JAN AND JEREMY -READY TO CLOSE ON ANOTHER DEAL

Well the 19 year old/long distance partner/adopted son and I are ready to close on another deal. This deal is for me, yes you heard me, for me. Jeremy and I bought a house for my wife Terese and I to live in. Hey, after 3 children and a whole bunch of ups and downs in our life, mostly downs, we decided to do something for ourselves and buy a house just for ourselves and no children to boot, WHAT A DEAL!!! and it even has a pool!! After our last deal, Jeremy and I made offers on 7 other properties, but no deals. But you know Jeremy and I, we don't stop. So at one of our daily phone meetings, I told Jeremy that I wanted to go look at a house for Terese and me, Jeremy said lets go buy a house, and WE DID!!
We bought a 3br 1.5bath house, asking price 87k, and we bought it for 65k. Now here is the best part. We have only $393.00 out of pocket expense and NO MONEY DOWN, THAT'S RIGHT NO MONEY DOWN!!!. It is being funded by the USDA for rural communities, and all costs are rolled into the mortgage and we will get $1500.00 back at closing.
Now, this is not your typical DG deal even buying it under market.
So a deal is a deal and it is another one in the win column. We signed all the paperwork for the mortgage last night and the closing should be November 8th.
Again, this would not have been possible without Dean, this site, and all the great, great, people who are here.
Anything is possible friends, anything. You just need to go out there and find the deal. Trust me you will find one, and after one comes two and so on.

No,it wasn't a distressed prop, it was actually thru a realtor that I have been considering to make offers thru.
Herkimer, NY is kind of like a small college town, but it is away from any major city, Utica being the closest with a pop. of 65,000.
The FMV on the house is 87k and a house right down the street just sold for 82k and a house 2 blocks over sold a month ago for 89k, so I think we bought it right and some equity and cash to boot.
It wasn't realy a hard deal, the seller had it on the market for 2 months and had made an offer which was accepted on another house, so he was getting nervous about selling his house. The great thing was, they were going to have an open house the weekend after we made the offer and we made the offer on Thursday and gave them 24 hours to accept or counter, but I wasn't going to counter, this was our only offer so I wasn't real happy with that, seeing that he had my offer and could use that for leverage to counter offer against me, but the day before the open house the realtor called and said you and your partner have a deal and the rest is history. It is a great 3br ranch with a great back yard and nice area of Herkimer to live in, plus it has a room in the basement which I will take for Jeremy and I to invest out of.

Jan and I are moving again, instead of rushing into a bunch of deals, we take our time and look for the right deals that will pay off big time. Keep believing and never give up. Once you get started there is no stopping you. We are even hoping to take on 18 units, but we will post more when we have more info and do some negoating.

hi jan ,my son justin worked for national grid in herkimer and just bid closer to home in saranac lake ny.he was there for a year.he had a place in schyler . i also have been down ther for training in utica alot.i work for ny power authority.yes herkimer is a small town and a nice place to live.i also know a few people in that area.good luck with all your deals i know my boy and i had looked for places to live when he moved there and did notice alot of good opportunities in that area!!keep up the momentum!!

When I just started I kept watching people make deals, and making deals. the more I read about deals, the more I studied, and the more I kept reading. this site is priceless.
