greetings everyone:

I have been on this site almost since it was opened and all I can say is that I have encounters success beyond imagination.

Not only have I acquired massive real estate investment knowledge, skills and education but I have found a second family - my DG.com family and fellow Graziosians. I have also increased my net worth by hundreds of thousands fold, and you can do it too.

I have done multiple deals in everything from assignments, lease options, notes, owner finance and even some using PML and HML monies.

I am going to keep this short but I want everyone who reads this to know that I would never have achieved all that I have without Dean's books. BE A REAL ESTATE MILLIONAIRE is like my second bible. It goes everywhaere with me and even as successful as I have been in REI, I still use it to refer to and still learn something new everytime I open it.

i am new at this and i haven't even recieved my book yet but i am very motivated by watching the testimonals and playing around w/the site a little. i see that u have become very experienced with the site and as a Real estate investor.i could use some advice about help using the help desk. i don't understand it and how do i ask questions? also as a new person do you have any ADVICE/SUGGESTIONS/WORDS OF WISDOM that you could give me about starting out? Dean, you and the team truly inspire me to do what you guys have done, that is just do it!

Ok, I read the books and been looking for deals, but I just thought about one thing. Other than getting a loan, should I be getting Home Insurance too or not? It might sound like a dumb question but I never done anything at all with Real Estate so I was wondering when would I need to actually get Home Insurane, because let's say I get a property on contract and it happens to be one which I am going to rent out for monthly cash flow, is it suppose to be me that gets the Insurance on the property or should it be up to the Tenant? Or if I happen to buy the property and am seeking to sell it within a month or so, should I be getting home insurance for myself? I ask this because it being such a short time that I'm going to hold onto the property, I just wondered if I needed it or not...With back to back transactions and contracts to be done, I didn't know if it was right for so many Home Insurance activations and cancellations to be done or is it one Home Insurance for all property and the sum just gets added into the equation when I get another property under my name? Hope I didn't confuse anyone, I just didn't know how to word this since I'm clueless about the topic...

Hi Anita, I was hoping you could advise me to what to do after reading the book. I am not in the position financialy to enroll into the suppoort club for one on one help. Hi Anita,

Since this is all new to me, please foregive me if I ask a silly question. I have decided that to build a workable capitol since I am not in good credit status. That assignment contracts are the direction I am going towards. Say prior to you locking up a seller. To attract investors, do you think it is a good idea to to post signs wording such as " investors needed". Or do you think this is not the approach to take searching for investors? Thanks for your support!

i am new here and looking for an investment buddy to communicate with, i live in the southern california area and currently have my sights on being successful in the real estate business. there are two areas one is bank owned properties, because i have located a realtor who is directly involved with three or four major banks and i also have my eye on short sales, they seem to be a little more active now going to open houses and talking with realtors.
anyone interested in becoming an investment buddy to keep me on the right track here.

Hi Anita,

I just want to start off by saying, your a big inspiration.I enjoyed all of the success stories,but your and Matt's storys really hit home for me. Just the fact that you both had real matters to deal with and you still keep your drive to overcome is awsome. Bravo! Hello Anita,

reading your notes and letters to everyone makes me feel that I can,just got Dean's book in April of this year and it took me two days before I even open the box it came in,I did and what a drive. Like a lot of first time investors I too have no money, disable vet just looking for a way to help myself and others.once a month I receive a check from the gov. thanks to my service in the military. Anyway I check on this property that went into foreclosure and its one of those distressed properties that needs lot of TLC and a owner the REO got it for $99.492.41 I figer if I can get it for $110.000 or $115.000 and resale it for $170.000 or $180.000 would be a good investment. One catch no money what do I do? The realtor state that I would need about 30% down. I will e-mail you a picture.........

GOOD DAY-I AM NEW AT THIS. I AM TRYING TO COPY AND UNDERSTAND WHEN AND HOW TO USE ALL OF THE FORMS AT THE RIGHT TIME WITH THE SELLER AND INVESTOR/BUYER.

I HAVE CALLED DEAN'S SUPPORT AND I STILL CANNOT FIND A CERTAIN FORM. IT IS MENTIONED ON PG 162 OF HIS "RIGHT NOW" BOOK AND IT IS CALLED:

DISCHARGE OF AGREEMENT TO PURCHASE STATEMENT

THIS IS A VERY IMPORTANT FORM THAT I CANNOT FIND ON THE CONTRACTS AND FORMS LIST OR ANYWHERE ELSE ON THE SITE!

Hi Anita, your story sounds so great I want to be successful just like you ina short amount of time. there are so many people around here that need help it blows my mind, I wish I had money to stop all of the foreclosures in my area and get people out of debt. my son included,but I dont so I want to do what I can. I read a post writtten by you in regards to cleanning out homes for extra money. I was just wondering did you ever start the business. I was wondering how do you go about starting it. Most places people are selling books to start it. Do you think it's worth buying a book on that.

Hello Anita,

You seem to have so much success with this type of deal so I figured to ask you directly?

There is a property I am going to lock in around $70k. The current appraised value is approx $155k. I am scouting to build a buyers list and confident that I will find an investor to take on the assignment around $105k for a 70% LTV. This would leave $35k on the table at closing...for me : )

My questions are these:
1. Could you send me a link for the contract I can use to lock in the purchase price (which includes the and/or assigns as well as the clause that informs the seller of my intentions)?
**I will be using this to show my agent how this works even though were in Georgia**

2. Since I used an agent to find the property, who is not the listing agent, should I negotiate a fee for them that will come out of my pay since they are technically the buyers agent?

3. What costs should I anticipate or negotiate before I see my check at closing?

4. Am I going to give my buyer another contract as well as the original purchase agreement since there will be a new purchase price?

5. Is there anything I need to be aware of before hand?

I told my friends about this and they think I'm crazy but I don't care anymore. I need to produce more income I'm living from pay check to pay check right now.
