Hey guys, decided to quit keeping this one under my hat. lol o.k. about to share with you an incredible nugget to help you find what you're looking for on ANY site in a matter of a few minutes. Assisting you in streamlining your searches for properties that meet only specific criteria.
First if you don't already have it, download Google Toolbar.
google.com/toolbar
or
toolbar.google.com
once completely installed it will be like any quick search tool at the top of your screen
HERE'S the Nugget!
Pull up any website ex: www.fsbo.com, mls, your newspaper, etc.
In the box type in ANY search criteria
ex: "seller financing" (note the " " are important to search the phrase exactly as typed. without them the computer will split the terms)
DON'T hit enter. Beside the search field is a drop down box.
Select search current site
DO YOU REALIZE HOW POWERFUL THIS IS. You can literally now go to ANY site and search by key terms ex: owner financing, motivated seller, must sell, estate, fixer upper, seller financing, divorce, etc.......you name it!
Works for MLS sites to. will pull up ads that have whatever your key term is in it. (in the ad not agent notes)
But will give you key phase searchability to any site.
whether RE or searching for a specific item to purchase. VERY Helpful tool! But make sure you select search current site.
HAPPY PROPERTY FINDING!!!
Jen Gray
I'm going to try it out once I get home. Great tip.

Sounds Very Helpful..Thank you
Great tip Jen!
You can also search any site you're currently viewing by pressing the CTRL and F keys at the same time and entering your search criteria. This will only search the page you're currently viewing though, not the whole site.

Thanks JEN for sharing. That would be good to know that we all have such an important tool at our fingertips.kEEP SHARING AND GOD BLESS.
Donna SIMON.I am interested in doing all of the strategies, then deciding which will be the one I am most comfortable with, but for now I would love to do wholesaling. This would definitely create fast cash, that I can use for investment in properties that I can eventually buy and hold.DEAN thank you for always creating that time to think of THE DG FAMILY AND WHAT WOULD be best FOR US.
You are very welcome! Hope all find it as beneficial as I have.
Blessings,
Jen
Hey there...I did not see in the drop down where you can search current site...??? there are a bunch of other options, just not anything that say's "seach current site"...unless I am not looking in the right field ??
right beside the field box, click the drop down arrow. you should see an option to search (if not click on 'More' to reveal more options) and may have a kickoff screen from that when you scroll over it should see the current site option. then you can move it up in the fields so you don't have to drill down to it each time.
same but longer route can be obtained throught the Google Advanced Search Options. but will navigate you away from current page.
I downloaded and did a search for FSBO on CL...waalah!
VERY powerful and a HUGE timesaver!!
Thanks a bunch.
John

For the tip. What a great advantage for those who are internet challenged (such as myself ) This should cut down the "time wasted" waiting and searching through all the crap that you don't want.
Keep those tips coming. Every little bit helps

I am direct to the VP of a $100 million dollar open-ended debt and equity fund which actively writes checks to fund businesses with an EBITDA of at least $1 million a year. We fund also have access to up to $500,000,000 for the purchase of distressed real estate, specially commercial $7,500,000 and up.
I just tried to download the Google Toolbar mentioned here to my Firefox browser when I got the message "Only usable with Firefox 2.0-4.0" Trying to stay current, I always upgrade my browser to the latest versions (currently 6.0.)so I couldn't get it. I then went to my Internet Explorer browser (that I rarely use) and it downloaded the toolbar with no problems. What a nifty tool to have in my toolbox. It really worked quickly.

Jen:
There are so many programs and resources available on the internet and the computer that one could go crazy trying to keep up. I'm used to WORKING with my head not filling it up with tech stuff.
I have been using AOL since it came out and I haven't had the problems with it that I've heard a lot of people complain about so I never looked any further for another browser. When my girlfriend moved in, she insisted I get Firefox for her, which I did. I only started using it when IE (the browser of choice for AOL) was having problems showing Dean's videos.(Just think of all the info I would have missed had I not switched.) I had downloaded IE as an independent browser outside of aol when I signed up for something (I don't even remember what now)and rarely used it. When it was announced that IE was having security issues, I really stopped using it. My point is, had my girlfriend not told me about firefox, I wouldn't have known about it and wouldn't have been able to use the google toolbar within AOL. My machine in turn told me that I couldn't do what I wanted to do with what I wanted to do it with. I told my machine it was wrong and made it work for me. Hence, I outsmarted my machine
Glad I made you chuckle.
BTW- I love the quotes you finish your posts with. There's nothing better than "Getting it done!"
'Til the next time....

Hi Jen:
Thank you for your info, I tried to download on my Mac and it says that it works only with Firefox and Internet Explorer? Do you know how can I take advantage of this?
Thanks a lot,
Anita

Hey Anita,
Yes, there is a MAC OS compatible version. Just type into your safari search engine "google toolbar for mac" and/or "google toolbar for mac safari" several downloads to enable you to be able to utilize this tool.
God bless,
Jen
I use craigslist in the exact same matter!

I'm internet challenged too, and I do use Firefox but I also have IE that I use for the MLS so this will be an asset for me...
Thanks for the information about the google tool bar!!!

Make it a terrific day!
Jen
Jen, Thanks for the Info. I'm a MAC user and sometimes we have to be a little difficult but, you can't stump the DG Family!!

Thanks, Jen,
I quit adding toolbars and such awhile back because they were taking up too much space --- memory and screen --- on my computer. But I spend a lot of time doing research at the college, for other people on health issues and such, and now on RE searches. Will try it out at work tomorrow --- definitely worth the space to save the time!
bumping this back up. powerful tool! used it last night. you don't know what you're missing if you haven't implemented this.
