I just made $2,243.00

I been reading and learning this real estate stuff for the last 3 months. I got a huge buyers list from my postings on Craigs list. I got a half dozen sellers to contact me. One of the sellers was a couple that wanted to retire and cudnt afford their payments. They were actually willing to give me the house.The house was underwater by a lot. I advertised their home to just take over payments, and had this one couple hounding me to get the house. I had them give me a Thousand dollar non refundable deposit. I thought, hey that was too easy, I was going to make $8,000 after closing. The next day the seller emails me to say they decided not to sell. I was devastated. I had their home on contract. but I told them I wud tear it up. The buyer didnt ask for their deposit back but I did promise to take the 1K off if I cud find them another house. The next house the seller wanted 6K to walk away. Finally he agreed to take 4K. When the buyers and seller met me at the house to do the deal, the seller says, U know what, I need 6K or Im not selling. I explained to him the buyers only have 6K thats 4 for u and 2 for me. You want me to go in ther and tell them the deal is off? He says yea. I was desperate I needed that 2K. Then I asked the seller how bout if they can pay the other 2K in 6 months, he says yea I wud do that. Unbelievable, the buyers agreed. This is also a take over payments deal. We signed the papers, the buyer had cash. It took an hour and a half to do this deal and maybe an hour of placing ads on Craig's list. I just orderd some bandit signs, blank door hangers, business cards, got a website and domain name at godaddy for $12 for 2 yrs, got me a dedicated phone line. I guess u can tell Im pretty darn excited. This is just a prelude of better things to come. Thanks to Dean for the motivation. Rando1

Back in the saddle

Yea I've had some major disapointments wen a few deals crashed. But I decided to get back on the horse. This is my lesson.. Expect the worst and hope for the best. I got a ton of more confidence now. If Im not so desperate for money on the next deals I will be in a much better negotiating position. U know wen I came home from this deal I had another couple call me about my Mom's home that I was selling for her. Its also way under water and she was paying a few hundred buks a month over the rental income to keep this dinosour. Shes 80 yrs old w a fixed income. I told her lets get rid of this house. She says I will but I want $15,000 I told her Mom nobody is gonna pay that cuz the house is underwater. She says well we can always come down. I started advertising it, take over payments $15,000 Down, After selling my fist house this young couple come over and give us $8,000 in Cash, they had it in a sock. They will pay the balance in 2 yrs of $7,000 Im still in shock. All from advertising on Craig's list. All wer doing is filling out a contract, having it notarized and will record it ourselves at the county recorders office. The loan stays in my moms name and we retain the right to take it back if they dont fill their oblgation to pay the monthly mortgage + taxes and insurance. Of course Im not getting any money for selling Moms house but its great experience and it sure feels good seeing Moms big smile and getting this dinosaur off her back.

How many miles away is Alabama?

I got a call today from a lady here in Calif that has a house near Mobile Alabama. Shes underwater and wants to give me her house. I have already gone online and brought up Craigs list in Mobile and placed an ad. Wudnt this be a kick in the butt to sell a house 2,000 miles away.I found this deal by placing ads for bird dogs. One of my bird dogs is her renter and he was here in Calif visiting his brother and called me to say he wud have his landlady call me. So if this deal goes thru I will have him help me put it together and pay him $1,000 finders fee. Whats funny is the lady told me shes tired of her renters and just wants to get rid of the house.

That Alabama opportunity has me in stitches. But it also has motivated me to ACT!!!

Here in Las Vegas half of the RE market is in foreclosure (the other half is "underwater" homes).

Craigs List

I also didnt have much luck with Craigs list at first. Now I put in a lot of ads, some are flagged and removed prob by my competition. To find my sellers I use, I will pay full price for ur house & Take over ur debt. I only got a half dozen responses on the many ads I placed over several months, and only got one deal to go thru. So its not just place 1 ad and expect things to happen, I place new ads every 2-3 days. I also run many ads for bird dogs and offer to pay them $1,000 for each deal I buy or assign. But just using Craig's list is going much to slow for me. I orderd bandit signs and 1500 blank doorknob hangers. Its gona take a lot of work to get where I want to be. But now I know I can do it.

