Never really thought of it as cash flow like that, but its right where I'm at and have to start doing more wholesaling. Just finishing up watching the edge online, and should be getting the dvd's I thought?.... Did two deals in the last three weeks so its time to pull my head out and start wholesaling full time. One of them I made 5k right away with my favorite buyer then convinced him to let me keep marketing and split whatever we get over what he had it for...squeezed an extra $7500 a piece out of it and got a bunch more buyers on my list;) Hard to tell what things are worth with the market going up like it is. But it was definitely a win win. I'll see you at the edge next year!

Wholesaling is something I need to start doing!! I have been buying, rehabbing, renting, refinancing... so the cash flow is not that great until the loans are paid off in several years... so, having extra cash flowing in from wholesaling is what I need to do!! I've written it down as a goal now, so I will get it done!

Ah! Yes! Wholesaling

That is the path and it has a plan. Wholesaling is what I must do to change my life. I swear I do not know what is wrong with me. I know I am not stupid. I plan, read, research, analyze, and on and on. I have the book and a multitude of notes. I know of investors from my REI clubs that will buy and I picked up a buyer from craigslist last week. He replied with his info in an e-mail and told me to leave some meat on the bone. I would say my next step is to go shopping via 25-1 and that means lining up agents. In the past when I have called upon agents via KW or Remax I didn't have any success. They asked ?'s and I gave explanations and they wanted to know if I had the money to move forward. It is as though they wanted to be in control. I have to work on that and make lots of calls today. I am going to target working with several agents at the same time so that I can strive to make at least 5 offers a day.

Tomorrow 6-3 is D-Day 66. I don't really like that number but looks like I will have to live with it for a year. I am on my way out of bondage and what I need is everyone to pray for me and thank the Lord for my coming success. It would not hurt to have some remote coaches either.

Dean, this sounds like the topic we touched on at THE EDGE. If you don't have the money now, wholesaling is the best, risk free way of getting it. Once you have the money available, start holding props for long term "flow" while continuing to add $$ to the pot with more wholesaling to buy more hold props for more "flow". Sounds to me like a road map to a secured future!!!

I like the sound of both. I am continuing to work on the wholesaling. I am also starting to work with partners that I have met through you and your websites. I can get the deals and pass them on to others to do the work. I like that. When I feel comfortable I will work on the cash flow with fixing and holding myself. Through all the great advice here I am going to get this done.

Full Service Wholesaling

Thank you for the great tip. I had not thought
of finding a contractor to repair the property
for my buyers. It seems like that will help the
buyer to say yes to my deals rather than to the
other wholesalers who offer properties.

I was once a dis-believer. However, I totally agree that wholesaling is an art that every investor needs to master. There will be times when one doesn't have sufficient funds to do a particular deal. But if that person wholesales on a continuous basis, he will always be able to get the funds.

It took me a while to realize this and now I will wholesale myself to success.

This Weekly Wisdom Was Specifically For Me

Hello Dean I appreciate you sharing this. This month would mark it 1 full year I joined your program. I'm grateful to God for letting me stumble upon RE at the right time in life. I know there are lots of people at there who wish they could be in my position just to gain the knowledge I have in REI. For the past 1 year before I ordered and watched this year edge online kit, I was thinking more and doing less. For example instead of me focusing on a specific type of investing technique, I was messing around lol doing the wrong stuff such as looking for properties while my buyers list was weak. Also trying to do lease option while I haven't yet finish mastering wholesaling.

As soon as I finish watching part of the edge event especially the one of Ali presentatkn, it catapulted my momentum off the roof. Now I know the solution tomy problem I dont care starting all over again. I ordered 60 bandit signs two days ago online specifically fr building my buyers list and it shoud get to my p o box by tomorrow.

I made a commitment with myself that whenever I find myself lost or distracted, I will refer back to the 7 step formula of building my buyers list.

In addition, thanks for explaining thwe difference between cash flow and CASH FLOWING in my bank account.

Dean, ever since I first watched your infommercial on TV back in late 2009, I have literally watched many of your students grow, make money and reach success. I could kick myself so hard for letting your books, CDs and DVDs collect dust. Or not take any action at all. I was excited for others to success but never realized that I should be excited for my own success. I don't know for sure if I felt unworthy of success, but those feelings are long gone now. You, Karen, Peter Smiles and Tony Robbins have completely changed my life. I now have several buyers, partners from out of state. I'm a Hunter of Wholesale Properties. I am also the Rehab Project Mgr for a duplex for another REI from Maryland. Myself and contractor will do the rehab on this duplex simply for the experience, money as well. My desires for success are no longer "Shoulds or Woulds", but MUSTs. Bandit Signs do work, opening our mouths, being passionate attracts people to you, Buyers and Sellers. Being Honest Illuminates like a light and also sends out a powerful signal to others. Tony Robbin's Incantation, "Now I am The Voice" works, I do it 1 -2 times daily and have done so for 40+ days.
