I hope I posted this for everyone to see, I am currently at work and my real estate ageant called and said that the Bid I placed for the HUD foreclosure property has been accepted. List price was for $34000, bid in at $22,000, market value is $70,000+.
The price dropped dramatically earlier this month from $48000 and that was the que I have been waiting for, I pounced like a mountain lion as sson as I saw the price came down. I am going through alot right now, my Fiance and I broke up about a month ago and I willingly gave her the home we bought back in Feb because I knew that they were bigger and better things to fight over than that house..
Dean, you're changing my Life. (did you count that, 4 words) Look for me..
So pumped up.........
As soon as the dust settles its on to the next one, and the next.........
To my DG family: I Love you and don't even know you, keep posting like you do, so aspiring investors suck as myself can find the inspiration and encouragement to not only keep their heads above water, but walk on water itself following Deans principles and Techniques..

As you may notice, I grew up in the Caribbean island of Antigua, but unlike many others, my family are entreprenuers, 5 people in my family own their own businesses, and 4 others has professional Careers, Doctors, Dentist, Accountants, Farmer (well not professional, but hey).

Just stay on the track, I was very downhearted when me and my fiance broke up but I said, this is for me, this is what I have been wanting to do for the past 6 years now and it is actually happening.

I'm tired of the agents coming off as the be all end all. Also, you did the right thing by giving up the house and not fighting. Loved reading your post today and I congratulate you for a job well done. Your deal is a perfect example showing that it might not be "perfect" when first looked at but you didn't forget about it. Sure enough, after a couple months, the price dropped even more and you "Nailed It"!!!
Anything is possible and you proved it... Now I know it's not so nice to kinda throw it back in someone else's face but it has got to feel great to be able to show the real estate agent that this is entirely possible and that you actually did it! Maybe now, he or she will take an honest / sincere look at what you are trying to accomplish and finally be on your side with 100% committment. So not only did you land a great deal, but you now potentially have your real estate agent finally on board!! NICE!!!!

I also had a HUD offer accepted in April, closed 6/25/09. This was a learning experience and still learning.
Reading Dean's book and visiting the Dg family website has inspired me and gave me the courage to make my first offer. You don't have to know everything you just have to get started. To all the Dg family, keep up the good work.
Still need advice on my HUD project check out my latest post sell/ flip or lease/ option. Any help from the DG family will be greatly appreciated.
