Carol and all that are posting here I want to say thank you.. I hardly ever post outside the weekly blog du to time constraints but I had to here.. Threads like this are what inspire me to work so hard and NEVER, EVER stop learning, growing an sharing with my DG family...

Great to see you taking action! I am in Southern CA as well. Look me up sometimes, I would love to talk with you! This is one of THE toughest markets to wholesale in, but it is not impossible. After putting together 27 deals, the 28th deal finally closed. A lot of work for that one deal to close. It is a very, very competitive market and investors overpay for everything here. So, getting a good deal under contract makes you a hot commodity here! Sticking out tongue Wishing you all the best.

FRIDAY MARCH 9TH: A BREAK TRHOUGH

I STARTED ON MY JOURNEY in Los Angeles in 2010. I jumped my own schedule and sold my place for all cash and moved about 4-5months earlier then planned to Phoenix, Az. In mid January 2011 I jumped in full throttle. Like so many it was a slower start then hoped for but between this DG Site, Conference Calls, replays of past Conference Calls, the GREAT folks at the Hot Line who I called all the time - Thanks Ray! - and then occasional replays of Interviews by You Carol, and others... I just persevered! I was doing this full time, literally 12-14 hour days either on-line and also Driving Neighborhoods to learn West Phoenix. Day in day out. Eventually I popped my first Assignment, then another. I had started in on sending letters out to Attorney's on probates, but I really dove into Expired MLS listings. Lots of letters but it seemed to all slow down... And I cannot use Bandit Signs on this end of town. Those do NOT happen in his area. Then another 5 year Investor - a non DG Student who I had befriended back in February - was interested in my knowledge of Higher Finance and my gut feelings about Hedge Funds. I'll fast forward here:

He had done Multi Family Properties and one thing led to another and we partnered He'd cut me in on his SFR deals and I would turn 100% of my attention into the Funds, to test my theory and to "open the funds," I didn't know I could not! I did not know that Brokers and other had never popped them over 30 years in business. How I did it was different as I have since proved out.

Bottom line is that working with the Real Estate Investment Trusts (REITs) takes ALL THE SAME DISCIPLINE and infro that we learn for SFRs: Being Full Service, Keeping a High Sense of Integrity, NOT being a know it all and telling them you are new to this and more. It all worked. And what I have learned I intend on bringing to the DG Family down the line: But today, I had a serious Break Through with my first Major Deal and Fund. And watch this blog and as it continues from here I'll post accordingly. I will say this: A major fund accepted my property and POF/LOI passed from them to the Sellers Attorney and then the PDF Package went back to the Fund. Monday I suspect they will negotiate the numbers, and if successful they will Open Escrow Same Day. These DO NOT fall out of escrow because it;s ALL CASH.

My two partners in the U.S. that are supplying me with UN-LISTED Non REO properties have been doing this 30+ years and got behind me, because i pierced the funds. THERE IS NO guarantee of success, but I will say this. At the time of this typing we should be hearing from another Fund on Monday. And one week, 3 days ago the Senior VP of the 3rd largest REIT in the World called ME.

He became aware on line of a deal that one of my funds failed to act on on a Tuesday and the following Wednesday the listing went Public and a guy walked off the 12 hole of the golf course and in hours dropped $120,000,000. for a Portfolio of 6 San Diego Complexes/870 units! So this fund Senior VP is reading this in a REIT on line news source and has my e-mail in front of him, where I describe that happening, but in my e-mail it says that the Fund had "FIRST LOOK" because that is the service I'm creating! He OFFERED ME HIS CELL NUMBER AND SAID "IT WAS ABOUT TIME!" as to my personalized service to them. And he said to me,"you can call me 7 days a week at reasonable hours. I'm on the road 70% of the time!".

This is going to work. It's a numbers game and it's exactly the same as the need to be putting out offers! You must get those offers out there!

I DO NOT have the advantage of SHOT GUNNING PROPERTIES to the Funds however. They have specific Crieteria and if they don't want it, there is nobody -RIGHT NOW - to Fund Jump the property. I have about 6 Active Funds AND CELL NUMBERS and a lot more properties then Funds. I am working on the 20 that I'm closest to and they are also falling into place now. But it will happen.. AND IT WILL HAPPEN FOR YOU!

