Signing My First REO Deal In The Morning

First of all, thank you Dean for writing quality content and developing a great community for the real estate investor.

In an attempt to follow the 25:1 Offer System I've placed 19 offers and just had my first accepted.

The property is a 4/1.5, 1,619 sq ft., SFR.

The asking price was $39,900.
I offered $23,000.
The bank countered at $31,000.
I countered at $29,500.
The bank countered at $30,000 and I accepted.

The property needs $17k in repairs.

ARV is $73,181. (Total View Real Estate Research)
Zillow has it at a little over $92k.
Auditor Tax Value is $89k
Comps range from $70k - $95k.

This will be a rehab and flip and safe to say that I am VERY excited.

I can't believe it... Everyone pick out a spot and I will tell you a tale a tale that was told to me. By a doubting Thomas ( and no its not me ) You buy into those guru freaks stuff you just buy books WELL I'll tell you what!

Last weekend We drove around our little Township known as Kearns and we were looking at homes that We thought were in our price range of 149000.00

We ran across this home 4 bdr 2.5 Bath 3026 Sq Feet. I thought now that's way out of our range ITS A SHORT SALE !!!We called the agent ( along with my buyers agent ) and submitted the offer right there and the listed price was all the bank wanted It will appraise for at least 311000.00 topping out at 345000.00
I have a lender and a title company ready to go !

WHAT IT TAKES TO BE SUCCESSFUL

Do you really want to be successful in REI. It really not all that hard, But it does take some work. If I had just read the book one time and had not been a member of the success academy, Their is no way I would have done over 40 deals in less than 18 months with no money, Bad credit and bankruptcy. The point I am trying to get across is that it took me 9 months to do my first deal. Read this again, IT took me 9 months. The reason is I was just starting off and everybody told me this wouldn't work. It was illegal, You have no money etc. I can't start to tell you how many attorneys and agents that I talk to that kept saying NO NO NO NO, And deep down I new other people were doing it and I was going to too. I am sure glad that i did not let no are fear stand in the way.

Hello all,

It's Friday morning at 5:52 AM and I am sitting looking out over the water from the vacation house we rented in California. I am doing my daily routine of getting caught up on business and writing emails before my family wakes up.

Dad makes breakfast every morning and I love the bonding time. Gotta get as much kid time in while they still think I am cool;-)

As I sit here, I do my very best to be grateful for all I have, for my kids, for all of you and everything in life. I still want you to know that obstacles and challenges will always pop up no matter what level of success you achieve.
