OfflineThis will be my fisrt deal since I have started in May 30. I got extremely lucky with this one. I found him on ****. When I fist emailed him he toldhe knew everthing about wholesaleing and has dealt with it before. He is very nice and helpful. He knows that I'm a nube and is willing to help me and give me a chance. The house was list for 159,900. I am getting it for 90,000 and assigning for 110,000. Thats a 20,000 dollar profit. I get to look at the house on the 17th and sign all the contracts on the same day. I have sent emails out to 6 buyers and 3 are very interested. So after I get it locked up I will show the most interested the house first and then so on. Its funny because I was honestly just trying to get this guy on my buyers list and he says "I have a huge instock of houses I want gone... can you do it?" "uh, heck yeh!" lol not my exact words but thats what my mind said. So in three weeks I will be a deal breaking, house selling, money make fool! Also he is selling me partial ownership on three of his houses for 4000. Of course I will be looking at them first. So I might be purchasing all three. Plus after I get this one assigned he will give as many as I want at a time! Also I found Another seller company thats not interested in me wholesaling for them, but wants to just sell to me( and other of course), their Also from ****. ( awesome sight by the way), They have connections with several hard money lenders and such so I will checking them out. I haven't been on in a while and this why lol. I have alot of deals going on right now. Welp, thats All i got on my deals right now!

I am dealing with a bank officer with REO properties and short sales and need to get a proof of funds letter..... Hard money lenders is a wonderful avenue for novices that have both bad credit and are unemployed.. like me !! lol !!
