It is time to update my profile. I have been a part of this family for well over a year now. My wife and I have purchased two propeties. One was at an auction. We got that property for $60K below value, and set up a lease option with a $330 positive cash flow, and $50K profit when we sell. Then we bought a home on some land in North Phoenix. We got it for $70K below value. We are living in it and rented out the home that we had. We have a $450 positive cash flow on that home. I have met several investors that I am working with as a Realtor. The knowlege that I have gotten from this site and Deans program have been a considerable help in getting me where I am today. I have increased my net worth by $120K and have an additional $780 in monthly income. I am an engineer for a plastics company in Phoenix and work part time as a Realtor. I don't spend alot of time working on investing, but the return has been incredable.

I suggest you spend some time learning about the area you want to invest in. Start building a buyers list. Go to REI club meetings. Talk to Realtors, have them send you listings in your area that have been on the market for a long time. The best thing to do is to talk to as many people as you can about real estate. Reread the book, spend time on this site learning as much as you can. As you develop an understanding of investing, and the real estate market, you will know how to proceed.

Hello alchristmann,
I recently spoke to a Mortgage Broker who stated all banks are requiring 20% down for investment properties. Any loopholes out there or ideas on getting around putting 20% down on an investment property?

Hey Al I'm just wondering if you had any advice for a young 20 y/o just starting out. My problem is I haven't had a job for 2 or more years with same employer. A mortgage broker told me it's a necessity to obtain a loan from bank. Any loopholes to this? I have outstanding credit of 740+ and some cash saved up but not too much. I just don't know where to start or what to do.

congrats...you have some fans! Just looking for newer comments on the DG site & I saw you are quite active. See our bio for info since were neighbors & thought I'd throw in a note for other posters here. I recently bought a home in Nv. for my daughter, I didn't know it at the time but my tax guy says I can withdraw up to $10,000 from my IRA & there is no early withdrawl penalty if you use the money for a down payment within 120 days....now that's great news to me, I also got the 8K tax rebate... I almost kissed the taxguy. Make sure you verify this in your area before you try, but it worked perfect for me as I only had taken out 11K....whew. Now for those just starting out, the Tax lot's is a "Cheap" way to break into the game we all desire to play & Az. has a ton of them(I own a few myself) If you owned a few lots & were to sell them at a nice profit(most always the case) on simple land contracts(say for $150 a month to someone)those contracts may be discounted to an investor for cash, or if you had enough small contracts out there it's considered income to help you qualify for a bank loan. The realtors say location, location, location, but a small quanity of small investments will grow into leverage, leverage leverage. Tax lots can go for $100 or less if you are amoung the few who know how to connect to this source of wealth.