I am looking forward, so forward to going to The Edge this year. For me going last year would have been premature. And trust me, as I hire people to do the research (there are 7,000 Funds World Wide and 3,200-3,300 American ones), I'm going rigth back into SFRs and sticking to the basics. That's where I'm putting the profits. I'm going right back to 50 mailings a week on Expired MLS properties, Probates and Bankruptcies. Why?

Because that is what works when I listen to Carol Stinson, when I hear what Matt Lawson and Rina and Tammy REOch are doing... I played a hunch and it's taken ALL MY MONEY to back it. You don't need to do that. You might have families and are doing this business Part Time. Me, I'm an entrepreneur and I'm a risk taker and honestly, come this past October, I thought I had finally got in over my head! And now, well, ask me next week! Today I have crossed a threshold and now I can taste it! And the properties and the numbers are coming around.

There are no guarantees of success here. But we put the odds in our favor. This is an on-going story and I'm willing to put it out to you. I am willing to say if I must that this deal didn't happen, and maybe be embarrassed a bit. YOU CAN DO THIS BUSINESSES. I'd do a deal for $1,000 because in the end, it's like all these great folks who have gone before us have shared whatthey do, and again, I must admit I lean on every word of Carol Stinson's: Every property is a DEAL and it is up to us to find a way, a unique way if that is what it take, a new way to make it come to pass.

And if you are stumped - lord know I have been at every step because i'm not the brightest penny in the barrel - use this site, the blogs, call the Hot Line, JUST FIND A WAY! So stay tuned. I'll let ya know if I'm taking myself out to dinner or moving into my car! ahahahah

It is wonderful to hear all of the stories from all of you superstars. these posts are giving all us hope and motivation to keep going.
You can read my journal to find out more, but in a nutshell I have been investing for 6 years. I have learned a lot and I have done a lot too. I know I don't give myself credit. But,I am still a finacial distaster, yep that means broke,living paycheck to paycheck and I hate it.
Bamagirl, You said it best when you said you felt scattered and unfocused. that where I am. I too was angry at my self for not getting my refund. I had done 8 deals within that first year but procastinated enough that I missed the deadline!! Uhhhggg! Thats not going to happen again. Current I have been learning to wholesale. to date I have assigned one property and purchase a rehab. It was a good deal though Smiling
I can't and will not give up. I really appreciate hearing your stories everyone,please keep sharing.

First I just want to introduce myself. My name is Kim and I was an investor a few years ago. But due to some difficulties beyond my control I find myself starting over. find a buyer

Hi Carol I have some experience in real estate I have a house under contract, the bank had a mortg. of 141K on the property and I offered 37, 900.00
so there is a lot of room for profit. however i am finding it difficult to find a hard money lender or even a buyer. I just started advertising the property for sale but worried about the money for closing have thought about flippping the contract however all the people I have dealt with in the past would rather pass up a good deal if they thought they were helping me. any ideas on finding a good buyer? i recently filed bankruptcy so things r tight. any suggestions would be appreciated.

Getting Started

Hi Carol,

Thanks for starting this tread. I'm a Lic Realtor and getting started with investing. My fear is holding me back. I want to Thank you for letting me and others see everyone started off scared, but you have to do it scared. I guess it's like starting anything new, you want to make certain you have all the right answers. Being a Realtor what Dean teaches makes sense and is very doable. Putting out bandit signs is = to Open house signs, Calling homeowners= calling homeowners for leads, Contracts= Contracts, etc, etc. So, I know I can do this- just need too!

My Birthday was March 10th and bottom line is I want my Life to change for the better. So, I know I have to get out of my own way.

First, Thank you Carol for starting this blog. I can't tell you how much I apprciate you for being strong enough to not let go of your dreams and to become so successful in your business. You are such an inspiration.

I started with Dean's program in August of 2011. My best friend gave me the book and showed me the program. As of today, I have gone through 1 property close to getting into escrow, and 3 properties that actually made it into escrow. The first one we got the property too high and our buyers said they would love to purchase it, just at a lower price. Another one was a Probate needing a court confirmation, so we just backed out of that one altogether. Finally the last one where my buyer put his EMD money in then back out (this just happened last Friday the 9th of March).

