buyer's list: ( made weekly advertisment on Craigs list, placed postal signs and fliers). Tried to join the only real estste investment club in Roanoke, Virginia but my time scheadule does not allow me.
Depart my home
for work at 10:00 AM and return between 9:00 PM to 10:00 PM Mondays to Fridays. The real estate club investors meets in from 6:30 PM to 8:00 PM on Tuesdays. Have a home phone but cannot afford to. pay for a cell phone. Doing business at this early stage without a cell phone is uphill battle. It can be done. Will keep trying. Thinking it is a very, very slow star but came this far not to turning back. Thanks to Dean Graziosi.

June 14th, 2012 | posted by AnomicAll the comps I do, all of the tax information I dig up and prices and estimates and guess work from due diligence...How do I know what's missing?
I feel like what I'm doing now is practice for the "real deal" because I'm just winging it. ALl this time I'm putting into analyzing this deal I feel is great is nothing without raw numbers and a way of having it all sorted out neatly in some sort of spreadsheet to eventually pass on to an investor.
Hmm... Excel?
Note pad? eek. What I'm doing is done thousands of times a day. Must there be a template?
What to dooo what to do.
Zillow, redfin, googlemaps, tax assessment, $$ per square ft., comps, rents, this, that, parking, repairs, notes, tenants, phone #s.

June 14th, 2012 | posted by ateproBandit signs still bringing in buyers. Finding better property. Instead of giving out a lot of info. I piece out one property at a time and only if it is an reo. More conversation that way.

90% Loan to Value
June 14th, 2012 | posted by cathyjeanI used the techniques for screening banks and found a credit union that will do 80-90% of LTV. They are local in the area that I invest in and are happy to do it through my LLC. I can see the possibilities now!!!

MAKING PROGRESS
June 13th, 2012 | posted by Romaluv22I'm feeling more confident. I recieved an email from a CASH BUYER asking me to add him to my Buyers List. He stated that he had found one of my (Ghost) Ads from Craigslist. And he's got more investor/buyers looking for deals as well.
I've just finished COURSE Contracts and Offers in my Class Room from the Success Academy. I am on my way! To all who need assistance with COACHing contact the Success Academy, they are there for you. Very helpful, they are.
