Arkansas is a great place to invest just for rental properties. The population has grown especially with two wage earner households. People would rather rent than buy for many of reasons. Yes, I can attest to this traveling to different states it is less hassle to find work , if you are not picky about what type of work. It is cheaper to buy here with less hassle.

I have noticed that many of our towns and cities have been posting about the same stats.
Lafayette has unemployment of 4.4% in 2012(ces't bon). Better than the 5.3% in 2011. Depending on zip. Average 3 bedroom house about $175,000/212,000. Average rent is around $1150.00/1750.00. Average taxes about $1400.00. Average DOM 72 (my realtors say if priced well sometimes less than a week).
Lafayette is running about the same stats as many of the others. So how do you choose between sooooo many???
I'm thinking that the "heart of Cajun Country" may be a great reason to pick this beautiful south Louisiana city for your next area. We would love to have you visit, and stay a while.

Cookie cutter type houses, garage, carports, no basements, slab foundations, expanded capes and ranches. Many renters as well as owners, very easy commute to central Philadelphia, about 30-45 minutes. Easy access to a NJ as well. Very centrally located. Good solid community with good schools.

I have recently considered my hometown of Lorain, OH as my next area of expansion. It is located on Lake Erie right between Cleveland, OH, and Sandusky, OH, home of Cedar Point (the greatest roller coaster park in the world). I think Lorain and it's neighbor, Elyria, are similar to what you found in Flint when you began investing there. There are many motivated sellers, but not many motivated buyers. Higher rent rates, lower property taxes, inexpensive houses, a recipe for cash flow success. But, it's all about the numbers so...
