Repetition Is The Key To My Success

People ask me all the time "How did you buy so many properties so fast?" There is no easy answer for this. The process of buying a house gets easier everytime you buy one. It is kind of like starting a new job. Your first day starting a new job is one of the most uncomfortable days of your career. The second day gets a little easier and by the end of the first month you are capable of doing your job in half of the time it took when you started. That is really the biggest secret to my success. Repetition. By the time I was a year into my real estate investing career I had already done 12 deals (which is 3 times as many as the average homeowner in America buys in their lifetimes) so to me it was just part of my everyday routine. Yes it was very, very hard in the beginning. It would have been very easy to quit after the first 3 deals when all of my money was gone, but the process of staying in the game, even when it hurt, is what allowed me to perfect my systems through repetition. I didn't start investing in real estate to do 3 deals and then stop. I started real estate investing to get free NO MATTER HOW MANY DEALS IT TAKES! I tell people all the time "If you are starting out and you can do a real estate deal and make $2000 then do it!" It isn't the $2000 that is important, $2000 is nothing, it is the repetition that is the valuable reward. Most people quit too early and miss out on all the opportuities. It is easy to quit. Well "easy" ain't in me". I feel good when I struggle. I feel really comfortable when I am hurting. Can you imagine starting out in real estate and trying your first deal and you run into problems so you decide to quit? And not even complete one deal?! You would be 100% successful at failure!!! Don't quit. Be a hero to many by staying in the game. They never made any highlight videos of Micheal Jordan sitting on the bench. You can do it. Get it done!

That is great advice...

We love to overcomplicate things and find excuses why others are more successful when the bottom line is just CONSISTENTLY doing it over and over and over.

Reminded me of when I decided to "re-learn" a headstand as an adult. I can't tell you how many times I fell over (and my boyfriend would shake his head and sort of grin when he'd watch me until he finally saw me hold it for many minutes).

I agree you have to stay in the game when things aren't going as you expect.
I hate when people say (I CAN'T). YOU can do most anything . I always tell my kids that you can have anything you want in life as long as you are willing to work for it. Instead of saying you cant do something,figure out a way around what is slowing you and continue on.
And in your case you practice what you preach.

Making that decision to commit

Matt, your interview was the first I heard through Dean's program. You certainly overcame some great obstacles in the very beginning to get started.
I am at that point now. Do you have any words of wisdom for me and others about that? I am thinking about the time frame between your girl friend discouraging you to the call in, to one of the mentors. What exactly went through your mind to get you to push yourself through the mental barrier to commit and continue at that time? Was it the support from the mentor? Was it a burning desire that came from within you somewhere? Was the decision for yourself or to prove others that you could do it? I am sooo close to pushing through to get started completely..I mean being totally committed. Can you help me?

For me it was all those things - and combine them with the desire to take charge of your own destiny and financial future and then the ACTION to make it happen, and there is your recipe for success! Remember unless you quit, there are no failures - only lessons!

For me it was also realizing (REALLY realizing) that this TRULY will work. And then setting my mind not just on "goals", but that this is my new way of life. I'm not eliminating the things and relationships that are important to me. I just made REI my chosen occupation, firstly because I LOVE it and secondly because I feel it's the BEST way to make as much as I want, with the MOST flexibility of anything a person can do. I have resigned from my other two jobs to invest full-time, and this is it. Smiling I'm past the point of worrying what WILL work, and to the point of hmmm.., what NEW strategy do I want to try NOW to make more money. Oh, my GOSH, it is SO fun! What if someone PAID you to visit all the wonders of the world, at your convenience and on your schedule, and you could take with whomever you wanted to? THAT is how I feel about REI. Set your mind to it! And then soar. Smiling

P.S. And like CBR said, it's not so much about the money. That will automatically come. It's about sticking to it, keep going until you find what works for you. Then you have a system that you can rely on, and move on to more if you choose.

10 Days in this programme

Hey Everybody,

I just wanted to share with you some of my experience. It`s been 10 days that I finished Dean`s book and I`m putting contract tomorrow.And I hope re-assign to investor by monday.All I wanted to say if it doesn`t work out tomorrow, it`s OK because I have patient to follow my dreams.I`ll move on.It`s all about how you set your mind up.CBR had a good point, repetition is the key. Here`s how I found a investor in 5 days. I put ad in local newspaper and pennysaver also some real estate magazines. And my ad was saying it`s like that;

I AM YOUR LEFT ARM

I'm a real estate investor who buys, renovates, and sells houses. My lot in life is searching out properties that are candidates for renovation. I often find more properties than I can handle.

In the past, when my plate was full, I'd make note of properties that I couldn't handle at the time, in hopes of getting back to the owner at a later date.

Now, if I find a property that looks like a profitable deal, I put it in escrow, do my due diligence, and sell my position to you, the contractor/investor. There will always be sufficient profit for you on the back end.

After that I receieved ten phone calls and eliminated to four investors. I acted like I`ve been doing this long time which is not true but I was confident when I was talking to them.

Cbrpower, we all get fired up from your success. I think repetition is definately the key here and loving what you do as Rina mentioned is important in being sucessful in anything in life. We must ask ourselves what stops us from making 1-5 offers per week. This is just an example, but what stops us? There are plenty of realtors, plenty of buyers, plenty of sellers. What's the problem? Is earnest money your problem?

I was trying to find the best thread to ask this in. I guess I'll just put it here.

In all of your 50-100 offers/week, do you ever re-offer on a property that you had previously offered on? I mean, if it was one of of the 96% that came back as a "no" the first time, do you wait a few months and offer again? Or do you wait for the seller to come back to YOU if they choose?

Yes, I constantly pursue listings that were offers that came back denied. my agent keeps an excel sheet on all of my offers.

Do you physically walk in and look at the properties that you make offers on or do you focus more on the numbers?

Also, what escape clauses/contingencies do you normally use on all your contracts?

I only walk through houses that accept my offers. I use a whole house inspection and termite for an escape clause.

Do you just make offers on houses before you check the inside of the property???Kinda like a property comes up that looks good, and after doing your homework as far as your target area, running the numbers to get an offer price, and using the escape clauses that you know can get you out of a property if you really don't like it, you make an offer regardless of seeing it or not, and if accepted, thats when you do actually inspect the property...So you don't even look at the inside(maybe do a drive by type of thing)???
