I CANT FIND THE CASH BUYERS LIST!!! PLEASE HELP!!!

Hey guys,

I'm in a bit of a pickle. Ive been reading deans books for a while and I noticed a few times, mention of a cash buyers list of properties sold within last 90 days, and wondered how one would acquire such a thing. But i brushed it off and said ill think about it when I get there.

Well, IM THERE! Ive been reading Deans latest, "30 days to Real Estate Cash", and am on the cash buyers list obstacle. Ive heard mention through his book on how one MIGHT be able to get it. And Ive been looking through the forums for info that might help. While theres stuff that kind of helps, it seems im not getting all the info. Or, im dumb and not picking up on it.

But heres the tricky part. I know all state laws, tax filings, property file info are different from the next state. Im thinking thats my problem. I live in Tulsa, OK (i know tom and jeri live here too! was hoping to get help from them some day, maybe on this) and ive heard this is a great and easy place to invest. But as of late, im thinking otherwise. Every realtor Ive "interviewed" (which is about 8 so far) have all given me the same response. "Ive never heard of investors needing something like that and I wouldnt begin to know where to find it." Ive been doing more digging, on this site and through the books again and its like its not telling me what I need to hear. PLEASE HELP ME! At this point, Im desperate. If someone could give me a detailed, step-by-step plan of action, I would be extremely grateful and would be in your debt. Sorry so long....Thanks so much guys.

Thanks for the quick response! I appreciate the info but to let you know, that is exactly how Im asking my potential realtor. I followed to the T on what the books and you guys on here at DG have told me on how to approach the subject with them, and they're still scratching their heads. Thats why I was saying I didn't know if that in Tulsa, it might be harder to acquire a list of properties purchased with cash in the last 90 days...Is there something else I should be asking? Maybe its something I can find myself, or with his resources, we could find the information together. Regardless, thank you for the post and good luck on that first deal! It is a list you get from your realtor to show you the cash buyers for the last 90 days in your area. So your list in one place for buyers will obviously in most cases be different from my list in another place, and it will change from time to time in your area as well.

Have you tried....

Placing an add on craigslist for buyers in your area? The realtor I found is great but said the same thing about the list so I started digging around on the forums and found "scripts" of adds to place on craigslist and similar websites to attract buyers. I've had a lot of success building a buyers list, PM me if you'ld like a copy of the add I use.

Buyers list

Hello Sean...there are many ways to start and expand your buyers list and getting info. on properties sold for cash in the last 90 days is just one. I would start by going to Google Maps and typing in the search bar your city and state, then when that opens type the words just like this "WE BUY HOUSES". You will see numerous leads. Write down their info. and call these people and tell them you are a property wholesaler and you would like to send them new properties that you can find real cheap. Get their investment criteria and add them to your list. Do the same thing on Graig's list. This is the quickest way to build your buyers list!!


Cash buyers

You could get your local paper and look for people renting apartments. Landlords. Call the numbers and ask if there interested in buying more properties at a great price. Or you could go to your search engine and type in your state and county, then in the same line type we buy houses, then push search. You could also go to local auctions to find buyers too.

look at pennysaver

I found a buyer at the pennysaver free paper; found another driving in my neighborhood and stopping at a recent sold property being rehabbed; other investors put up their "I Buy Houses" signs at properties they're rehabbing...

Tell people you talk to every day that you're a re investor- someone who knows someone, who knows someone will very likely refer you to them...

What percent of listing price have you been offering? Have you adjusted the percentage of list price you are offering? Have you received any counter offers? How many realtors have you gone thru submitting 500 offers?

I did not reread this thread just now, so I am not sure if it tells you in it, but an excellent way to find cash buyers is to go to the courthouse auctions. The people who are buying there are paying cash. See who is buying, quickly introduce yourself as someone who knows how to find great deals and exchange cards. Don't try to get into a long conversation, they are there to buy and may not want to be distracted.

Thank you so much for responding to my post. I want to thank you all individually but that would take a while and time is not on my side. I wanted to let you know that all suggestions and advice were warmly welcomed and much appreciated. Some of the practices that you mentioned were already put into place and the others were added to my methodology. All were helpful. And with that, a good buyers list has been started. BUT, I just really wanted to follow Deans instructions in his book, "30 Days to Real Estate Cash" to the T, and getting that list from your realtor was a big part of his methods. Plus, it wouldnt have been bad to have had one more weapon in my arsenal. If anyone can help a guy out from Tulsa, OK, to acquire that list, like I said before, I would be in your debt. Either way, thanks again all for the help, thus far. You guys are awesome.

some advice

Hi Sean,

I am not in OK I am in Massachussetts I hope this helps. I am a Real Estate Broker my self and a RE investor. In my state there is no easy list for us to find the cash buyers that we could print out. What I do is look at the sold properties under MLS and they usually put in at the bottom the method of purchase FHA or conventional or Cash etc. That is the way I find out if it was bought in cash then I go under public records and if it has been recorded it will generally give you the name or LLC etc. The next step would be finding an address so I then look under the Secretary of commonwealth corporations division there you can punch in the name of the llc and it will give you an address no phone number but at least I can send a letter of introduction. yes it is not as easy in my state to do the search for cash buyers as a realtor. However I have been able to track it down that way I do not know if that might be why they do not know what you are speaking of. It does take a little longer to do but they have too be willing to do the extra work if they want to work with you. Not all rea get it.

