OfflineSome people on here know where i started from, so those who dont and feel they cant do this, I will tell you I did it from nothing.
I dont like to post my personal business, but i see too many people saying that they cant do this because of.........
When I bought Deans BARM kit I was kneee high in debt and worrying on what was coming next for me and how i was going to put food on the table for my kids. I was never lazy and worked long hrs and very hard.
My wife got sick, gave up working and then went into depression and spent all our money. CC maxed out mortgage fell behind and so on. I cant tell you how much money I lost but it was thousands.
So to make a long story short (and i am not looking for pity) I had my credit shot and in negative debt and in the process of loosing my home. I bought deans books and started working on things. I failed a lot in the beggining as Rina and Laura know but I kept at it. I hit more obsticals than most people but never gave up. Using Deans technics I found a partner with credit and a lot of equity in his home. He knew what kind of person i was and trusted me 100% with his money. We took a HELOC out on his home and I went to work with the knowledge I got from Deans books and this site. I made tons of calls to banks and others and attended a lot of REI club meetings, even went to another state to a meeting with Laura. So now I have a duplex that is almost finished I am getting myself out of debt and will have positive cash flow coming in soon and working on other deals as well.
So yes you can do it if you really want to. But you have to work for it. nothing worth anything in life is free and no one is going to hand you anything for free.
As my grandfather once told me, YOU CAN HAVE ANYTHING YOU WANT IN LIFE, AS LONG AS YOUR WILLING TO WORK FOR IT. Truest words I have ever heard.

Your story has really touched my heart because my circumstances are not the best either. I'm not using this as an excuse, it is what it is. However, I have much hope in Dean and I'm reading his books now to gain more information.

Thank you for a great post and thank you for sharing your story. Although I hated to see the obstacles that came up with this property I got to see firsthand how a pro handles such challenges
When these issues came up you immediately came up with plans a, b, c & d. I could hear your wheels turning through the phone 
You are extremely creative and keep a positive attitude no matter what (these are the times we find out what we are made of.) You sincerely DO live up to your Grandfather's wise words! (Isn't it amazing what we are taught by our elders early in life helps us throughout our life?) It comes as no surprise to me that your partner could see the kind of person you are and felt comfortable placing his trust in you. Nor does it surprise me that you stepped up to the plate and did what you had to do for your family. When your tenants move in you KNOW Denny and I will be celebrating with you long distance

Great story. I too am in a financial hole right now, but I know that REI and Dean will get me out of it. I'm working hard on getting my REI business set up so that it will be as automated as possible (due to my working nights and sleeping days). I hope to be a success story like you very soon.

Thank you all for the kind words, I am glad I can inspire others here and give them hope that they can get out of the daily grind.It is not easy, you do have to make an effort and keep taking action to make it work,but the end result is life changing. I worked my butt off and even though I was uncomfortable with some things, I did it because if you dont step out of your comfort zone you will never succeed. If you think about it ,what do you really have to loose if your in the same situation I was in?? Not much but you have much more to gain by leaping off that cliff of fear.
Dean really is the real deal as well as some of the great people who are his top students who give their time here for free to answer questions and encourage all who post here.

We all hit a bump in the road sometime in life. Its how you react to it that will determine where your headed.

Congratulations to you but even though you have no credit or money down you actually do by partnering with someone.These kind of relationships are few and far between.I am still wanting to see someone who has done assignments etc with NO credit or No money down.
I am a newbie... have a deal going on a wholesale deal... don't know where to find or what documents I need to have the seller and buyer to sign... just saw you were on line... so new to this site don't know how to ask the questions... do it on the forums???

On your left scroll to student resources, then click on forms & Docs. There you will find both contracts.
and yes you ask questions in the forums. I would suggest doing a search to get an answer for your questions. most likely it has been asked and answered before. top left is the search tool.

Everyone has to start somewhere. It's encouraging to hear how people get started. It should give everyone the confidence to know it will happen for them too! So what! if you found someone with the good credit and the equity in their home. If not for Deans books, website etc., you wouldn't have a clue to do that. Knowledge is power! That's what I think about this site. With enough reading on here...people are telling you exactly how they did it! Now it's up to them to go out and duplicate it.
