I know that you two talk real estate more than you sleep everyday. Some days I fry my brain running stuff in and out (braindumping)about how to work a deal. Just did one that everyone told me that the house was over priced...Wrong...Sold it Wednesday and will clear 27.5k on a wholesale. I can't wait for you to see this years send me away video and the change in me...Thanks again for all that you do.....Keith

How do we find these speculators ???
I'm having a hard enough time trying to find investors that are buying now !!
As a student of the success academy, most of the methods I have applied aren't producing results.
The advisors tell me to keep trying them, but I can't seem to get the phone ringing ???
Any help or suggestions would be Great !!

Like one of the previous responders, Mark, I also am having difficulty grasping how this week's tip on different market-buyer types translates to New Strategies for us. I admit that I am still in a big learning curve as a novice real estate investor. What factors or indicators would I be looking for to know whether my geographical market has made or is making the shift you describe? Is it possible to put some more flesh on the bones of this weekly wisdom? In appreciation!

New type of buyer

It's great that you are warning us about the shift in the market and it's happening in my area Southern California but how do we approach these new buyers differently than we have in the past, do we treat them more like retail buyers because that is the way they are acting that way buy buying very close to that price. Realtors are saying that the low interest rates are your discount in the properties and they are doing all they can to push prices up. Any advise you can give to help gather these new type of buyers to us will be appreciated Thanks

I still yet to make a deal. Would this make it harder for me/us since there is a shift? Assuming it is here in central Tx. Or should I continue what I learned? I started noticing changes last week

Dean, I'm so glad you've addressed this. I started noticing changes just last week in our area. I thought it was just because the area was devastated by tornadoes and people are not just repairing but improving homes in the area. We have been able to stay ahead with our strategy because of knowledge gained through connecting with your program.

Thanks for the great info. I've heard that here in the SF Bay Area people are already receiving multiple offers on their homes. Great advice for adding more buyers.

Do I have to relearn differently now? I have cash buyers on my list now. Do I have to think differently on the way to wholesale? So far finding buyers is not to hard here in Los Angeles California but finding the deal it seems inventory is low. I think it might be time to triple my efforts on finding ways to market that you guys taught already. Something has got to work here I know it.

I am happy that you touched on this Dean. I see this happening where I live. One part of town there are a lot of speculators that are jumping in. And then there is a part of town where people are still buying for cash flow. Good call. Whatever your marketing targets, will be exactly what kind of buyer you attract.
