The Edge 2012 has been Amazing!

My biggest takeaway from the first day of the EDGE 2012, was when Ali Safavi said “the slowest way to get rich is by only doing deals in your backyard.” What an eye opener! I did enjoy the mentality of Selling on Cap Rate vs ARV. That was Awesome as well. And yes, my written GOALS are on my bathroom mirror and on the front door of my fridge already.
Andrea’s Partnership info was all priceless and it also made the point that Ali talks about doing business outside of your area, more of a solid point.
Matt’s assignment and double closing was put into such a simple language that it just opened my eyes to how simple it really is. Thanks Matt for mentioning to GET YOUR Money UP FRONT from your buyer!!!
Yes. Dean left me really thinking. When he said, that working my Real Estate business is just like a pregnant woman that is about to give birth. There is a lot of work and pain just before the birth of a new life. But then it’s so rewarding to see what you have produced. Just like your business, you will get what you put into it.

BRAIN is Buzzing like a hive right now...

SO Many Ideas, plans, new things, things I hadn't realized/thought of/known... Where to start?

Well, for TONIGHT, I'm gonna hit my online local newspaper and print off the "For Rent" ads, so I can start working on my buyers list tomorrow morning.

AND I'm going to post another Craigslist ad to get another realtor, because while I have one already, we're not moving fast enough.

AND I'm going to review my notes... (After I take the dog for a jog- we both need the exercise, and it will help settle the brain, I hope.)


Double Closes

I think my biggest take away was learning when to use Assignment of Contract and when to use a Double close. It was definitely my Ahaa moment. Dean, Matt, Joe Jurek, Chad, Ali, RG, Andrea, Nate and Jeff Jensen all did a great job. I was able to watch it live from home with my partner Irvin and plan on going to next year's event. It was everything I needed to hear and more. I'm more confident now more than ever to make this work. Thank you Dean and all of the DG family for making this such a wonderful event.

the information we learned was priceless there were so many ahha moments.use cash buyers money for ernist money,gitting your assignment fee up front so you get paid befor the deal goes to closing & if it does not, the assignment fee is non refundable,finding privet money & showing them how you can make them 15% return on their investment.how we need to change our mind set to think about our business as a business & not just a hobby.I cant wait until next year my partner & I will see the edge live & get to meet all the incredible coaches & students.Thanks DEAN & all of the presenters for the training.

Shirley,
Hi. Remember, the whole assumption with using your Cash Buyer's money to close with the bank on an REO or short sale is because of the 90 day FHA flipping rule. Assumption being you are unable to flip this to your Cash Buyer for 90 days.
To answer your question, it's just a question of understanding who owns the property. Here's how. YOU purchase the property with the Cash Buyer's money. Therefore, you own the property.
The Cash Buyer is like your bank so in order to secure THEIR investment, a mortgage is put on the property. And, since YOU own it, you can lease it to anyone you choose, including the cash buyer. Their money is protected (secured) with the mortgage. Then when the lease is up, and after they have rehabbed the property... they close (purchase) the home and become the new owner. YOU use the proceeds of sale to pay off the mortgage. This satisfies the existing debt obligation and makes the sale complete.
This technique allows them to get in and get busy on the rehab without waiting for the 90 day hold period to get their hands on the property.

But before applying this technique I would research carefully whether you really need to do this because some at the EDGE event have also mentioned that the 90 day rule is waived for all of year 2012. So the technique might not be useful again until next year.

EDGE 2012 Take Aways

My take aways are simple. Set those goals and get rid of of the clutter and "activity" that is in the way of reaching them. I've got a bunch of incredible investor colleagues that I am privileged to associate with and work with here at deangraziosi.com and I appreciate it.
My Goals:
Determine and document Where I am Now (with honesty)
Make up my mind about Where I am Going (with clarity of purpose)
Model "quiet confidence". (Dean)
Pursue more "Nos" (Randy) and be "snickering inside" when it happens.
And on a personal note, I really want to figure out what motivates me and makes me excited! What is it that "turns my crank"? I used to be a top athlete in high school and didn't think anything of going out on an 18 mile run, or staying late to enjoy some track time, running off season up the faces of hills... whatever I could think of to improve. Where did that motivation come from and can I tap into that again? What is it I really want out of my life? I have found out it is not enough to just want to "survive" financially. I really need a serious reason for pressing on that I can "own" and that belongs to me and only me.

OK enough philosophy. I expect my friends here to keep me on track and I will do the same for you.

About that "snickering inside" that Dean talked about, it really resonated with me because last week when I explained to a real estate agent what I was doing with wholesaling he just cut me off and just totally made me feel like I was doing something illegal and "good luck with that" and would not even continue a conversation with me. I was shunned, and he hung up. SHEESH. I was thinking, "what did I miss here?" "What is it I don't understand?" When really, it is the other way around. This guy is just blind to what is working today and making money.

Finally, I will be at EDGE 2013 and will have a thriving Real Estate business. My goal is 5 closes per month by the end of this year.

It was great seeing all your faces there this year, even if it was only through a computer screen. The LiveCast worked fantastic most of the time.

Now lets go and make some deals happen!

The clutter is just "busy work" and another excuse not to just do it!

The EDGE 2012 was great! I got lots of connections and plan to partner with some DG family in the future. I've already registered for 2013 because I want to be sure I'm here. This is my second year and I'm going to do deals and enter the next "Take Me Away" contest. When I win my smile will be as big as Tammy's was this year (you go Tammy).

My biggest takeaways were: 1. Figuring offers and selling prices according to
price per square foot. And how to figure the
CAP rate (thanks Matt and Ali).

