Potential Deal In Kansas City
August 14th, 2013 | posted by tcmiamiEarly Last week I came across a FSBO on craigslist in Kansas City (Remember I'm all the way in miami) she was desperate to sell her property. As soon as I saw the ad I called her up immediately.
SFH MArket value $120,000
Her ASKING PRICE- $75,000
REPAIRS- Less than $5000 depends on finishes
**WATCH THIS** I asked her if I pay cash and close quickly what would be the least offer you can accept?
HER REPLY: She said $60,000. (In my mind I was like wow did she just say $60,000)
I offerred $55,000 using 25:1 Strategy and she was like she will think about it. I called her back and offer $58,000 + closing costs. I sent her the contract and she wanted me to wire $2,000 to her as down payment.

August 13th, 2013 | posted by tcmiamiOn June 7th I register for the Dean Insider Elite. I amazed by helpful information which I got such life coaching, daily wisdom, etc. Carol had a chat on FINDING PROPERTY LOCATORS and took down some vital information.
I took action and started posting COULD YOU AN EXTRA $500 EACH MONTH? on different facebook pages and I had people emailing me from everywhere. I found a good property locator who lives in Wingate, NC. I told him all I need is the address and phone number of the seller from www.fsbo.com and if I buy and close on it I will give him $500.
Before I even knew it, he started emailing me the next day of different addresses and phone numbers of FSBOs.

Do Not Be Afraid of Work
August 12th, 2013 | posted by RoyVoeksWith the right knowledge, the most important tool we have to use is our ability to work. If you know how to work and have the correct knowledge, you will succeed in this business. No doubt about it.
Also, keep in contact with others that are in the business. They will help you see things more clearly.
Work is not a dirty word. It pays to know how to work. Your pocketbook will grow with hard work.
