Trust in humanity

I'm not sure if you actually get these blog comments but for me to post this shows that there is something that you possess that i have'nt seen in anyone associated with the capitalistic, corperate media...Ever.That's the beautiful humanitarian spirit to trust in and want to help your fellow "man". I've actually had the opportunity to buy your second book and never had any knowledge of real estate ever. Yet it was'st initially your marketing that i was drawn to, but the way you genuinely try to connect with people from all walks of life. to me it just reassures the trust in humanity that seems to be fading, as man becomes more "advanced" or "economically successful". I may never be rich (financially) or ever make a dime in real estate, (although i will try my best to follow every piece of real estate knowledge that you share with me.)I will foever appriciate what you stand for..for people and the person you are at heart. Financially, i can't buy the programs currently ( set for life, the edge seminars, or books)but i will be here to soake up every piece of knowledge shared. With the determination to one day show that success comes from "people" (like everyone here helping one another..and i appreciate everyone of you, truly.) not programs.

I am someone who has done a lot of reading and has a good idea of how to go about it all accept for one thing. I don't really know how to begin or what to do first. If I start with building a buyers list and have no properties I'm afraid it will be obvious I dont' know what I'm doing. If I try to find the good deals and have no buyers I'll lose the chance. So what exactly is the steps at the VERY beginning? AND!!!!! When you are just starting out what do you say to make them feel that you are someone to do business with? To most it will be obvious that you are new at this. I do plan to start in the next two weeks even if I'm not so sure about it, but was hoping for some tips on those beginning stages. Thanks

Hey Dean,
How about something for the new students...maybe quick first 4 or 5 thing to do to get a jump start. Then on to the more meaty topics like foreclosures and funding.

Dean... Thanks for continuing to motivate and inspire... My second Flip is currently on the Market for 60 days listed through my realtor... I tell myself that I can't pursue the next one until this one sells, meanwhile, nice deals are passing me by... How could Flippers in the same situation do multiple projects simultaneously???

On Target!

Dean, You are right on target, as usual. My biggest weakness is talking to people. I need to put together a great team to handle all the face to face encounters. Not to mention I'm not very good with internet stuff. I can study my head off, but that doesn't take away the fear of interacting with business people. I have sfl and I need to find a way to totally automate things that I need to do, and manage to put together a great team to handle the rest.

So to answer your question, I guess my choice of topics would include, putting together a great team and using the internet. Of course any topic you choose will be beneficial to all of us. God Bless You and Have a Great Week, Myra

It would be good to hear any info. We are also very interested in lease option and assignment of contract. The only houses that are moving here are the lake homes. Once we make that first deal the rest will be history. The DVD's from SFL are the best. Thanks for adding this to the package. I gave my Deano Book's to my daughter this weekend when back in IA. That was hard to do. They aren't expensive so will get another set soon. I hope they will give her a new direction. Thanks for all your knowledge and inspiration. God bless.

Love the DG.com family and, putting all you wisdom to use has been the highlight of my life.I have had your book for just over 3months and things are cookin. The first ad (on page 63 of how to profit right now) that I placed in response to a seller.I got a response in the first 10 min,I will be closing this lease option in the next few days.Having this opportunity to pick the topic for the call is awesome.

I would like to learn more about developing a buyers list specifically for Short Sale,REO &

I know marketing is a key part of being successful as a real estate investor. For people on here who might be counting the pennies the way Carol was when she found out about your book, what's the cheapest and most cost-efficient way to find those motivated sellers?

California Investing

Please discuss specifically what strategy works in California. At Gain The Edge 10 guest speakers Nathan Street, Bill O'Rafferty and Chad Merrihew all stated that "assignments" do not work in California. Does that mean that wholesaling is co,pletely out of the question? Please specify what DG strategy actually works in California, America's most populous state.

Can a person really get started without cash and without credit?

Seasoned Investors Criteria

I have an investor who is looking for a deal to make a 40-60% profit of the FMV. This is his criteria:

1) Replacement cost of the house
2) Price
3) Financing Terms
4) Current Area rents
5) Net Absorption for the area
6) area employment trends

I am experiencing difficult getting started. What is your recommendation? Is the SFL program set up to accumulate any of his criteria?

To add to my previous comment, the investor owns his a financial investment company. He advised that when searching for property for him he advised "we adjust our return targets according to the risk/reward relationship to each investment."
