i think every investor should be a realtor. because trying to find a good realtor is like finding a needle in a haystack. i think a majority of them thrive on investors misery, they're jealous if they know you are gonna make more money in 2 or 3 transactions tnan they do in a year. like the saying goes misery loves company.

If a realtor is envious of investors for making a better return than them, than perhaps they should become investors, No?

But you are right as to agents that need a different education than what they get studying for their license.

dont let in phase you, I'm at the point where I just move onto the next one if they show signs of acting like that. Just keep pressing on and search this site for where you need and dont forget Google is your friend too for just about anything REI related you can think of.
Move on and dont let their "vulture vomit" affect you.

Agreed ...

I am considering it myself. In some areas , it is extremely difficult to find a realtor or real estate agent who is investor friendly. They either do not like what we are doing or do not understand it or have never done it before. Their attitude is enough to kill anyone's dreams when first starting in real estate.

But keep searching until you find the right one . I recently found my re agent after 2 years -- So don't give up !!

I have 2 that I work with, and they are so nice. One even tells me things to be careful of on my own with contracts, to protect myself. She has worked with investors before.
She suggested I get my license, but be careful. Because they have to abide by some laws that makes it harder to be an investor/agent. Unless you work with another investor. Maybe Bill could give advice on that.

RE brokers & agents

Agree on the comment about them being shallow. But IF they all were re-educated to the other extreme, such as my situation, then we'd be of little or no use. A number of the RE professionals have Deans books and materials. Can you figure out that result?


Some agents

are not happy with the income they have probably and now the market is really low and they want to increase their income and as an investor they have this chance no doubt. I am still working on trying to find a good agent to work with in other areas because in the area I live in the market is hard so I am looking into larger cities than a small area.

OK now you guys are getting carried away. Now there are good agents the same as there are bad investors.

Now if you have a realtor that gets you listings,leads,and buyers you will tell everyone that you have a great Agent. I have one so I know its true.
But I know a few that are snakes.

And I'm willing to bet that Realtors are having these same conversations about Investors.

So if you meet a Realtor that you don't click with don't trash them just move on and find another one. Maybe they don't like you.

Agents

are not all bad just like Jim says, I know of a couple here where I live do work with investors and know how they work and have been working with investors for some time now, every one has to start some where just like new agents do. I put an ad on homegain to find an agent in Dallas Ft worth and got four agents to contact me that want to work with me and are still working with other investors too.
One of these agents is from keller williams, I have another agent looking for properties for me as well right now and she is also from keller williams so this company does have agents that work with investors.
Just like jim said do not trash them just look for a new one that fits what you are looking for in an agent and let them know what they can expect of you as well as an investor.

Good agents, bad investors, etc., etc.

Don't forget; we are in the PEOPLE business! Just like your friends or associates. You chose them because something "clicks". Otherwise, you just move on.

Remember, REAs/Realtors ARE essential to our success!

Here we go.....yet again

I'm going to take a guess and assume that most of you who are complaining about agents haven't closed a deal, been at a closing table, wanted to put offers on 10+ properties and cannot guarantee that your 'buyers' are really 'buyers' and not in the same position as yourselves.

It's funny how most ramble about agents "killing their dream" when most who say this tend to ask what their first action should be, they put in all these offers without really doing the work, etc.

The truth is most agents don't like to waste time and alot of times most that want to assign contracts don't have a true buyer, need an extension and/or want the agent to do most of the work. We don't have time to put in all these offers that have little to no chance of closing. Do your due diligence instead of expecting us to do it all.

Like I said before, reading a few books and just putting in blind offers does not make you an investor.

Once people learn how to present themselves and have the capability to actually close on a deal, they don't have to much trouble with agents. In fact(imagine this!!)when the agent sees they can make MONEY and not waste their time on 50 stupid offers (50 cents on the dollar on every offer made etc etc)they become very helpful!!

Michael That's right I was just on the phone with mine and she got very happy when I asked to find me some properties I could buy for rentals. She knows that if they have the right numbers I will buy them.

