My Favorite Way to Find Buyers

There are so many different ways to connect with buyers. My favorite and quickest way to find buyers is through real estate investments clubs. I love meeting people at these clubs to put a face with a name and also to see if this is the type of person that I want to do business with. You can also meet many investors at one time.

BUYERS-LIST

Hello Carol,

I was looking back through a lot of the older posts, both of yours and the other members recently. I was wondering if a lot of those past strategies still apply today?

In reading your posts, I can relate to your past struggles. I am part of a blended family, with a total of six children. Two of those children are special needs. My family farm is in foreclosure, and we have exhausted all the ways of trying to save it (other than real estate). It would be completely devasting to lose the farm (espcially for my autistic son) as losing the farm, would also mean losing my only means of income.

My wife and I are trying everything we can think of to find buyers for our buyer's list. We spend quite a bit of time reading through the forums to get ideas, and still no one has responded to anything we have out there.

Any suggestions that you may have to help us along the way would be appreciated.

Like mentioned many times over, especially put very nicely by Carol, meeting other investors at REI clubs and/or marketing your approach on Craigslist is the way to go. And the more you network here on DG.com, the better chance you have at finding out some valuable information that could benefit you in the long run. Like Dean's well known motto "Knowledge + Action = Results", part of that knowledge process invovles turning to success people and taking their helpful advice and information and running with it. Lets all make this happen and lets all rise to the top in 2012 DG Family! Smiling

Wow, this is probably the best advice I've gotten in months. I have so many properties in sight and am having so much trouble with my buyers' list. I'm gonna get right on posting my Craigslist ad and will be at the monthly meeting at my local REI club on Feb 2. Thank you so much. Can't wait to tell you about my success!

The next time you are at your dentist office, lawyers office, insurance office, any sales office etc, start talking to these people because there is a good chance they have money and there is an even better chance they have been losing money in the stock market. People with money are begging to find something to invest in.

Here is how to break the ice: "Wow the stock market really took another big hit today didn't it." and then they will say "yeah tell me about it, I have lost over $100,000 in the market this year!" then you say "hey I don't know if you know it or not but I am a real estate investor" they will say "really" and then you say "yeah and there has never been a better time to buy real estate-you should see some of the deals I am finding!"

I think you guys get the picture. Tell eveyone you know that you buy real estate and watch what happens. The gates of abundance will open up and shower down on you.

Can you tell me, or where I can get info on how exactly dose a contract work. I already know what its for, every body keeps explaining that, but I need to know where do you get the actual contract form?, can you drop the contract?, how long is the contract for?, and by getting a house under contract what am I responsible for?.

Manufactured homes

Carol,
This is exactly what I want to do in the Real Estate buying/selling business. I do a lot of things over the internet right now anyways, and think it's part of the system to success. Craig's List is a perfect place to start. I do have a question for you though, I have a lady who is wanting to sell her Manufactured
home. It's a 1983 model. Three bedroom one bath. It has a lot of wonderful new things she's added to it and she is keeping all of her furniture, new washer and dryer etc. in the house. It also has a completely furnished shed with every tool a guy could possibly dream of. Is there even a buyers list out there for manufactured homes? She is a great lady and is also challenged. Is there any advise that I could give her? She wants out and wants to relocate and won't give me any details? What would you do for her?


Finding Cash Buyers

Finding Buyers:

Option#1 - I like to go to google maps and:
Step #1- type in we-buy-houses near Tampa FL your city and state of course!
Step #2 - ensure you get all the results by using the scroll bar just off the map on the left side.

Option #2 - Craigslist- Go to HOUSING tab directly under your city name and type in buy houses in the search engine or lease option for lease option Sellers

Call these guys and say exactly the following:

GOOD SCRIPT!!!
“Hi, my name ______________ and I saw your ad online that said you buy house? I’m in a bit of a situation and have a property I’m DESPERATE TO SELL. The property has some EQUITY but I need to make a decision soon and would rather not list it. If you will email me your contact information to youremail@****, I would be happy to send it over to you.”

OTHER WEBSITES WITH BUYERS:
**** and connectedinvestors.com are great way to network with other investors. Some will be doing what you’re doing, but if they have A LOT of cash buyers, it might be easier to make ½ as much and see if you can close a deal together.

Hi Tim and Dee,

Here are a few good sites to find buyers asap:

Website’s to setup accounts on to network with buyers:

1. www.craigslist.com find the city you want to search in, then go to the “HOUSING SECTION”, scroll down on that section and find “REAL ESTATE FOR SALE”, click on that link, this will take you to all the property for sale, look above the listings you will see a “GRAY” box and in there you will see the words “SEARCH FOR” followed by a white box you can type in, put your cursor in that box and type in “WE BUY HOUSES”, then go to the next box it will already say “REAL ESTATE FOR SALE” followed by a black arrow pointing down, click on the black arrow and it will bring up a drop down menu for your, from that menu click on “ALL HOUSING” once that is done leave everything else the same and either hit “ENTER” or click on the “SEARCH” button. This will bring up all the buyers that are advertising to buy houses in your area. Go down the list one by one and click on the listing and read their advertisement and talk to them and get them qualified. Also, you know where you clicked on “ALL HOUSING” you can also go back there and click on “ALL SERVICES OFFERED” it is at bottom of list and see more buyers that are advertising.

2. www.linkedin.com great site to network with buyers, setup account as REAL ESTATE INVESTOR/CONSULTANT and start networking

3. www.meetup.com great site to finding groups or real estate clubs in your area.

4. www.connectedinvestors.com great site to finding buyer, wholesalers, deals, etc…. that are interested in real estate in your area, setup free account.

5. www.biggerpockets.com great site to network with buyers, setup free account find buyers and investors in your area

Finding investors is the easy part

If you want to find investors that have cash and want to buy proeprties. Go to a RE auction

any investor that purchases a property an a RE auction must have at least a 5k check to put down on the property that day. They also need to come up with the balance funds within 24 hours. Now talk about cash and quick!

So why wait, go to the auctions to find your buyers

I'm going to stand by the tried and true rei clubs....

The very best place to find investors is at the rei clubs. You are in a setting where investors meet, are looking to network with other investors etc and are working their businesses! This is the most successful way to find investors and it will always be at the top of my list!
