If you do not have the funds

If you do not have the funds for a private/business line you can get a Google Voice number. it is free and you can record a professional message. Have the calls to there directed to your cell phone or home phone. It still looks like the number they called

I just got an email from someone I approached as a potential buyer. He wants to know what my "knack" for finding deals is. How would you respond to this? I am really new at this also and just trying to build a buyers list.

Hi there! I would just tell him that I have a unique marketing system to locate great deals. Since it is so unique, I cannot really get into details of it. But I can get you great deals if that's what you want.

This way if the guy is really and simply after great deals, he won't bug you with the how part any more, I bet.

Need Buyers !!!

Good Day to All !!!

Can anyone suggest a method or two for finding buyers ?????
I have been to the REI meetings for over a year and only met 2 so far, and they don't buy much. Over 400 bandit signs this year, and not one call from an investor, also sent out over 400 letters to cash buyers from county records in 2 counties, no response there either. I have called everyone on Linked In in a 100 mile radius, all wholesalers, no buyers. Been to a couple auctions at courthouse, no one was there for sherrif sale ?? Ghost ads running on 3-7 different sites for 10 months, and I haven't got a single call yet. I'm out of ideas, and need some help to get this going !!

Hey John:
It has come to a point where, if you are going to send letters, it takes about six letters usually before you get a response. The schedule is to mail one to the potential buyer every 2 weeks (like clockwork) for 12 weeks. 3 possible things happen: 1- they get "sick" of seeing your mail and call you to stop sending it, (at which point you can start your conversation and convert them to your buyers.) 2-They may see that you are persistent so they finally open your mail and are WOWed by what you say in your letter. (Remember, they might have a secretary screening their mail so you might want to try puting "Personal & confidential" on the envelope.) 3- they are just going to ignore you which means they will not be a good buyer for you anyway so who cares and leave them alone Eye-wink

The faster method is to just call them. The fact is that if they recently bought a property with cash and have other properties in their portfolio, they are your target audience. Why wait to have them respond when you can just call them, do a little interview/introduction and know right away whether they are a good fit for you. It sounds like your finances dictate that you need to be on the phone, not spending money on stamps and envelopes. (Just an observation Eye-wink ) Once you have their criteria you start house hunting (which is where the money is Eye-wink )

Ghost ads

I would not feel comfortable placing ads for something that I did not own at the present time. This involves my own integrity. If it is not comfortable to you, then it plants a poor seed in the back of your mind for your own justification. Shoplifters start out thinking that what would it hurt to get this one little thing. Yes, they are trying to justify what is not right!

Integrity is something that becomes engrained in our whole mind, body, and spirit. Is it worth it to plant poor seeds? For this reason I do not feel that ghost advertisements would be the path that I would want to take.

about the contract

First let me say. I just started this program 3 days ago. I fully understand the Wholesaler part love it. I am a very good internet marketer!! But i do not get the contract part... never been through it. Was told you have to put a earnest deposit with the contract. which could be $500.00 to $1,000.... Which goes into a escrow account. Is this true. Or only in some states or on certain sales? Or the that price come down on lower properties???

It has been awhile since I have posted anything on this website. First of all, I want to say I have looked around for buyers for a couple of years and have not had any luck. I have not found true buyers, I have come acros a boat load of wholesalers. Whenever I see someone saying they want to buy a property, I ask they send me proof of funds because I do not want to get involved with someone that can't buy. I have not found anyone willing to do a deal with me yet. It seems asking for proof of fundings cleans out the people that are not being truthful. I would suggest others do the same.

Your FB profile can attract buyers depending on how you word it. That is until they changed fb pages to a timeline instead of a page where you could actually read a profile on that person. But all of your profiles no matter what social site you use should represent you as the person a buyer wants to go to for a property.

Proof of Funds Letter

I'm marketing to agents/realtors for properties(using the 25:1 strategy) that I can wholesale to cash buyers. I was asked by one of the agents,for a proof of funds letter. How do I get this and is there a cost involved?

Finding investors

I have been investing for 40 years and have several great cash investors. It doesn't take too many if they have millions of dollars and trust you explicitly. The key to finding these kinds of investors is to build relationships over time. I am a builder by trade and have built many houses for clients. Through the experience of working with someone building their home I develop a close relationship, especially if they learn they can trust me to do what I say I am going to do. If their experience of doing business with me is a positive one, then talking to them about investing in a profitable project is easier. For, me I started by doing small partnerships projects entailing buying property, building and reselling homes for a profit. One successful venture led to another until after several years I was creating million dollars real estate investments. The key is trust. Never co-mingle funds or do anything dishonest and your investors will learn to trust you and invest more and more money with you. They will also tell their friends about you who will eventual want to invest too, especially if you are making your investors a good return on their investment. Network with friends and family members, co-workers and other people who already feel they can trust you and expand from there. Talk to people you do business with and establish relationships, then develop trust.
