I just checked that the payment was made on Feb 20, but I still haven't received my book yet as of March 01. Anxiously waiting, anyone similar situation? When can I receive it?

Winny, do not worry, you book will come, remember there are many orders made. Trust me, it will be worth the weight in gold. I received mine two or more weeks after I ordered. The books are to die for. I began reading Profit From Real Estate Right Now, and I cannot put the book down. I just had to peep in on my DG brothers and sisters and express the same sentiments as cbrpower. This book is much more practical than the first. I believe Dean should have it put out to publishers, I am sure it will surpass his other best sellers. Guys, you will really enjoy this book. Okay enough, hope you all receive your books soon. I'm almost done with the book, started on the Student Secrets (which is practically a small book in itself!), and already busy following the action steps. I've committed to simply following the steps - not getting fancy and trying to super-modify everything, just following the steps and the scripts - for the next 6 weeks. I can't wait to see my results!

It seems to me you guys are so lucky out there in states like Wisconsin and Illinois. I just get stunned every time I hear what you pay for houses out there. Prices like $24,000! WOW! You guys are lucky. But I guess it's all relative.

Yes, the numbers here are much lower than some parts of the country. But for those VERY low numbers, there is usually rehab to do (sometimes extensive), and I have to say the asking prices here ARE rising, at least in my target area. Going forward, I will have to more agressively use the NOW! techniques from Dean's new book. I am very thankful to have that in my hands right now. We must be constantly adapting to our ever-changing markets.

I've heard it said "the harder you work, the luckier you get". True.

I checked my cc account and only saw a strange transaction for total $29.95
and it was not from Graziosi in AZ, instead a company called Visionary in OK or MS and it was for 'service' not a 'product' - Is this familiar to anyone?

Is there an 800 # for customer service followup on the status of my order?

I hesitate to cancel the order with my cc company if it is my books, but also
need to know if I have a completely different situation to investigate.

Here's one for you, at the REI club they let us come up and get on the PA system and make any RE related annoucements and so I get up there and I utter the following words straight from the master himself (Dean). "Hi. My name is Michael Barnes and I have a strategy in which I can get properties for 30, 40 and even 50% below the current asking prices - Fair Market Value. If you are interested in any of these properties give me your contact information..." I usually go on to give them my phone number and/or email address. These words are right from Dean's December 18th (I believe) conference call. I utter those words at the REI club and it does wonders for my buyer's list. And I had a 30 year veteran investor call me up a few days ago and wanted to know what my startegy was? So I told him.

And he told me that he just bought a house in Stockton, California for $35,000!! Wow! There you go! -- That will shut me up. (You know when I go talking about how cheap houses are out in your direction.)

Anyway I wish everyone the best in their endeavour. And here's another (pretty darn good quote) actually, taken directly from Dean's new book, (page 263) and he was quoting someone else when he said, "Obstacles are the things you see when you take your eyes off the goal."

I have absolutely no experience in real estate (I can barely spell it correctly). I have no money and bad credit. I messed up my credit in college and made bad decisions since then.

I heard on the news that the real estate market is improving.

So I was wondering if:

1. Am I too late to take advantage of what Dean is trying to teach us in his new book?
2. With my bad credit and being broke, is this the right thing for me or have I missed out on a golden opportunity?

No! You are not too late! This book just came out last month - it is written for RIGHT NOW. Read through the different forums and topics here and you will see examples of how people like yourself are making it happen starting with nothing. There are so many investing strategies you can start with - you just need the drive and desire and take action to make it happen! GO FOR IT!

Per Dean, you can make money in real estate no matter what, whether the market is up or down.
There's a ton of material at this website you can check out. There are conference calls and videos by Dean you can review. And he is constantly adding new ones.
So you have a lot at your disposal here.

That IS another pretty darn good quote. The other one I used to have in my signature line was the one about the "obstacles between your ears". A lot of times it's these internal obstacles that really are the biggest challenge. Thanks for sharing that.

Hey, that's pretty cool that the veterans are calling YOU now! I get the same thing here now with some of the guys that have been investing for YEARS! Of course I love telling them where I learned it all, and it's fun to share information. And keeping these relationships might benefit in the future, too, when some of them decide to start selling and are looking for an up-and-coming "someone" to pass off their assets and knowledge to. A lot of them owe nothing and could seller-finance if they chose. And they are SO FULL of interesting REI stories (and LOVE to tell them! lol). We don't have an REI Club here (yet), but we stand around after the sheriff's sales talking for hours.

