cleaned up version, absolutely.

I'm happy to see you stepping forward and joining in with the DG Family. There are many knowledgeable people on here that can answer a lot of your questions. I found a lot of answers to my own after I started taking action. It's funny how some things just fall into place. Eye-wink I just want to keep you encouraged that YOU CAN DO THIS and you will! Keep asking questions, and build your internal knowledge base as you move forward (which I can see you're already doing)!

Yes I have a "J.O.B." but REI is what I think about most often, too. Everyday. I have been a little slack the last week, but I'm picking right back up again. I may have been overloading a bit, as you noticed!

I want to get it right the first time, too. But I know that may be a tall order. There are many blunders we can make without even knowing they're there. But that is another great way to learn and like you, I hesitate when I should just take a little bigger leap rather than another cautionary, delaying step. As Nelson said, some of what he has learned he picked up just by doing, as you and I will, too. It does not matter if it takes you longer or not, just KEEP at it! We'll be here for each other!

The answer to your questions are Yes, Yes and that's a new one...LOL Smiling

1.) Yes I have received finders fees and been told that I need a RE license to sell real estate. Which is fine except that Real Estate Agents have a license to sell real estate because according to the law you need a license to sell real estate. Wholesalers do not need a license because they are not selling real estate they are selling their rights to a certain real estate property. Because contract rights are considered property, they can be transferred to others just like a piece of property such as a home or car.

A Wholesaler finds a property, negotiates the price and then locks it up with an “Agreement to Purchase”that property. Since many Wholesalers are also Real Estate Investors they will either choose to go through with the purchase and either hold or flip the property or they will sell their rights to the property to another Investor for a profit.

Once you have a property locked up, all rights of the contract is considered “property” and therefore under your control. Therefore you reserve the right to do what you want with it. The Wholesaler who has a property listed for sale is not selling the property but their rights to the property that they have already locked up. Once you have the right to buy you have the right to sell.

You DO NOT need a license to assign or receive a finder's fee.

Set for life?

I would like to know... What does "Set For Life" mean to you? We have been posting about the SFL system but I must ask what does "SET FOR LIFE" really mean?

These words mean different things to different people. For me it means being able to supply for my family and give my children the BEST education possible. But I am curious what does it mean to you. I mean think about those words for a minute.... They are POWERFUL!!! We say it frequently and toss it around here on DG but I encourage you to take a few minutes and consider what they mean to you...

To me Set For Life means that I no longer have to work to make an income, I have the time & money to do whatever I want!!!!

Set For Life means...

Well, I don't know that it can be put much better that what Chris Brindamour said. I guess to be specific to my own goals,

1) I will not have bills that I cannot afford and neither will my family; I will live well (not gaudily, but however I eventually define "living well") but will never again live beyond my means;
2) I've got at least $1 Million in the bank that I can use for anything I want while more money comes in on its own (with some fantastic automation, of course!);
3) I can be anything I want, which would include at a minimum being a world traveler with my wife, an avid dual-sport motorcycle rider with my buddy Mike, and an instructor of some kind (geology, algebra, scuba, real estate - hmmmm...., other?);
4) and I can give to any charity, organization, or cause that I desire and not worry about how much it will impact my lifestyle because giving will be a part of my lifestyle.

Wow...I like how this sounds...

WOW!!!

Isn't it awesome how we all have a dream of being SET FOR LIFE!!! It is inside each one of us we just have to dig for it. It's a dream we have dreamed since we were children. I know growing up in poverty in the city my idea of being SET FOR LIFE as a child was living in a BIG house with a yard. As I got older and once I obtained the BIG house and the yard my dream of SET FOR LIFE changed to a Big House, A Yard and a bank account oh and a nice car. Now my dream of being SET FOR LIFE is having it ALL!!!!

The best thing is that there is nothing stopping us from achieving it!!! Well except ourselves of course Smiling

My suggestion if you truly want to be SET FOR LIFE is GET OUT OF YOUR WAY!!!! Fears, procrastination, uncertainty are all things that we put in our own way. As I have said before and I will say it again.... If you want it bad enough DO IT AFRAID Smiling

we had 6 leads

on our email that is linked to our SFL squeeze pages and they never showed on our SFL home page i didn't know they were there till i looked at my email address that i set up just for this purpose.they should show on the home page new leads but didn't??? So i went into my buyers tab and 2 were under lease option 4 under rehab so you need to look they even if you have nothing under new leads.some were there for 6 days,called the support center and they didn't know why.has anybody else had this happen.

I've had that exact same problem, the only way I've been able to see if I have a new subscriber is to click each individual tab, and sort by date. But on the page that shows everyone that opt'd in it wasn't organizing the new entries by date, and it would only show me like 5-7 lines (entries) and anyone over that would have to go to page 2, rather than getting a full list like the cash buyers list would.

There was something else I noticed and was about to add, but I forgot XD ahh well, it might come back...

what programs are best

What have people been doing, Success Academy, Set for life, Edge videos??? which program is better? i feel like it may have the same information but whats best if im looking for more guidance to actually take my first step into the real estate investing world. ive read alot of the books and forums and learned but need support to assure im making the right decisions. any help or feedback?

I did get the SFL and watched the DVD's and it is great information, really helped me a lot. But have tried to see the webinar trainings, and got advice on how to make it larger to read, even had help on my computer by a friend, just can't get it to were it was worth trying to understand or read it. Just too small. I gave up and have not tried to watch any of the training. I know there was really good stuff to learn.
This is the first time I have ever looked at your thread and saw how to book mark this, never knew that either.
I am doing this alone, so I give up a lot on things I don't understand.
But as I started reading your posts and all the replies, I am going to try again to access all the webinars I missed.
Was very encouraging to read all of these.
And even after I read your post how to bookmark this, I still couldn't see what that did, then all of a sudden, I saw near my acct and inbox, the bookmark and clicked on it....what do you know, it brought this all back!!
You just gave me the courage to try all this again. I do okay with bird dogging, but these posts really help several of us.
Thanks again I intend to try the SFL again.