Although these have been failed attempts, they are still attempts. My partner and I refuse to give up. We know that it is possible to be successful in real estate and we know that it can happen to us. I have learned to much from each and every step we have taken and we know that we are getting closer and closer. I will say this, it has not been easy. It is hard to stay positive and to keep pushing through. As a matter of fact I was struggling with that just this morning. But I will not give up.

The feelings of fear and questions and dreams I had BEFORE a couple yrs ago ended when I read deans books, joined his success academy, bought his think a little different program and attended my first EDGE EVENT!!
my FEAR of putting 5000 on my credit card.... The FEAR of people laughing, talking negative, saying real estate can destroy you if u don't know what u r doing .... Had me In its grasp and was holding tight!!! The moment I DECIDED that I was going to prove everyone wrong and prove TO MYSELF that I can LEARN anything and if this guy dean Graziosi was telling the truth then I WILL FIND OUT because I had DECIDED to be PERSISTENT in learnIng his books and success academy !!!
along with feeding my mindset with all his other books and products including the SFL system I found everythIng to be overwhelming with information overload!! I believe a lot of dgers find this to be true. To combat this I found that if I FOCUSED ON one area for a bit insteAd of stopping n trying something that SOUNDED great and others were having success at THAT I became more efficient. About half way through the academy I took action And turned one deal into 4 !!!
This Dg site here is what made me get comfortable feeling uncomfortable !!!
The wisdom from deans blogs along with all the Dg superstars that shared so freely their experience and knowledge with me is what triggered the success I had begun to realize. The success academy with all the amazing coaches only added fuel to the fire to make me dream about turning more n more deals !!!

Now I know many of you have jobs and r super busy as I was and still am but you need to do a STUDY of where you spend your time and with whom. You need to be with like-minded people just like the people here on DG.com. I can go through the deals I have done but you can easily read my journal . I haven't posted in my journal in a while but I can say that I've done between 30 and 40 deals and a lot of deals I have done are not even recorded yet . The edge event is another super amazing networking wisdom gathering place to attend .you do not want to miss the edge event This will connect you with the people that will teach you everything dean has taught them.

In closing I would like to thank Carol for starting this thread and Dean Graziosi for what he has taught me !! If I can answers any questions or help ANYONE in ANY way. Feel free to contact me by pm .

Sacramento and the 25:1 method

Anyone doing the 25:1 method in the Sacramento, CA area? What I have found... With today's market there appears to be a shortage of properties and the MLS listings are going for more than the asking price. Very few properties are on for over 30 days. Auction properties are bidding up to retail prices.

Try offering on REO properties that are too ugly for a home owner. Ones that will not qualify for FHA financing. If you are competing with owner/occupants you will lose every time. I know some people that are doing pretty well at the county trustee auctions in the Sacramento area. They look at ARVs not "retail prices".

Then there is always the pre foreclosure market. Where you work directly with the distressed, motivated seller. No agent involved. Believe me there ARE investors in your area that are making money NO QUESTION about it. You just need to figure out why it is not you. Change your strategy or sharpen it.

The ARVs are being driven up

The ARVs are being driven up to the retail prices at auctions. I am looking in the right direction, but just have not found any. We did have a line on a short sale with first position. However, we have little to no cash and could not put proof of fund to lock this in. We did tick off our realtor; we found out that there was another investor that took it for $6k over what we could have locked it in for.

The auctions are really tough since the bidding goes to retail level; stories I am told and heard from others.

Just looking for that right strategy key to make it all start going. We will find it.

Tomorrow night at the Nor Cal REIA will be Bruce Norris. This should be VERY enlightening just in time for our 3-day training session.

As I read through your post the one thing that stands out is that you may be offering to much for these properties in the beginning which is why they are not coming to completion. Remember one key " If you are not totally embarrassed by your offer you have offered too much"!

The number one reason why many people fail to bring a property to closing and make money is because they offered to much to start with and now they are stuck with a deal that no one wants because the price is too high.
