Awesome Carol! I have I question

Thanks for the info on the Buyers addresses. I thought I was going to have to go to the assessors page for each 1. My question is about the done for you marketing. Are we able to edit any of the documents or do we have to create them over our self. I've tried everything I know, which isn't much. I need some of the flyers of or there. Any help is appreciated and thanks a million for taking the initiative to start this forum.

Buyers List

Hello Everyone - I have called the SFL customer support regarding the buyers list. I put in two counties that are in my area and did not get any results. I have talked with customer service a couple of times and was told that the buyers list is not up to date in some counties and that they are working on getting switched over to a new company. I would like to have the option of choosing two additional counties and told that I could do that through customer service, when I told them the two counties, those were not available either. Has anyone had the same happen when trying to access the buyers list? Any ideas on how to get some updated info?

I thought I had said so previously but was (embarrassed and) wrong, so thank you for your response (post #36). It took a while to sink in, but yes, overanalysis is paralysis. Trying not to get stuck in it!

Another three questions:

1) So you use TotalView to get the initial data and don't even worry about going to other sites; just take TotalView's data and run to the seller with your offer; is that right?

2) I have seen a number of posts across a couple forums that people run into issues when trying to get a property under contract (to ultimately assign it) if they have to go through the seller's agent. I remember in Profit From Real Estate, Matt Larson indicated that doing assignments is easiest with FSBOs. With all of your experience with assignments, what is your take on this point?

3) In the Investor Disclosure Statement and Seller' Acknowledgment Form, I am unclear what is required to go in the third blank space:

"This sale shall be contingent upon the Investor finding a Buyer that shall qualify for financing according to accepted criteria of ___________ and its funding sources."

Is this meant for the name of my mortgage broker's agency/company/bank?

Hi Carol and Everybody!

I have two questions...the first I asked earlier but I think it might have been missed:

1.) What are the pros and cons of saving my Cash Buyers to an area within the SFL system (like "Rehabber" like you'd mentioned before) and of exporting it to an Excel file? I'm thinking I want to export it to be able to manipulate the data, but maybe it's better to have it within the system for some reason? Do you know if I can I do both: save to the "Rehabber" area in SFL as well as export to Excel?

2.) If after "opting-in" on my squeeze page someone e-mails me to ask that I stop sending my auto-responders to them, how do I stop them from going out to that particular person?

Hi Pauline, (CT_Girl)

1) You can export from lead pipes, and they will remain in lead pipes. You can manipualte in excel and then import into your buyers list. It's to your advantage to have them in SFL because when you do your matching of buyers to properties, they can be included in the process and the point would be to make it easier to attract a particular buyer to the properties that match the criteria you have in their file. Of course, they can be saved in Excel as well as be in your SFL automation. You will alsobe able to e-mail them directly through the SFL system!

2) Not positive on this, but a possibility is going to the buyer under the buyer tab, check the box, and along the top is a bar that says "New, Delete, and Status; there is a little symbol like a clock. When I move my cursor over it, a script pops up that says "Add buyer to autoresponder." The only problem is, even after I manually added someone to it, the option did not change to remove them...AHA!! There is a link in every autoresponse message the receive (or at least the first three as far as I know where they can click and they are automatically removed.

I believe your first question was addressed very well, so I'll just touch on the 2nd a bit.

From SFL you'll want to go to the Marketing tab, and click on Email. At the top you'll see your list of squeeze page websites (or perhaps just 1). Click on the website that has been sending out the auto-responses, and it will populate the list of email recipients. On the right is an X that will opt them out of your system (Note: Because this window is designed to track all email responses sent, even if you click to opt out, the entry doesn't disappear).

Hello Carol. First I want to say thank you for all you do for all of us, and secondly I just finished watching the edge10 for the second time and and you were great, thank you for sharing..My question is about the SFL buyers list I was told that it is the address of the propery they bought not the buyers address, could you please clear this up . Thank you so much and you do deserve the success you have achieved. You have a great heart just like Dean and when I get there which I will, I will do the same!!!

I believe the documents are in PDF format. You will have to get a PDF converter program to convert the PDF document to a word document so you can edit it. One of the FREE PDF converter programs that I use is http://www.pdftoword.com/

Squeeze Page Website Turn Around Time

Just created my first squeeze page website by using the templates and wanted to see what it looked like. So I went up to the address bar and typed in the address and nothing came up? Did I miss something? I didnt find this topic already being discussed anywhere else, sorry if its a duplicate post. Does it take a few hours to register?

