I closed Another $25k Assignment Deal on Friday, which was a FSBO From my bandit signs Smiling ARV Was $280k
needed around $35k In rehab, Locked it up for $146,500 Sold it to one of my Big buyers for $171,500 in 6hrs Smiling And The seller threw in a 74 Stingray Corvette for another $1k That was in the Garage! When I made my 1st offer for $141,500 He declined it ,wanted closer to $150k, So I offered him $146,500 & The Stingray "He Accepted" Smiling

Also a FSBO who called from my Bandit signs,
ARV $65K ,$30K In rehab,I first had it locked up for $20k but found out title was clouded, Due to the original Grant deed not properly recorded by Mom & dad,so the seller so he said he would let me have it for $16k if we took care of the Attorney fees to clean the title up,this one is a probate, So we are doing an "order of Succession" with the Attorney, Buyer is paying the fees.So Instead of making a $6,500 Assignment fee,I credited the buyer $2,500 and I Gained another $1,500 for the Assignment ,Now Giving me $8,000 Assignment Should close this one early next week , Whew!!

Closing on my 1st Buy & Hold out of state Deal On the 26th of this month as well,will Re-fi this one as Dean Teaches us.
Also have a small army of Bird dogs working/Looking for more Properties( Little over 200)
This has been a very blessed month for me
Busy,Busy but we have to be Busy & keep our feet moving forward , it can be tough sometimes but we can't let anything get in our way, I am still dealing with Naysayers ,but they are starting to come Around.

Thank you for the details. From what I've read it seems this property was in very poor condition and perhaps the $35K rehab was too optimistic. Otherwise, ARV of $280K with a $35K rehab should not have been an issue with bank financing.

I think the biggest selling point was the fact that the deal required a cash purchase because of its condition. I hope the investor is able to rehab the house with something left over at the end.

Question on a house

Hi Michael, I have a question for you, if you wouldn't mind answering for me.Last night I was talking to my neighbor
and told him i was a investor,he said he had a house he wants to get rid of, and it needs a lot of work, sound motivated, so I asked him a couple questions, how many bed's and bath's and where it was located, he said hear in our neighborhood, in our city we have four zip codes, house' in that zip code is around $240-$286,000. My question to you is that he owes $80,000 on the house, as you could tell I am haven't closed a deal yet, if i have a cash buyer will I have to go threw a realtor, or could i just use a Agreement purchase form to lock it up then do A NCDR TO my cash buyer, and then go threw a Title company. Once the buyer want's it. I am in California, and if i am not mistaking you've close a deal in California before, and you know how California has different rules.

This has been a fun post because of the controversy about the motivation of the seller and the numbers. I can see just starting out knowing the details is very important. As some of the seasoned investors have responded they both have said it doesn't really matter as long as the seller is motivated.
I remember when I did my first deal and that is how I was, I needed to know all the details so I can go out and find someone in similar situations so I can create great deals.

Every seller sells for various reasons and as long as we satisfy their needs and our buyer is happy than away we go, close the deal.

Great job Darren, I look forward to seeing your next deal.

Hi, well I'm not Michael Smiling but I have done 3 deals and live in San Diego Ca and I can tell you that no you dont use a realtor for that deal because it is a for sale by owner or fsbo OK, realtors are only for properties listed on the multiple listing service or MLS. For that house you can use the State Contract or use a regular one like the one on this site, under contracts I think there is a purchase contract you can download for free.

Also you would assign that contract to your buyer so you wouldn't need a NCND that is usually for bird dogging as far as I know, that assignment of contract is also on this site under contracts and you can download for free too! You just have to get comps from a realtor though to make sure what the after repair value is "ARV" OK but you wouldn't pay them a commission though for that, just the promise of referring retail buyers to them or of doing business with them. Hey, Paul, I'm not sure why this seems so unbelievable; it isn't any different than any other deal posted here. I've had many deals this year that sold much more than 100K off of ARV; it is pretty common; whether its a bank, short sale, inherited property, out of state seller, vacant property, health issues preventing owner from caring for the property, divorce, probate, estate sale, problem property. I get them here in southern CA regularly as well. Follow Deans techniques, tweak them for your area. Are you going to come to our REIC club on the 3rd of December? We'll be doing the analyzing deals presentation and I think you'll benefit from it tremendously!! Hope to see you there Paul!!

Working on my FIRST DEAL !!!!

I just went to the free seminar and the 3 DAY WORKSHOP. I have great news....this is the best most awesome money making effort that I have ever been involved in ! (and I haven't even made my first deal yet !) I say that because I've attempted (been scammed by) numerous money making/home business type ventures this; but this one DEAN GRAZIOSI REAL ESTATE has shown me that it's for real right from the beginning. The reason I say that is because what Dean offers that NO ONE ELSE DOES is.....hands on/boots on the ground/buying summit/mentors etc.etc. he makes sure that I will be coach every bit of the way on exactly how to do every little bit of every thing that I have to do to make this happen. And I love that !!! Because I just need to learn how to do it, then I can repeat it. HALLELUYAH !!!!
