SERIOUS CASH BUYERS

I am looking for cash buyers to work with in Maryland.

ShortSale gimme... New agent... 2 new team members... more buyers. ONE PHONE CALL!!!

First let me start by saying I have NEVER done a short sale in my life. However, in my marketing I have come across 2 of them in the last 2 weeks. Go figure. I am swamped with wholesale deals. I have 14 deals I am working on including 4 contracts, and 2 shortsales. Not to mention I have 18 deals in my inbox that I just haven't had time to get to (It's already 10:30pm here).

Yesterday I marketed for a shortsale expert. Today 2 called. One was an agent who does nothing but shortsales, he has a team including negotiating attorney's. Pretty cool, I can't wait to use him when we're marching fulltime on shortsales. The other was a wholesaler I have talked to already.

Day 28

Well it looks like my 30 days to cash is going to go out the window. I've received no contact from agents nor my CL ad. It's frustrating because I know I can do this if I get the right person to help.

What I did today:
Checked my PMs and emails
Posted to a couple of journals
Listened to tonight's mentoring call
contacted another agent's email

Posted my dailies.

Hopefully tomorrow will be better....I get to drive 100 miles to go to my REA meeting ( Whoopiee)

Week 3 of RBBP

Okay! Last week was a real downer for me and I was starting to think, "What the &*%^ and I doing?" Now that the pity party is over and I have successfully gotten over my first hump, I am feeling optimistic, but scared. I told myself over the weekend that I can do this and I am in the right spot. I did go to a Sheriff Sale last week which was a good experience. Very fast! They sold over 100 properties in 45 minutes. I am still confused about that, but I am going to the next one to learn more and start to investigate which properties I may be interested in. That is another whole can of worms!

I am still working on my buyers list and have a list of other investors, but do not really know if they are REAL buyers so my goal this week is to reach out to them and figure that out.

BAC TAX SERVICES CORP

Good morning DG Fam,

I have been coming across a lot of properties where the tax info is being mailed to BAC TAX SERVICES CORP. Who are they? How can I find contact them for information? Can I assume the seller fell behind on their taxes and this may be a possible lien purchase? If this is a possible lein purchase how would I approach the sitution?