I just told my agent today (31 March) to start making mutiple offers on properties. The 25:1 strategy.
She also just sent me a list of properties in Stockton, Ca and there are several at the $30,000 range!! Wow! And someone I met at the bank today told me there are properties in Sacramento as low as $9,000!! I find that a little hard to believe.

Last weekend I went on the Vallejo REO Magical Mystery Tour Bus Ride. In which local real estate agents arranged a tour bus to show some of their REO properties for sale. (Vallejo is a near-by town)

Sheriff's sale: Yes, one of my favorite properties I bought at a sheriff's sale last year. It's rented out right now. We will probably own that one for a LONG time. I keep talking about starting an REI Club, but I would REALLY like to attend one to see what they're like. I have yet to run across an investor up here who's been to one. I wonder if they have one during the time we're in Phoenix for the event?

I hope it's ok to keep adding posts to this thread that are somewhat unrelated to the original post. Well, all I can say is I've been practicing the stuff from Profit From Real Estate RIGHT NOW!, especially finding buyers right now because I'll have a new property closed on tomorrow and want to flip it right away. I LOVE having this manual. Like I've heard many say, it's not a book you read once and remember everything. You just keep going back to the sections you're currently working with and try to incorporate all the techniques. And I really like that Dean tells you what to expect from each step, so you can judge whether it is working or not (WORKING GREAT SO FAR!!). I had my lease/option buyers list before. Now I'm working on my "ready to go" buyers list to flip properties to retail. Have two ads in and have had a good response from both. Have a few reliable cash backers with private money now, too. That will make it easier for purchasing/flipping bank-owned properties faster.

Do you like being a landlord?

Yes it is a good idea to attend an REI club, especially before starting one, so you get an idea of what they consist of. The ones I've been to usually have a knowledgable person speaking on a particular aspect of real estate or related subject. Sometimes the speaker has written a book etc. The last one I attended the speaker was Steve Moscowitz (not sure of spelling). Locally he is well known. He has commercials on the radio and he is a tax attorney. (Not my favorite subject).
And I believe the chances are good that you can find an REI club meeting while you are in Phoenix. Isn't there a website like www.rei.com in which you can find REI clubs? I believe so, which means you can look one up for the Phoenix area. It's a big city. They have them.

This is interesting, you said you had a lease/option buyers list. Have you done any lease options?
Also you said you "have two ads in and have had a good response from them both". Two ads in what?
And regarding PROFIT FROM REAL ESTATE RIGHT NOW, can I ask, what techniques have you been practicing from that book? And what kind of results have you gotten? (As if I didn't know, I mean, you said it has been working great so far).
I especially loved listening to the last conference call with Dean and Greg Murphy on lease options. He's apparently doing extremely well. That is awesome!

Yes, I LOVE being a landlord. And you have so many options when you buy & hold.

I only have one family doing a lease/option right now, and until their current lease is up on May it is just verbal (they can buy whenever they are ready/approved). In May we will sign the actual lease/option agreement if they don't have financing yet. YES, I LOVED that call with Greg. I can't wait to see his stuff at the event!

I have found there is an unending list of people in demand for places to lease/option or rent-to-own. (same as the huge pool of renters out there)

My most recent ads (on Craigslist) were for finding outright buyers with cash or who were pre-approved for a loan. The response has been good for certain areas (still have people asking if we'll consider a lease/option). I have also been trying different combinations of techniques to find buyers. Of course MOST of it is stuff you can find in the forums and in Dean's books. Just have to find what works for your area and your particular market. (I think I'll be sharing more about this at the event).

All of my cash buyers and private money have been people from this website. Laura and I are doing an assignment of contract together right now. I am also partnered with another investor on my most recent purchase, which we will be flipping soon. I also have rental properties here that I bird-dogged for my main investor last fall, which are going very well. This has been, by far, the best connection there is to the REI world. There are some of us that enjoy participating a LOT in the forums (guilty) that may have much less experience than others who just visit or keep an eye on the posts. I learn from every single thing that's posted here and keep my eye out for possible REI connections. For me, it has REALLY paid off so far! I know there have been others that have worked/are working together. It's really quite an awesome thing.

REI Club. If anyone on Phoenix knows of an REI Club meeting scheduled from April 23-27th, ley me know. I would love to go with you (as long as it doesn't coincide with the EDGE activities.) Might be impossible, now that I think about it. Dean has this event pretty well packed with awesome stuff! I guess this will be like the ULTIMATE REI Club meeting!
