I just wanted to write a quick post. I had a pretty good year. Did I do 1000 deals this year as predicted? Well the official count isn't in yet, but I believe I did do it.
Here is a run down of 2012:
1000 deals completed (not sure on exact count, working on that)
17 Million Dollars in long term acquisitions (this is how much I kept)
Multiple Multi Million Dollar Commercial Buildings
Hundreds of apartment units added and over 100 flipped.
Real Estate deals completed in 6 states
Flipped my 1st Non-Residential Commercial Building (it only took me 45 days)
Completed my First 1031 Exchange
Hired a Full Time Chief Financial Officer to handle all the money and transactions.
In the last 10 days I closed 116 Apartment units (kept 86 of those, flipped the other 30 for a $95,000 assignment fee), closed a large strip mall in a class A location, and bought and sold 30 houses. Not bad for the week before Christmas.
The strip mall I bought was a high multi million dollar deal that required a down payment of $600,000. You might recognize some of my tenants, Buffalo Wild Wings, Pancheros, Edible Arrangements, and Wal Greens. I never thought I would be doing deals like this. By the way, nobody flips vacant non-residential commercial building in this market, even the best of the best say it's simply not possible. Well, I did it in a 45 day period and created over $100k profit in the process.
Let me tell you none of this was easy. I invested hundreds of thousands of dollars each month to accomplish this. I was able to do that because I create hundreds of thousands of dollars each month with double closes and assignments of contract.
Many, many, many times I was short on cash and totally stressed. I was so aggressive this year I literally created cash problems. It brought me back to my first couple years in real estate when I had no cash but did deals anyway. I never stopped pushing and when money got tight I DID MORE DEALS, NOT LESS! That is the lesson to be learned. The crazy thing is I don't ever need to do another real estate deal in my life. I don't need to work. I have (high) tens of thousands of dollars coming in every month from passive income whether I work or not. But I do it anyway. I do it because nobody else does it. I do it to prove to myself I can do it. I do it so I don't ever become a "has been". I do it because I like giving money to charities and to my parents. I do it even when I don't want to do it. I do it for you guys, so that you can discover the boundries of human limitation don't exist.
Now its your turn to go out and "do it." Go get it done!

Thank you for sharing the manifestations of your goals with us. You inspire us; now we have to be motivated enough, hungry enough to take action. It's so important to work hard, but it's more important to work smart. We have to be diligent & consistent, set goals & commitments to ourselves and live by it everyday.

I don't know for sure yet how I'm going to do it, but I have most of my power team in place... and they are incredible people. We WILL figure out a way to hit these goals.
This is the best Christmas present you could have given me, Matt! A crazy, over-the-top, goal... something to target and figure out how to achieve.

You are an inspiration. Thank you for pushing through for us! I really look up to you and this X-mas message is time;y for me. You said that this year has reminded you of when you started because you were stretching your budget. I am going through this too. This is my first year doing deals and in December I have acquired two properties for cash flow. One is a vacant duplex that I acquired on a subject to. The payments are very low and one side being rented in enough to cash flow $100. The duplex does need some work though. From money that I got from assigning contracts I am able to do the rehab and it should be completed by the 1st of the year. I also acquired a 2/1 on an owner finance that I set the terms on. I will begin repairs on that 1/1. That being said, my budget is super stretched, I am over budget but I keep pushing through, knowing that once I complete the projects I will have cash flow and be able to do a cash out refi. I feel like if I have another opportunity to acquired more rentals I will, even though the money for repairs isn't where I want it to be. Take advantage of every opportunity and always be outside of your comfort zone. Thanks for your advice! Congratulations on meeting your goals and all your success this year. What are next year's goals? How will you top this year?!

Congrats on a freakin' INCREDIBLE unmatched (at least one would think) accomplishment!
Obviously that is right at 3 deals/day, and I'm sure it ended up being a larger daily average....assuming you didn't actually "do" deals EVERY day of the year?? Maybe you did, but that doesn't matter. Point is you accomplished your goal and hats off to you! You are a BEAST and continue to inspire me and many others! Showing us that there are no "limits" to what can be accomplished, but only if we don't "accept" a mindset that allows to be defeated, even before we begin.
I personally have had a somewhat disappointing 2012, not achieving my goals. However, I feel like I made great strides by FINALLY taking action, overcoming fear, and have learned from many obvious mistakes! Coming close has put that "taste" in my mouth and given me the desire to PUSH myself to succeed.
Thanks Matt, for sharing and continuing to inspire us even though you don't really have to. It shows you care about giving back!

Wow Matt, great job! What a great example you are setting for all of us to follow. You took the limits and made it limitless. You took the boundaries and said what boundaries. You are redefining the word possible. This proves when you listen to the right message anything is possible.

To do all that and then more, congratulation matt goes out to you, everything for you comes out to the best and for others like myself it all just goes backwards or down the drain and everything else. I found a property that is being sold to settle an estate I will be looking at tomorrow and see what comes out of this one but right now it is at a point to where I just wonder about it all.

Matt, you have no idea who I am but I (like so many of us DG Family) know you and continue to be inspired by you! Your tenacity and dedication are so unbelievable! Just last night I had posted on Insider Elite that I had not done my reading for the day and I was tired, and it was Christmas Eve, etc, etc and I signed off. But after I had laid down for bed I remembered your post where you said two things were important #1 Show up for work every day, and #2 Give it 100% every day that you show up. So I got up and read at least a chapter until I was falling asleep on my book and then I crashed so I could get up at 4:00 AM and go to work. It's nothing compared to what you're doing but I know if I keep pushing and plugging away every day, something's got to give and I will make this work. You deserve to be so proud of what you've done! Thanks again for your inspiration!!!

Matt, I have been a fan of yours for years, been using many of your techniques. I first met you in person at the EDGE 2010. You took the time to answer my questions and I think have remained humble despite your success. There are a lot of so called "gurus" out there who have not done as many deals in their lifetime that you did in one year!
Thanks for being an inspiration, blazing the trail for us and still remaining humble.
