Its early in the morning but I know you are up already, worked out, went for a jog, reviewed several deals and having a light breakfast and its not even 6 AM yet. I hope you have a great birthday and take some time to smell the roses and have a big piece of birthday cake!

It All Began 5 Years Ago Today...

Hi Everyone!

I thought I would send out a post today. It was 5 years ago today that I did my very first real estate deal....I has been a crazy ride!

5 Years ago life was very hard. Basically I had nothing going for me except for the fact that I just wanted more out of life. I was willing to do the work, I just didn't know what work to do.

I was always told that I would always have a car payment, I would always have rent payments, and that I would always be broke.

I really don't know the exact number of deals I have under my belt. Maybe 170? I know that I have closed 10 deals in the last 10 days. I know that I have more money coming in this month than last and the one before that. I know that no one tells me what to do ever. Period.

Winners play hurt.

BIG hurdle overcome! My naysayer husband is BEHIND me all the way now!!!!

Its just amazing what a couple of deals can do, isn't it? As many of you know, my husband has been critical of my entire journey, and has not stood behind me at all. This slowly started to change after taking my first property subject to.

But, with this most recent deal has him ready to take action with me! This was a big hurdle to overcome! Its hard to fight the current all the time! God is great! Thanks Dean for all the advice on ignoring naysayers in our lives! And, now look, he's onboard when the deals start rolling!

I'm STOKED! (Ok, giving away my age using that word!) But, this is a GREAT feeling! Just wanted to share!

Doorknocking does it AGAIN!! Grossed That is around $1875 per hour on this deal! $7,500 in Three hours!

I love it when my trained doorknockers call me with an appointment to talk with a homeowner! In the pre foreclosure side of my business we use a three pronged system to contact homeowners that have been issued a notice of default (N.E.D. in Colorado)
1. Phone call if we can find a phone number.
2. Mailer (least productive)
3. Door knock (very productive!)
Saturday one of my doorknocking couples called with a 2:00 Appointment to see a homeowner that was 3 weeks from her auction date.
She just wanted the foreclosure cured and really did not care about making any money.
I met her and we talked for about 30 minutes, then she showed me the house.
I already knew that ARV on this house was a quick sell number of $290,000
She needed a $60,000 rehab/remodel.

Hello DG Family!

We decided to combine our journals since we are in this together.

Our friendship began about a year before we started investing in real estate. We actually met online while playing a video game LOL. But it shows great partnerships can come from anywhere!

WHAT IF I GAVE YOU A FREE WEEKEND OF MY TIME

I would have to run this by Dean and the PMI staff. But I was setting here thinking of a way I could give back for what the success academy has done for me. I do know that i would want it to be someone that has been threw the academy and has done everything that has been ask of them. But for some reason they can't seem to get started for what ever the reason is. And yes I would want them to be willing to give back to someone that was in their same shoes. Just a ideal. And like I said I would have to get permission first since I was a member of the success academy. Just curios if this sounds good.
