Seeking Folks Living in Ohio

Hey everyone from Ohio. I am a local wholesaler here in the Akron/Canton area. I've closed 4 wholesale deals last year and 1 last month. Plus I have a bunch in the works right now as we speak. If anyone needs any help let me know. I'm pretty good at the wholesale game, plus I have a pretty awesome buyers list. So if you have a house that needs sold let me know and we can split the deals together. Something is always better than nothing.

So yes you can wholesale/assign contracts in Ohio for those that were asking.

Hey All,

I'm just northwest of Columbus.... in the town they make all of the Hondas. Was wondering if anyone has a check sheet of sorts they use when doing a walk through in a house you are thinking about picking up as an investment/rehab. Trying to find something simple to use to keep track of what I see on the inside and outside of houses.
By the way.... I've got a great connection on a guy that has building materials at rock bottom prices.

Most of my buyers are just looking for the Akron/ Canton areas to buy houses. Maybe if an deal popped up in your area that you had I could send it their way and see if we would get a response. Not to sure though.

Most of them live here locally, so thats why I think they are just investing in this area. But hey you never know, we can give it a shot.

I am located in Northeastern Ohio residing in the snowbelt! I have done 3 deals (REO) in the Cleveland area prior to reading DG's books. Mistakes were made, but lessons learned! I flipped 2 of the properties and kept one as a lease option. I have learned so much from DG's books, especially about acquiring a buyers list, something I never thought of. I agree that craigs list doesn't work great in this area. People seem very interested in the lease option venue out here and front yard signs seem to do the trick so far! It has been almost 2 years since I rehabbed the houses so I need to get back in the game and put together a great team..Looking forward to networking!!!

Hello all. I've been busy lately which has prevented me from giving back to the DG community but I noticed most of the people on this thread have OH ties. That being said, who would like to own a house for less than a used car? I have a house that I would like to essentially give away to the right person. The house is in Toldeo and does need some rehab to it. I can provide all the details to any interested buyers. I would like to sell it to the first DG member that raises their hand to my offer of $4,850. Yes, that's right, I will give you the deed to this house for less than 5 thousand dollars.

Just wanted to say hello and that i am from Cincy area! I have been a member/DG family for a while now! I have came close to deal as my buyer backed out last minute so i made 500 bucks but thats it! Truly agree networking is the solution and glad to see more DGers in ohio! I belong to cincinnati reia and to answer some questions about dayton area is also part of my reia group and some parts are hoping while others are struggling! PM me and we can maybe talk some strategies i use and maybe bounce idea's off each other to make this happen.

To the person who asked this, NO it is not illegal my title company does about 20 a month here in cincy and actually helps me with getting buyers. Teamwork Teamwork is the key!

i don't think you do, LLC only helps you to protect your properties in case of lawsuits, if gives you the assurance that the properties you own can't be taking away from you in case someone wants to file a lawsuit. It is something you don't have to worry about but only if you have multiple properties under your name. In a wholesaling all you do is sell the contract to some else. Just to let you know, if you are planning to do wholesaling, your end buyer needs to be a cash buyer, if the buyers has a mortgage, the bank simply will not let the transaction go through.

Here is the LLC question-

LLC limited Liability Company for anyone who does not know protects your personal assets from your business assets. When doing whole sale deals NO you do not have to have an LLC BUT it is suggested once you get a few deals done and it becomes more and more of an actual business for you! I plan on LLC'n when i reach the point to where i am having other people help me make improvements to the houses and then selling them for profit, that way not only do we need an llc but you then need to think about insurance (falling worker or heaven for bid someone dying while working on your property) also consider this guys

The government only sees your business if you are making and posting profits and you can only claim losses for 3 years, after that all that time and money you spent on your brand and logo, and website and telephone and all the other things that make your business a business will be garbage if you do not make profits after or on the third year! So LLC when you feel comfortable, but also know that it is protection from personal assets in case another person or business sues you!

I was lucky enough to find money partner to finance all my deals, however, until that all I could do is find individual owners who would sell and match buyers. Also, never got into hard money, currently looking into pulling some investment loans with banks but even they require about 20% down!

Sorry I haven’t posted for a long time now. Would like to know how is our ohio real estate community is doing? Does anyone still invest in Cleveland/Akron area?
Since last time I posted on this forum, I have closed about 7 deals. Real estate is great in Akron, OH many opportunities for investors and yes you can buy and invest into a house with a total of about 12,000 and rent it out for $800 a month “healthy investment returns”