When I met her I was looking at a couple of houses for myself to live in. The day after I met her I had her write an offer on a house, but by the end of the night I changed my mind. I called her at 11pm and told her to change the offer to a model home she had shown me that day.

The next day I gave her 20k deposit, and closed three weeks later, and she has been my go to person. BTW she was the selling agent also $12,000.00 she made.

That's a good video. Thanks for sharing it. Out here its lucky if you get anything below $100K, so the 6% commission is a bit higher out here, but it does get the idea across.

Its hard to find a good agent because like Jim and others have said, MANY RE Agents feel the same way about US! I've gotten the 'oh you're an investor' shove off more times that I have hairs on my head. Many of them have the stereotype that we are sleezy scumbags taking homes off the market and away from people looking for houses to live in. And, there is a lot of falseness to that because we usually buy what the average homebuyer doesn't even want to look at, however, I have seen SO many forums on other sites and around the web dissing us investors and how 'horrible' we are for the industry. So, stay away from stereotyping, because they are doing the same to us. Do unto others as you would have them do unto you as the good book says. Smiling No more stereotyping, just move on to the next agent and chalk it up to them not being in the same mindset as you as an investor.

A GOOD agent in this industry is not easy to find, but this doesn't mean they are all bad. I still don't have a RE agent to represent me, even after proving myself as an investor; but my partner seems to have found one here at an open house she went to for us, so they're out there, we just have to do our due diligence on them, just like we have to do with the real estate we buy. We're not all bad

Like I said its about our time.

There are some agents that do look down on investors and vice versa, but at the same time for some of us who are more experienced we can respect if we lose out.

What most of dont have the energy or time for is dealing with investors who really don't know what they are doing and actually expect every offer to be accepted at 50% or less. And then have the audacity to blame us for not doing our job.

Not sure how it is where you're at Tam, but you seem to be doing quite well on your own. I think those that complain all the time should try and do the same.

Then they'd have no one to blame.


AGENTS

I don't really have any trouble with them. If they don't know what i am doing. I ask them if they mind if i train them. But you must remember. I always take care of my realtor and make sure they get paid no matter what type of deal i do.

Randy sounds like you work the same way I do when it comes to that. If my agent comes to me with a deal from an asset agent I tell her to let him know he can keep the whole commission and I give her what she would have made. So we just have him sign my deal.

Something to think about

real estate agents are licensed and do not have the flexibility that an investor has. Before I retired from the call center I was working in we had a number of people who were not making it as real estate agents and mortgage bankers due to the current economic climate and conditions so they came in and put on a headset for 8 hrs a day plus to do customer service and making appr $13.00 per hour. When I was asked what my plans were after retirement I explained that I was going to do real estate. I did not add investor to that because I did not want to tell all. I looked at those people and wondered why they were not doing what I was planning on and they looked at me and thought I was nuts. I talked about opportunity and endless possibilities. What was happening was that I had been acquiring an investor mindset and was completely sold on Deans strategy and capabilities. I had been learning technique and skill set that required a different mindset. I do not have to have a license to be an investor. I do have the capability to be creative and to offer a full service to my investor buyers. A lot of real estate agents do a lot more clerical work and sell a house whenever they can. When we build a team, we include a real estate agent to assist us. That agent then stands to make money from us and some deals we do not want they can work with so that it winds up being a win win for both. The agent becomes our employee and we take care of them. We require certain things from an agent so not all agents will be a good fit for us. That does not necessarily mean that all agents are bad. Its kind of like trying to find your soulmate. You know a lot of people but all of those people would not qualify to be your soulmate. Like I say - something to think about. If one agent is not a good fit just thank them for their time and go to the next one. In sales you may get 99 no before you get one yes. Investing is better odds and risk free when we know what we are doing. This is a whole lot more fun.


I would agree on one point

I would say 98% of all agents are not very useful to us as investors. But I disagree that every investor should be an agent. I have been investing for 10 years, and have never been an agent. I have called hundreds of them, and found a few really good ones. It is worth knowing who they are, and they can make you a lot of money. But don't feel like you have to be one. I don't like having to give any more disclosures than I have to to potential sellers, especially of "for sale by owner" properties.