After almost 2 years of playing around, I finally have my foot in a number of doors. CL ads haven't worked for me either. I've blanketed the RE Agent sites looking for an agent with minimal success. It can be FRUSTRATING!!!! I finally got action from my letters to known Cash Buyers and just today an email from an agent looking to work with a "NEW AGE" investor. I didn't coin the term so feel free to use it fellow DGers. Just don't abuse it. It's freshness is what makes it appealing.

Step by step progress

I know this process will come together. I joined a few weeks ago and dug into the material. I listened to blogs and videos.

I have been is sales my entire adult work career and tried mixing in some of what I am "doing " in conversations I have with current customers who I know are successful in their business. On two of those occasions we shook hands and were ending our meetings, as I was hitting the door, the person said "Hey Rix, when one of those deals comes up, give me a call, I may be interested in investing.

I'm still learning but that sounds like a cash buyer or a private lender showing up!

I think more people need to hear this. I've just started on Monday and already there are the naysayers, even my own doubts, that to make money in real estate you need a ton of cash, the markets bad, etc. But hearing that a "new blood" has really made money recently is like water in the desert. Keep it up man!

By the way, since this is somewhat of a lonely road accountability and positive support is helpful for anyone. Plus having someone to talk and someone who wants to complete the same goals is really beneficial.I will be happy to just listen to what anyone's experience is like and hopefully help push you and I towards a break through.

He Dont believe it

I dont believe it, I just got a few sellers calling from my Craig's List ads, sometimes I'll go for several weeks and get nothing. And yesterday I get 2. This one seller has a 6 Bedroom 4 bath mansion on a golf course that he wants to just let it go. Hes still current on his payments. He told me his wife started a good job in another city and shes already there and hes in the house with just his dog. I got photos of this place its incredible, sago palms, antique light poles, gorgeous patio and landscaping, statues, koy pond, 1/2 acre. The inside has the granite counter tops,stainless steel appliances, tile floors the fancy chandeliers, wet bar huge walk in closets, the house has 4,100 sq ft Hes had it listed and just cudnt sell it. If I dont take it hes going to walk and let it go into foreclosure. He owes 330K I know I can sell this home with 15K down and take over payments and keep the existing loan in place. I already got a few of my buyers wanting more info. After I do a bunch of these deals this is the kind of house I want to keep for myself. I asked the seller if he was willing to pay closing costs, he replied, if u can sell it fast. I will get with this seller this weekend to have him sign my agreement b4 I start marketing it. Im still in SHOCK.

A success roll that is! This is all great to hear from one who is new to the program. I have had the material for a while and just being side tracked by life still have yet to put it in motion. Giving up

Some days I felt like just giving up. I wud think how can a guy like me an ex construction worker do Real Estate, Im a nobody. I read somewhere that most people will try something for 90 days or less and if they dont make any money will give up and call it a scam or blame the universe or use any multiple of excuses. I decided I wud go 2 yrs, then I wud giv up. Haha but I made a wad of cash last Sunday and I got some more deals Im working on. Im still beating myself up knowing theres more I cud be doing, theres things Im not thinking of, times a wasting etc. Now Im thinking in that 2 yrs time I shud be well on my way to a better future for me an my kids and that cute wife that has stuck with me for 11 yrs now.Its time to chuck those excuses and get busy.

I was nervous about going to talk to this seller with the mansion. But heck he had a pick up and a few dogs and he was my kind of guy. We both had short pants and tennis shoes on. The house was beautiful. But its listed till Oct 1, I cant market it till then. He said he was ready to sign it over to my buyer and hes willing to walk away with no money and pay closing costs. I know I can sell it, if I cant it will cost me nothing, no risk. Its funny he used to be in the mortgage business and he knew more about wraps and subject to than anybody I've talked to b4. So while im waiting for this listing to expire Im going to pass out my door knob hangers. and place more ads on Craig's list. Im ready for some more deals.

Even though the house will not be "officially" available for marketing until October 1, you can start advertising for buyers. You can put basic details in your ads, #BR/#BA, pricing, amt down, etc. and have buyers lined up.

You may have said this, but I am not remembering, do you have it under contract yet? You can still put it under L/O contract with the contingency that if it sells before Oct 1 it will nullify your contract.

Don't wait! Have your buyers ready and on October 1 you could have everything locked up!

Are you doing Lease Options or Mortgage Assignments? When you get the money down is that coming off the mortgage amount or are they just giving you that money for bringing them the deal...no strings attached?
