First off Dean I want to say that your backyard looks so inviting. I would love to spend the day there with a cuba libre and the warm sun. Then I would like to spend a day with you when you get in your car to do business. Yup from sun up to sun down which means the beginning to the end of your day every minute kind of like being a fly on the wall. I love to observe people and I would like to take in some of your energy. I have lots to do so I am going to get with it here. All I can say is: oh, boy! I am glad that you mentioned that this is not a quick rebound, however, not to let the grass grow under your feet. I am still getting my credit right and I thank you so much for Philip Tirone. I am taking his course to straighten out my credit life and guess what, even before getting the materials, I did some of the things that he discussed and already it has bounced up 5 points. Now I know people may say 5 points?! But I am excited by it; I found some errors on my credit report and there it is. Now this news about Fortune magazine. I will buy the magazine and read the article, but I have got to tell you my nerves are jumping. I am doing a million things a day to get through reading, your blogs and anything I can get my hands on meshed in with the daily routine of living.

We are still seeing prices in SoCal go down in price, but a lot slower. Now is definitely the BEST time to get out there and get going! Embrace the struggle, but keep going forth and taking action. Its the only way to success. Thanks for letting us know about the article. I don't particularly live by what the media says as they are wrong so much, but, its true. Population is still increasing, even if at a lower rate, and people always need a place to live. So, whether its rents that increase or house values, REI is where its AT!!! Never stopping, never giving up!

Hi Dean! We are totally seeing things pick up in different areas around us. We didn't get hit as hard as many states in the country, but things were slow. We are seeing homes selling much faster. What to do.

Hello Dean:
I first bought your book:( Be a real estate millionaire.) Back in August of 08. I basically have no money of my own to eat with let alone to buy real estate with.
It has taken me time to grasp the concept of using OPM and as a result I still have not made my first deal, because I was frozen from fear, like a deer in the headlights of an oncoming truck.
I dont wanna be left behind, and after watching this video I feel the time to move is " now."
I am currently working on a deal in the local area that I've taken a particular interest in.
But its a two bedroom house, and the bank is in pocession of the Deed.
I wanted to lock it up under contract, but I dont know how to go about doing that with a Bank involved. What method would you use on a deal like this ?
I thought about using the Greg Murphy Lease Option strategy, but I still have not assembled my Buyers and sellers list. Well, I do have a few buyers on my list, but none of them are interested in a small two bedroom one bath house.
On a more positive note, the house has a full unfinished basement where someone who might be interested could, build a guest bedroom and an additional bathroom, downstairs.
I dont know what to do, but as you pointed out in the video," Now !" is the time to take action.
( Any Suggestions ?)

Thanks Dean for another great blog, and for the Real Estate Market predictions! I have to say, learning and investing right now is the chance of a lifetime. But I'll add that learning ANYTIME is the chance of a lifetime!! We've had some AWESOME opportunities the last three years in Real Estate Investing. But I find each day, as the market fluctuates, it creates new and exciting, ONGOING chances of a lifetime! NObody can say "Dang! I missed out!" because it's here NOW! (and TOMORROW and NEXT YEAR! Smiling))) That's what I love about you and what you teach us! It is more about making it work for ME, in MY area, in MY market (because we all know it varies around the country) and we don't HAVE to search for the "hotspots"-- we can find the great deals in our own backyard. Don't wait for all the conditions to be just what we think they need to be. No excuses! MAKE them what you want them to be!! Woohoo!

Thanks Dean! Deals just keep getting bigger and better!! And I'm so excited to see what you've got up your sleeve with the private money! I use PMLs almost exclusively now for my deals. Who wants to spend their OWN money(or even HAS their own money to start with, for that matter??)! AWESOME!!! Even more possibility for DG fam!!!

I suspect you are correct but things are not moving that fast here in Canada..Banks and trust co.s take 5 or 6 days to respond to offers and they have insurance co.backing at a certain price so they will only go down so far.welcome to Canada

I just read your e-mail and you wanted to know what I think. Well, I am in total agreement with you. The market may be starting to try to turn and rebound but it will take awhile. There are many factors to consider and this recession has been compared to the great depression. There are still other things that could happen to have a negative impact on the economy. There is no doubt that eventually the market will come back and I do not want to be one of those people who did not take advantage of this opportunity. House prices may be on the rise in some places but gas prices are rising too. Then there is all the talk about government shutdown and de-valuing of the dollar. The bottom line is we do have an opportunity now and need to make the most of it. Too many houses sitting empty and no new building happening. Then a Presidential race in the near future. Its going to be interesting. Here in Sacramento my REI group is saying 12-18 months to see some rebound. Also there is supposed to be another million foreclosures to hit the market this year while banks are working on the so called shadow inventory of REO's. I know people who are still talking about walking away because they are upside down. I think 10-15 years from now my house will be worth more than it was at the top of the bubble. As soon as I possibly can I have to make it work and get another deal. I consider the home I am living in to be my first deal even if it was in 2000 that I acquired it. If you have a property in your pipeline that I could acquire I am definitely interested. Again I am very grateful for you and all that you do.
