hello i rented my first property the other day the deal is going ok but the tenant isnt very cheerfull every time i call this guy he is disgruntel does anyone know what the law says about dealing with a disgruntel tenant

Demo time!
November 10th, 2011 | posted by susangoatesWe closed on time and I have had the house for 10 days now. In that time I have had the furnace replaced, kitchen cabinets removed and new facia put on. The new windows have been ordered along with new gutters and I hope they arrive next week.
I have begun taking down some wood paneling that was up in two rooms. It's messy but I am making good progress. The rest of the tear out will happen next week (I hope) with stronger men to help me.
The kitchen cabinets have been ordered so I now need to get busy and find some kitchen tile.
Pictures will be coming as I will be taking some in the next few days.

I have a house in mind:
It is a short sale fair market value on the dean research site says 122k, it is listed for 99 on zillow, and my realtor has it listed for 79.
Maybe i am missing the most simple part of all this but if values are determined.. shouldnt' i just be able to apply a certain percentage say 50% of that value and make offers all day?
And then the offer, do i really just ask my realtor to bid 60k on this? I have never done the process before so how do I make sure I have 30 days to make sure it checks out.

On the way, I stopped in two Recorder's offices to get names and addresses of CASH buyers in two counties. Took 30 minutes each. Mail will go out tomorrow.
