i would love THAT iPad for me...

I would wholesale and flip over and over to sharpen my learning curve, exposing myself to as many properties, deals, and transactions to experience and learn from them profitably.

((Alternatively, my choice ultimately would depend on some variables, such as the property cost, location, type, condition, and marketability. Depending on those factors, wholesaling may not be the most sound and feasible choice.))

Dean, due to present circumstances, wholesaling would be the way for me, although I am looking forward to the time I am able to master all of the choices and maybe even introduce new ideas for you and my fellow students. LOL

I personally have been interested in wholesale

I live in Houston,Tx. I found out the hard way that we have no zoning here. So when I did find a great buy, my end buyer didn't return my call. This was a lesson learned, because I didn't ask for POF. However, Im now interested in commercial properties at this time.

Wholesaling for now

Im really strapped for cash at the moment so wholesaling properties is really appealing to me in the short term. Although buying properties to fix up an sell to an end buyer is something i would love to get into also.

The Most Exciting

Im interested in all aspects of real estate but what I find most exciting is wholesaling.

Im taking the approach such as an investor in the stock market wanting a diversified portfolio.

I want quick cash now, can wait for cash a little later and even get some steady cash flow in before cashing all in down the road sometime.

If there's money to be made - why not make it?

Like the idea of buy n flip and hold out to turn it into a rental for constant income flow. But the idea of selling wholesale is also appealing.

I had done a lot of buying,fixing and selling retail and was quite successful. So, I'm sticking with what I do well. Besides, it generated a lot more return and can be more creative.

Cash Flow via wholesaling is the objective in the beginning to lead into flips and rentals.

My Choices

I would prefer wholesaling as, it seems, so many others do as well. My second choice would be to buy to rehab and then SELL. Not much interested in being a landlord. What I would learn from both of those would help me take care of my own property better.

Right now, I am short on cash so I have to wholesale to build my reserves before I can move onto the next step.
One of "My many Dream's," is to own more cash flow properties then I know what to do with, lol.Smiling

I am wholesaling NOW to gather enough money to start rehabbing and retailing some houses along with keeping the select ones I think are worth holding. my goal is to do 10 by the end of the year then 200 next year. I should be on my way to the 200 but I went through a major slump I never experienced in all my buissines carrier I feel it waS NECCASSARY TO help understand others when they hit that bottom otherwise how could I help them.

I want rentals but need a way to finance them as I don't have the 10 or 20% they want for a down payment let alone the closing costs!I bought a house for myself but can't figure out how to buy more propertys!!!I need HELP Sad lol

I understand I must start from the bottom and work myself up to the top where you are Dean :-)Sometime soon I'll get Smiling

For now, I am totally tapped out of funds, no credit, cash, opm, IRA's, and investors.

Now, there is a need to focus on wholesaling. That's ok. From there I will build my reserves to progress to the next step and then one day I'll be able to purchase all the cash flowing properties I could want.

In 20 + years when the market is at it's all time high again, I would sell and be filthy rich. Ya Baby now that's what I'm talking about Smiling

We want to eventually do cash flow but with limited money and income, we need to buy wholesale and flip to retail buyers so we can make cash along the way. Hopefully, we'll flip enough and find that good deal that will allow us to eventually own enough for cash flow for a really good monthly income. That's why we chose Dean's program but we still haven't figured it out. Hey, anyone in the Phoenix area who has done this and knows what to do, is there a group who meets to help each other get better and can show us how to find the deals? Thanks, Dean, for the inspiration.

As of Right now.....because I have absolutely No money and Bad Credit......Wholesaling would work for ME. Building my cashflow one house at a time... Sure hope I win!!!

Wholesaling for now.......

My current goal is just to get started and wholesaling seems to be the quickest way since I do not have access to cash. But once I do get going I want to buy and flip and buy and hold. I want to do this and be successful and teach others how to do this. That way I can show them there is more out there than a fifty hour a week job working for someone else for $7 to $10 an hour. Most people around me do not believe me that Dean's system is for real.We just went to a seminar in June and since then we have had a complete mindset change. We are ready to change and keep changing and help everyone else change as well. Thanks for everything Dean, you have really opened our eyes and changed our lives forever. Stay with it everyone. It is possible.

Wholesaling, backbone for fix & flip and buy & hold.

Wholesaling is my choice.If you fix & flip or buy & hold and you need cash at some point, you can do wholesaling to solve the ploblem.Majority of real estate investors started from there.

WHOLESALING

I like to buy low put a little money into it and put it in the market as fast as I can. I like to give another family a chance to buy low so they can have equity in their home. We all should have a chance to learn how to make money. This is the best way to pass our knowledge to the next person and understand the value of properties.

I prefer wholesaling for right now for the quick cash deals. As I accumulate cash and build my credit (thru Philip Tirone's 14 day Credit Challenge) I plan on buying properties at great discounts, fixing them up, and renting them out. I will still continue wholesaling as well.
