I am trying to get myself going here. I am going to try bird dogging. The idea of signing a contract, even for an assignment, is a real hurdle for me. I guess I dont have the confidence to be sure I have it written up right with all the escape clauses in place. I am not to good at starting a conversation although I do like talking to people about houses. I went to look at a house today and actually gave the REA one of my business cards and asked her to let me know if she found any really good deals. It was really a baby step, but I felt like it was a giant one for me. JUst from that I feel a little encouragement pushing me to keep going. I am going to my first REI
meeting next week. Hope I dont clam up. What would be a good way to charge for bird dog fees? percentage of price or flat fee? Thanks everyone for your help.

These old posts are really eye opening to the reality of Dean's training!

As you can see from the old posts ( I am humbling myself here...lol) I had absolutely NO clue what I was doing. Yet perseverance and the help of my DG family I made it happen OVER and OVER again!

Your story is a true inspiration...Thanks for the encouragement...I am from NJ also. You have inspired me to step out of the box and join the "SJREI" I am meeting a lot of other investors and networking with them. I can't wait to actually do a deal with someone. BUT, LOOK at YOU NOW!!! YOU have stayed strong, focused and kept to your plan,used the info and SA, Deans education and just kept on going,and going and going like the energizer bunny...and thats what it takes.

I am still trying to do my first assignment! You don't know how many times I have had a deal ready to close and then the buyer falls through. I have had so many properties that had great ccr or roi and sent to buyers who were looking for that only to have them say they weren't looking for that anymore. I did great with finding an owner financing property, even know where I can get a few more done - there is an over extended investor locally.

I have a few people willing to partner with me to get some deals done, have found some hard money lenders to work with, and we even have hedge fund managers lined up, although now we have to line up the " show money " which is anywhere from 10-30% of what we want to borrow. We have millions waiting for us once we get the show money.

But I would like to get some assignments done just to get some pocket money going.

Any advice you can give is greatly appreciated.

Hello to all. I am working with a buyer that looking to buy some land. I just got deans book half way through it i got the forms section, not to clear on what paper work i need to purchase land.

This is my very first time posting a comment. Thanks to carol for mountains of encouragement. you have encouraged me that i can do it. Don't know what I'm doing but it time to get my feet wet.
I seen a house it's a REO, because the house has suffered extensive fire damage the bank wants 33,100 but retail value of the house 180,000. Is this a deal I should pursue. Can someone please help me.