2. When I fall into the gap, look back and remember
how far I've come, shake it off, and continue to
reach higher.

Thanks to Dean, his team and all the phenomenal speakers, this was a great event!!


FANTABULOUS WEEKEND!!!

Wow! Dean outdid himself again! I don't know how, but EDGE 2012 was even better than the previous 3 years! It was so amazing to be listening to and learning from so many knowledgeable and passionate people. I appreciate that all different strategies and angles that were shared, and each investor had their own twist to them, while still following the principles of Dean's strategies. I love that! Adapting to MAKE it work!

One of the most exciting moments, too, was the announcement of the Take Me Away contest. YAYYY to all the winners!!!!!!

The weekend went by SO fast! But now that it's done, one feels an urgency to take the next step and start implementing what we've learned! Good luck all! Get a good night's sleep and don't forget Ali Safavi's assignments for the next few days!!

Boy it sounds like everyone had a great time and learned so much!! I wish I could have been there. Thank you to all of you who are telling us some of the discussions and training they covered at the event. You sound like you are just bubbling over with excitement. I want to be there next year to be a part of the excitment and share the enthusiam that you are sharing with us right now. Keep that enthusiam going strong and we know you will succeed.

Most awesome Real estate event on the planet! I cant even think where you can get this much education at one event. We will be taking it to the next level for sure. So many great speakers and the whole D.G> family. Everybody here wants to help their fellow D.G.ers. One of my take away's is to do my DO NOT do list. I have been to hands on. I can do less and make more! We will be making changes in the way we do business and kicking even more but. It was so nice to see old friends and meet so many new ones. This is just the most awesome group of people , including The D.G. Staff.

2. Develop your Elevator Speech:
"I'm a Real Estate Investor - I buy properties at a discount and sell properties at a discount. If you know anyone looking to buy or sell I'd love the referral"
3. Tell anyone and everyone you're an investor.
4. Make at least one new connection each week - if you are not, you're not putting yourself out there enough
5. Bring Something to the Table - if you want to team up...evaluate what your skills are and how they could help someone else.
6. Hold Someone else accountable...by you following up with someone else they'll have to check in with you too.

I'd like to hear more comments about using cash buyers money (i.e. how do you go about asking them/telling them that's what you want to do and what's in it for them.) And what documents are required and in what order, etc.

Edge Event 2012

Hi DG family-I want to thank Dean and DG staff for a great event! Most of you do not know me but after the event I am back in the game.. The womens event was awesome. Rina was great and so was all the ladies we met this weekend. We will give the guys a run for their money, LOL.. I want to say hi to all and it was great meeting everyone there. My business partner and I are hoping to partner up with some other DG members this year. Also to be able to help others out on finding properties from Orlando Florida and to share with everyone who wants to make money. It was amazing weekend, and you know something, I know this is our year, because we were heading for the airport and our RE agent called and has some investers looking for rehab properties asap.. Just out of the blue...Haven't talk to him in awhile. Anyone that is looking to move on their properties, give me a pm and I will check out what criteria they are looking for. Hopefully I can post more info tomorrow.. Well have to get working on other avenues of our business I wanted to start and begin my journey to fulfilling my dreams and future..

I would like to give a shout out to Dean and his staff and thank them for a great exciting event.. I met so many great people and know that we will stay in contact through out the year. Rina thanks for the awesome ladies night. It was great meeting everyone and sharing our goals and achievements. It was an amazing event...and this is our new start and jumping straight in it.. So you will hear from us on a daily basis. Anyone interested in Orlando, Florida give a pm and we will connect. We met some great people and hope to partner up with some this year!! Genia gave a aha moment to me and I realized something that was holding me back..So look out were coming!!

So, so many great takeaways from the event, the energy was phenomenal! I cannot wait to start applying some if not all of the great advice we received from all the wonderful speakers!

Another great tip from Dean:

ask yourself and your kids "What did you FAIL at today?" if the answer is 'nothing' you say 'it's because you didn't try hard enough'.

The idea is to see failure not as a bad thing, so that we don't get stuck on our failures in life... remember, the more 'no's' you get, it means you're getting closer to a yes!

Had an amazing time at the Edge! Met so many wonderful people! And the Ladies night? Thank you Rina for setting it up! I think you may have just started a trend... the men are going to have to come up with their own idea to catch up with us! Smiling

The EDGE was awsome

Just got back from attending the 2012 EDGE event. What an amazing weekend! It was great to meet everybody and network. Where else can you learn so much about what is working right now. I can't wait to get access to the videos since there was simply too many great things to be able to remember them all.

I'm already planning to come back in 2013 so that I can get what I need to take my RE investing to the next level. Between now and then it's time to get seriously busy doing what I need to do to get that first deal and make it happen.

Thanks Dean and staff for creating such an amazing event. Nothing that I have attended in the past comes even close to comparing to this experience. Can't wait for next year.

Its not education anymore I need a mental breakthrough

As a result of the edge I realized that I absolutely have all the tools and knowledge I need to do this. For me its a mental transformation that I am in need of I completed my seven levels deep today and here are the results. Kinda actually brought a tear to my eye. I understand now why Dean believes it to have such an impact.

Why is real estate investing important to you?
1.I believe it can give me a solid financial future with flexible time and freedom to pursue my passions.
2. I want to work less, spend more time with my friends and family and do things without worrying about finances.
3. I want to enjoy relationships, be happy, and feel secure.
4. So I can influence confidence, strength and unity in my family.
5. So they will take pride in family and know they can do whatever they put their mind to.
6. So they will achieve their dreams with honor and dignity.
7. So they will experience love, passion, and fulfillment every day of their lives.
