Investors Ad

Hi Carol,
I have a question, and my question is, do you tell the investors
that you do not have any properties avilable right now.

Ok I have read all the information about finding investors. All sounds great. My question is when you put the ad on craigs list or where ever do you put your regular phone number, or e-mail address or do you have a voice mail system that you are using?

this is great information and I am finally starting to take the time to read this information. It has taken me time to really realize that this can be done.

Any suggestions would be greatly appreciated.

assigning contracts

i have only just started about 3 weeks or so ago and have put together a bunch of biz cards and post cards. I posted them all around local towns on community boards in supermarkets. each with a 1800 # and an extention. a voice recorded message on each, just like the profit book says to do to attract buyers and sellers. i have come here to finaly learn other ways to attract buyers and sellers and also to introduce myself. hello everyone and thank you for your ideas. i am siked to be apart of this "movement" and wish the very best for all of you! First...thank you for sharing your specifics in "Attracting Investors." It was very helpful.
Question, in reference to "I've got 3 bids in." What does that mean exactly? Three bids on three different properties thru a realtor or with the home owner directly? I guess I'm a little intimidated as far as realtors go. How did you attract a realtor that would work for you? Why wouldn't they steal you deal? For instance, I have many properties that I KNOW would make a profit. But I need comparibles (houses that have recently sold) so I have that info. for my investors. (Which poses another question to anyone who can answer. The recent sales are not going to be impressive to an investor, but when the market corrects itself, of course the profit margins are unbelievable. So how will recent sales be a helpful tool in assigning when it doesn't represent the true market? Are we to rely on investors knowing this?) Back to original issue...How do you approach a realtor to help us? What's in it for them? What's a reasonable offer that will keep them happy, our profits worth assigning?

Thanks in advance. I know I poses lots of questions. Basically, I know I need to network with realtor(s), mortgage broker(s), an attorney and a title company. Can anyone shed some light on how they approached these folks and the "deals" they set up with them as far as what their piece of the pie would be? Percentage or what? Please help so I can move forward with confidence.

Did I miss something? What does it matter what you're "called?" You're locking in a contract to assign for a profit. I will be signing with a seller my first assign contract in two days. Now I'm confused....Should I set up two closings?

Agreed. I just happened to run across a bunch of info. on the internet a couple of days ago(by accident, googling) about wholesalers. And people who assign are just that....wholesalers! Same premise.
Question for you and Elena...or anyone else who can shed some light. If you don't want your seller (the person from whom you bought from to assign) to know what your profit is/was....What's the best procedure? Have the investor that bought from you write you a check before closing and be done with it? Or have a double closing, two separate rooms etc.? Please advise as I have to move quickly.

Question (cause I love your advice and the way you think) However, ironic the question...What is your "preferred procedure" for getting your assignment fee? In other words, I've heard so many talk about double closings....I don't understand why one would do that instead of just "assigning" over the contract. (using the Assignment form on this site, for instance) Can you tell me any reason it would be done that way? And are those the only two options? Pros and Cons? Just shout it out!!!LOL

finding buyers

this is pdawg, has anyone googled i buy houses and seen all those ads that say sell your house fast, i buy ugly houses etc. buying nationwide. has anybody had any luck finding buyers that way? or does it work better to try and stay in your area? thanks perry

I am new to this as well and I am trying to build a fast cash buyers list for the area I am currently in. I am in the military and will be moving to another area in March. Any tips for someone in this position? I have read these posts and I think this is the best info I have seen so far. If you have any other Ideas or suggestions please let me know.

Hi, I'm Keith Hughes and I red your posting on how to build a buyers list. I am not computer savy and don't know how and where you went onto craig's list to advertise to build your buyers list. I have been enrolled in Dean's real estate investors course for about two months. I have hit a brick wall and am slowly losing interest. You see I'm here in Memphis, Tn. and working two jobs. However, I'm from Navarre, Fl. I have contacted the local real estate club an have posted blogs on their web site. So far no one has responded to my advertisement. I have done everthing the advisors have told me to do and still I'm batting zero. I want to go back home and get out of the rat race. I'm determined to keep trying. But working two jobs I find it very hard to do! So yes I am frustrated and don't know when or even how to find just a little progress towards my first deal. I am getting discouraged and wondering when I can see some success. I'd appreciate it if you could help?

Have you tried putting an ad in with your local newspaper? If not, you should consider doing it. Have you called the "I buy homes Ads"?

Hi my husband and I are new to this we are doing DG courses. I put a ad on Craig's list to get investors it worked I got a really good response but now we are having trouble with are buyers list. We have reached out to people in foreclosures but nothing so far any suggestions?? We are a little nervous but really excited and feel this will be a successful business for us! I think right now it is challenging we both have no credit and we have never owned credit cards so we are trying to find investors that do assignment of contract. If anyone else has been in the same situation your can just give some advice please do so Thank you and we wish everyone luck!!!

Once the seller accepts my offer I lock the property up with a Purchase agreement. As far as a deposit, I have done many deals since I started Wholesaling and have yet to use a dime of my own money. i do not even offer a deposit as an option when I lock up a deal.

Hello,

I have been monitoring this site for about a year. I've read one of Dean's books and have written out my plan. I am in awe of you all who are going out there and doing it.

I am now getting over my hesitations and am at the action phase. I have started with the traditional route of using a realtor with an FHA loan. These short sale lenders, however, want 25% down. I would like to attract like minded investors/partners but don't know how to go about writing up contracts, notes, "lock ups" and reassigns. Are there examples out there?

Actually, this was the exact ad I used which had the "serious" rehab investors in it. I had it under the real estate for sale section, but like I said, it was flagged and removed. Does Craigslist actually flag it or competition?


Flagged Ads

More than likely someone on CL flagged your Ad. Craigslist does review the Ads posted on their site (don't know how often). What exactly did your Ad description have in it, if you don't mind posting it? I or another fellow DGer can help you tailor your Ads to attract the audience you're trying to reach.