Anoter answer to getting Cash Sold list from RE Agents

Hi Sean,

I did this and do this often. Everyone has excellent advise on this thread, but as I read through quickly it seems you are still looking for the one answer to the one question.

1. Do not confuse "Cash SOLDS" with "Cash Buyers" (a REA will not give you a Cash Buyers list even if they could) It seems like a possibility that you may have spoken the script to a tee, but maybe with a slip of the tongue or "buyers" vs "SOLDS" confused the agents.

2. As others said above, ask the REA "to run a search of CASH SOLDS in the last 9o days in the area and with the criteria you are looking for" (or for ALL CASH SOLDS if your town is small-ish)

3. They (the REA) can contact their MLS administrators if they do not know how, but here goes (I'm assuming MLS sites are similar, I am in NV):

They'll do a search that includes your criteria w/i 90 days:
STATUS: SOLD
TERMS: CASH
That's it..... I like to ask the agent to export the list to an xls sheet for me (they need to do it as TAB DELIMITED). Voila! You'll have an excel sheet you can sort however you like. You can see percentages of spreads from List Price to Sold Price, or a myriad of great analysis. You can use the dates and addresses to go to your County Website or Recorders Office and look up the owners and their mailing addresses by the ADDRESS OF THE CASH SOLD PROPERTY off the list the REA gave you. When the address of the property is the same as the mailing address, it is likely an owner occupant. When the addresses are different, is could be a hot lead to an investor / buyer!

I wish we could do it like that in Massachussetts. Unfortunately MLS is different for us. They have done some upgrades and it does not allow us to search with that criteria I have already researched it with MLS. Good luck Sean this will definitely help you! go get the deal!

Karen that was right on the money! Massive help! Thank you. And Maria, Im seeing a few similarities in MA that I am in OK. Kind of what in what Tina was saying as well. Also, a REA had sent me an a few MLS listings and I had seen it listed that way but just didnt know what I was reading.

i'm in Tulsa also and friends with Tom and Jeri. are you a member of Tulsa REIA? if not, PM me and i can give you the information. it's a great club and we have some really great successful investors in the club, including Tom and Jeri.

as for the CASH SOLDS, i was a realtor in IN and it can be a time-consuming process for the realtor, depending on their MLS provider and system. it's not that they can't do it, but you have to remember not all realtors like investors. you're asking them to take their "precious" time and do something for free for you and you may never do a deal with them. not necessarily true, but that is how they look at it. Maria in MA has to do it pretty much like we do here in OK and in IN. so, be patient and understanding. we do have agents that are members of our REIC too.

Finally!!! A fellow T-Town member!! Linda, it is a pleasure to meet you! Yes, I am a member. A recent one, but one nonetheless. Ive only attended one main meeting so far.Very informative. There was a seminar on the site GavelHound.com from the gentleman who started it. In my opinion, it could be an extremely valuable asset in the REI world, if you haven't heard of it. Along with him and many others there, I grabbed their cards, in case you wanted more of the 411 on it.

You need the right agent

Keep looking for the right agent. Usually they wont give you that kind of information until you have already began working with them. I wouldn't ask for it right away. First ask them to send you all the deals that meet your buyers needs.

The second things you ask for, when you interview your re agent the first time, esp. wen you follow Dean & Matt's method. A lot of realtors won't submit your offers, either, unless you sign their buyer's agreement to represent you, although it's optional. I found that last part out the hard way, and my offers sat there for a week, untouched. If you can, do as much as you need to thru their assistant. But with the bigger stuff like making offers, do it with your agent. Thorough communication with everyone on your team, is key, too. My advice is do what you will say you will do, and follow through with it. Smiling


If agents fail

If you can get an agent to do it for you or they dont know how to then we have a few more options.
We can try a title company. They should have those type of records as well.
we can also try the county records. I am not sure what department it would be where you live, however it is normally the recorders office. They should have a data base that has all that info.

In my local newspaper, every Sunday, there's a list of Real Estate transactions.
You could keep track of the dates and names of these transactions. Keep an eye out for names that repeat. The names that repeat might mean a real estate investor. It's possible that if someone buys a new home and sells their old house around the same time, their name might wind up in the paper on the same day.

I have been building my own cash buyers list as well as a private money list, and I'm not using MLS. I really found that to be ineffective. A lot of times cash buyers are just people who have sold their previous residence and thus they have cash to pay for their new residence, and often times they are downsizing. Cash investors are all around you in your own city, county and state, and there's more money out there than you realize.

One guy called me the other day and said, "I'm interested in that one investment property you have. I've already bought to Walgreens stores and two other houses this week, but I think I still have enough money left to get that property of yours."

My point is, business owners, doctors, lawyers, etc. are all around you, and their business addresses are right in the Yellow Pages.

Another strategy

every time I have a property i'm selling, I always use that home to find new buyers. I sent it out to my existing ones, but then I also market that property like crazy so I can get new buyers calling me.

Always, Always, Always work on your buyers list, it can never be too big. Plus it helps you to network with other investors it your market and you can never know where those relationships will lead
