I am a new, aggressive, positive, real estate investor. I am learning all I can about this business. I have a 16 year old son named Brandon. Brandon is as aggressive as I am when it comes to real estate and learning. Brandon realizes at his young age that real estate is the way to achieve his financial goals. As I look back at what I posted above I realize how far I have came in the REI business. I have a lot of cash buying investors and retail buyers lined up. I have assigned 21 deals already. Each deal has been cash and a quit claim.
There are so many deals out there just waiting. You never know just how many till you get out there in the trenches and plow through it all. Dean has gave us enough information to make real estate seem sensible. I am reaching many goals and look forward to many more years of successful investing.

How you doing? I have a question there are alot of good deals in short sales,but most of the banks even for cash transactions require proof of funds with the offer.So my question is how can I make an offer without the cash and later assign to another investor? Also what and how do I go about getting a proof of fund note or is it a letter.Your help would be really appreciated.Thankyou Cecelia

Short Sale

I have someone that has their home is on the market as a short sale. It is listed at 150k and she states that she owes 220k. On total view the value is 116k. Owner indicated that she doesnt care any longer for that property and just wants to get rid of it and doesnt want any money from it. She has section 8 tenants in the house right now that want to remain in the property and pay $1400 per month. How can I make this purchase?? What's a good offer starting point to the bank?? I would like to resell the prop to an investor that would rent or sell to end buyer. Any suggestions would be greatly appreciated. PM if you prefer. Thanks in advance!

Do you purchase Texas property or tax cert?

I read the blog on the Texas properties. I am in Florida. I notice you must make a lot of money just in your field so it puzzles me why you want the money from REO.
I used to own quite a few properties but had hard times with renters. So I sold the properties and bought into a 1031 tax exchange with 44 other investors. Long story short..we got taken of every dime between the new CEO of the company that handled all the properties they had..Southfork out of Calif., and a crooked bank in So. Florida, Northwest Savings. My Senators could seem to do nothing for me , and the state of Florida has been playing with this over 2 years now. I am in deep debt, living on a fixed income and my perfect credit is now shot.
I have a small amount of stock that could be sold IF I can make money on something, but I need it to be a property that can be rented well or sold quickly as I need cash.
I have bought Tax certificates in Florida, but as my little blog I wrote ages ago says...they now pay 1/2 of 1% as opposed to 18% that I could make thanks to a person in Miami who questioned things the way they were done.
I would like to find someone in Texas who is a real bird dog, who knows the Houston surrounding area well and can find something to bid on and if I can make money then pay them a fee.
Do you know any other way?

I know how to find deals here, but there are none in tax sales right now.

Newbie in need of funding

Do you happen to live in Florida? I am trying to contact people in Florida , that we may go into this together. I have lost so much money in a bad investment where I did not have control, that I am below...starting over.
I am hoping to get advice how to find what I need. No one is here to help me even though I know lots of people, they don;t want to invest. I know real estate is the ONLY way to get out of the hole I am in, thanks to an investment that I did not have control, but I must find a way to crawl out of the hole first. I know Dean says to do this and that, so so far I have not had results. I know the Lord is protecting me and will lead me there, but it gets frustrating by myself. I wish I was only 53, but I am am 66,m was in a serious accident,etc. so its harder.
I wish I could help you right now. I am looking to team with someone younger, that through my knowledge and their eagerness, we could get going.

Found you on Zions' Post 2nd opm property. I worked in the deep south, started in the Tri County area, Johnson City. Agent out of Georgia. Worked in Georgia, Alabama, and Florida. Also did a short stint with Klaus Voorman. Concert for Bangladesh. But mostly with Fripp and Eno formerly King Crimson. I'm old school. Did a small repair for Garth Brooks on his home at Kaanapali, Maui.

I'm a new involved member of the site. I can't say new because I've had the site and the DG book since 09. I want to have this site as very close to me now and stay involved. I wanted to say Hi and also ask you for tips in building a buyers list. I currently don't own a car and would like to see if you have any other ideas on how to do it until I'm able to drive around to auctions etc..
I want to learn and I want to help also but I have to succeed first if I want to help others. Any input you have I would really appreciate. Thanks Smiling