Hey msully

What you need to do is update your DNS info, then from there it can take up to 24 hours to display properly. You will input 2 Name Servers - NS1.ALWAYSDNSLLC.COM and S2.ALWAYSDNSLLC.COM To find it for yourself in SFL, go into your Marketing tab, under Leadflow Websites, then under the three tabs at the top there are 2 buttons: Set Up New Website and Display DNS Information, you want to click on the latter. And I believe the info is universal, and not dependant on your template.

Next step is to take that info and input it in at your domain hosting site. If it's Go Daddy, which I know a lot of people will use, you first want to log into that. On the left side is a grayish task pane with different links to other parts of the website. Under Products is a section called Domains, under it click on Domain Manager, click on your website name, then click on [Set] Nameservers, and put in the two names, (each hosting site requires at least 2) and hit OK. Do the same thing for each website you have.

If your hosting service is someone other than Go Daddy, you can call up their support and they'll be happy to walk you through it.

I just had a quick question about moving the buyers list in SFL from the lead pipes area to where you suggested (rehabers). I have a list of 5,700 buyers and it would be impossible for me to market to all of them at this point. My question is what kind of filters (if any) do you run to narrow down the list before dumping them into your buyers section? My second question is what do you feel works better when marketing to these buyers letters or postcards?

hi carol, I did read that post after i wrote the post to you, I did put the list into my rehab cat, and now i have there address thank you so much.
anther question in that cat there is a email heading i put my email in there and hit send but it didn't go nowhere what is that email for???
i saw your answer on how to find email addresses using there names its only 27$ a year thanks for that also i thought if i added that to there info on the rehab page and hit the email send tab it would send it to them do you know where that goes, i hope these makes sense to you

sfl buyers list

ok i did what you said about pulling my buyers list from the lead pipes and hit save then i but them into the rehab cat. i clicked on the name and it took me to a page that had the buyers name .there were three on my buyers list that had the same name, i checked each one of them to compare the address from the first list lead pipes to the rehab list the name was the same on both rehab and buyers list.but on the rehab list it had 3 different address for the same person when i clicked on there name from the rehab list. so i went to total view to see witch one was bought recently and none of them were i am so confused on how to get the buyers address from the buyers list ???? i did the same thing on two others buyers that were listed as buying more than once and got the same results.same name on both lists,name came up two times but different addresses on each of the buyers rehab list, to sum it up i have three addresses on the lead pipes that are the property's they bought when i moved them to the rehab there are three there when i click on the name there each one has a differet address so how can this be there home address????
please help i have been struggling with this for 2 weeks and cant get a straight answer from the SFL people

Lead Pipes -One County?

Carol,

Can you confirm for me that you cannot choose just one county from lead pipes? It doesn't look like we can. When you request one, it makes you put in another one.

Problem for me since the two counties that border me North and South (West Palm and Miami Dade) could very well be requested by investors as well. I wanted to just download one and see what kind of requests come back so I would know which one of the others to choose.

My personal preference is West Palm though since I hate driving in Miami.

sfl buyers list

Sorry to keep bringing up this subject,but im still having trouble understanding how to contact the buyers on my SFL system. Has anyone physically talked to any of the buyers from your SFL buyers and if so could you please tell me how to do it step by step im finding some awesome deals but lacking buyers.Probably my own fault but when i bought the system and saw i had 100 buyers on it i figured that was all set until now that im trying to contact them. Please help
Also has anybody sold a property to a member on the SFL system they found on there own and if so please explain.
I am giving this everything i have and im almost there just need this last part to make it all work.
Like Matt Larson said it takes 95% of the fuel for the space shuttle to get out of the atmosphere im at 90% almost there then it will be down hill and ill keep gaining momentum !!!

Regarding Contacting the SFL Buyers on the List

Hi Bob & Sandy,

The only way I know of to contact them is by direct mail, as the information we are provided is only the address (the purchased property address shows both in lead pipes and in the specified section that you add them to e.g. rehabber, lease option, etc.). However, once you take your list and turn it into a .csv file (done from the lead pipes section). When you view it, it shows more information, providing both the purchased property address as well as the address of the buyer. From what I remember from PMI, it says that postcards have the highest retention rate, but hand-written letters are also effective.

Thank you Kevin and Nelson! I now see the e-mail area under Marketing. Very cool! I hadn't looked there after testing the squeeze page. I also have also now seen the autoresponders coming to me (I'm pretending I'm a potential seller who opted in) and see that like you said there is a link in each one allowing the recipient to opt out.

