Back in Action

Hello all you DG folks in DG Land...

I am excited to be back in the mix of real estate entrepreneurs and like minded people. Here is a little history on me. I completed my first dry wholesale deal in 1985 at 25 years old and made 32K. I have flipped raw land, developed land, built modular houses and bought my first Lotus Esprit when I was 28. It was bright red!!!

I continued to buy and flip units and land until 1992 when my first daughter was born. I was sidelined for the next 20 year period while raising my three beautiful children with my wife who is a Nurse Practitioner and running my Architectural Practice here in Rockland/Orange County NY.

Brenda Boyd - No more excuses!

I've had every excuse:
- We have 10 kids and 2 1/2 grandchildren who need us...
- I am a mother first...how can I justify my time away from our youngest child especially?
- My health has taken a hit this past year...
- I am recovering from a broken right foot and messed-up left heel (likely because of the right foot)...
- My mother passed away last December...
- We have a large yard and an older home that needs some updating...
- We have a remodeling project INSIDE our home (from water damage last year) that is STILL being worked on...
- I am active and busy in my church...
- I have the house, laundry, etc to keep up on...
- I need to keep in touch with my large extended family...
- We have large events like Missions, Weddings and Graduations pretty regularly...

moving to the wholesale side.....

I have been doing the rehab and selling to the retail market. but, I think I am ready to go the wholesale route. Now taking the steps to find the motivated sellers. I have about 5 cash buyers in my pocket.

I took a training class research houses in default. I plan and calling and sending out mailers. In addition, I have a RE agent that will pull the expired listings every 2 weeks so I can market to them as well. It is my hope to have a property locked up within the next two weeks.

I am also using social media to get the word out that I buy houses.

I did try the bandit signs but they are illegal here and all but one was taken down within 48 hours. So I am thinking mailers and phone calls are the way to go...what do you think????

Need advise and help

It is has been some time since i have written here. We have been very busy with diffrent stratagies and working things out. Currently trying to work a deal on some tax leans.

Les débris par exemples sont moins grossiers et restent un petit moment affichés, La texture de l'eau est crédible.