A curious thing, though.... earlier in this thread someone (I think you, Nelson) discussed how your personal e-mail address was appearing in the autoresponder or something? Well, I'm seeing my personal postal address show up! I don't know how to get it off... editing the autoresponders and the squeeze page info. isn't the trick.

Has anyone else seen this on their autoresponders?


What is set for Life

Hi Carol,
I have been looking for the product Set for Life. I have heard others talking about it, but what is it, how do you get it and how much is it. How does it work. I am still reading the Your Town.... profit frim RE Right now will be after that, so maybe it is in the book but so far I haven't been able to figure what it is.

Steps taken so far

Carol,

Per your post of several weeks ago, I’d like to give an update of my progress to date with SFL. Just to let you know, I did make a post to this forum shortly after yours, but somehow it got deleted (HONEST)! Although not as far along as I’d like (or as most others); I feel I am at least headed in the right direction. My learning curve is larger than I’d like from a technical standpoint i.e. websites, internet marketing, etc. I also, have a “job” I despise, but must keep in order to stay afloat. Hopefully, the day I leave it is just above the horizon. My plan is to do as you suggest; get automated first. Your methods and success are ones that I aim to imitate. I also, know that becoming/staying active on this site is a priority in order for me to overcome my fears, and to receive the mentoring, advice, and motivation that I know is needed.

Anyway;

1. Websites: I’ve created both squeeze pages and my core site. This is what I got stuck on most, but am almost there. I think all I have left to do is review all of the autoresponders. From reading other posts in the SFL forums; it seems that editing/changing some of them are inevitable. I’m open to suggestions?!
2. Buyers List/Leadpipes: When setting up Leadpipes, I chose ONE “WRONG” county and am in the same boat as a lot of others…waiting on the change of companies that supply the lists. The other county I wanted is the most densely populated in the state. Guess I’ll work with what I have for now.
3. Buyers List/Export-Import: I’ve exported to CSV file. Is the best way to “clean” it up in Excel? After deleting all duplicates, where do I “Import” it to exactly in SFL?
4. Marketing: I plan on sending post cards to buyers on list and will research sites you recommended. What types of ads do you suggest for craigslist; seller site, ghost ads??

Other progress:

I have my LLC set up (from my previous venture into RE).

Joined the local REI Club and attended my 1st mtg last Tuesday and guess what? It leads to networking and making fruitful contacts. I made several that are good leads, but one specifically. A Broker that has been in business since 1978 and his office is 5-6 miles from my house! He is an acquaintance that frequented some of the local restaurants I managed. I met with his Realtor yesterday and it was very promising. She already works (almost exclusively) with two other investors that are Club members, and seems to be on board with me. I have to do my homework though. She doesn’t seem to believe that assignments or no money concepts will work. Besides some really good looking property leads; I got some promising leads on several small local banks with contact details! Her husband has also just recently been hired as a HUD inspector. Oh yeh…they also operate a well established property mgmt company. Needless to say; I’m “pumped” and feel as though I need to make this one work!

Sorry for rambling on so much. I promise (hopefully) future posts won’t be so long…just more often. Gotta start somewhere.

Yeah the personal email thing appearing through the auto-responder was me, but I think you are having a different problem. See, what I did was opt in with 3 different personal emails, we will call them, #1, #2, and #3. When I went to check my email for #1, all came back fine. When I opt'd in with #2, I went to check it, and #1's email address was listed in the body, meaning that the 2nd person opting in would get the first person's email address in their email. When I checked for #3 it worked the same as #1, just the regular message without any personal emails tied to it (and that's how it 'should' work, so I think that random issue was just a glitch perhaps).

Now I believe you are mentioning that your personal home address is appearing at the bottom of the email. To correct this, you will want to go into SFL and change your personal information to reflect it. You're going to want to click on Admin, then the Account tab, and change it there, and make sure to hit 'save' after. I too had the same issue and wanted to use my P.O Box rather than home address. SO once I updated it, that's when I re'opted in and saw the P.O. Box as the address on the base of the email.

Bird Dogging

Hi Carol,

I did not have funds for the SFL training.

Since you are one of the most experienced in assigning or

bird-dogging, I was wondering if you could answer just a few

questions.

1) Have you ever received fees for just finding the properties
without assigning them? If so, have you ever been told you need
some kind of license to do that or assign?

2) Do you know the best place to go in the state we live in
to find out about licensing to be a finder or assigning the properties?

3) A real estate agent told me in WV, I may need to be an employee of
the investor. (?) I wondered if you've ever heard that.

The answers to these questions may help unlock the fear within myself and Sooo
Many others to get started in bird-dogging and help move us to the next step!
