Sorry to disappoint but I'm done looking for agents for the time being so I doubt I'll be posting about that. I have spent soooooo much time doing that that I have had to neglect the other areas that should work just as well. I plan on going at this as Carol Stinson has done: FSBOs. If an agent falls into my lap, great, if it doesn't, I'll ask some agents from my REIAs to do me a favor and I'll pay them for it. I don't mind being told "No", I do mind being disrespected. I always keep this in mind as my Dad once told me, "The agent's poop stinks just the same as mine does, not better, not worse". (I've cleaned it up for this forum) The jist is that they don't have the RIGHT to have the attitude that they do. It's just something they've been taught. The few that join us will be very prosperous. The many that don't can just suck an egg!
Having said that, I had an accidental move forward today. I was delivering some tropical fish to a customer today but had to wait for him to show up. While I was waiting, a van pulled into the parking lot I was in that had a sign on the side saying "Property management." I went over to him and introduced myself and we spoke for about 10 or 15 minutes. The upshot is that I now have another Property management name.
So the bottom line is you never know when good things are going to happen.

Hey everyone whats going on? This thread was amazing when first started, now it seems as people are giving up or too busy to keep everyone posted on how thier wholesaling is going!! I hope no one has gave up. I know you tend to run into an obstacle here and there. But when something happeneds like that focus on the solution not the porblem. Thats how I address anything!!

I thought I lost this thread for good! I was trying to search for it and couldn't find it last week (usually pops up under my account) but we are reunited.
I wanted to say I've just joined Dean's Success Academy (PMI Education) like the originator of this thread (michellecaseyks) had already done. I wanted to get an extra push towards success and have coaches and mentors ready to help me with my own specific situations. So I've begun the training course and I've been enjoying it so far. It will greatly complement what I've already learned and continue to learn in the RBBP and from all of you on this forum.
I've been meeting some great people at the REI Club meetings I've attended. For example there is a company that specializes in helping investors to assignments, double closes and purchases via LLCs that you setup and sell to your cash buyer. It is great to have people in my area that can help me in addition to my Graziosi family.
Keep on doing at least a little something each day, that is what I've been doing. I get my bandit signs in the mail today so I look forward to posting Friday Night and pulling down Sunday Night.
does anybody put bandit signs in your local area? how do they work? do you put your personal cellphone # or you use google voice? And why don't you leave them for the whole week cmpolanski, why would you put them out on friday and take them down sunday, is there a reason for it?
I know someone in Los Angeles that specializes in setting up LLCs to handle REO and Short Sale wholesaling. Here is the general gist of what would happen I believe: Setup a new LLC and have Cash Buyer put funds in LLC's Bank Account which they control and transfer ownership of LLC to Cash Buyer after closing the purchase. Now the Cash Buyer owns the property but the bank doesn't have to get worried about an individual and their funds.
I can get you in touch with this specialist. She is a preferred vendor of Real Estate Investors Club of Los Angeles, www.realestateclub-la.com of which I'm now a Gold Member. She also knows how to do double closes in a way that the banks aren't scared off so that is another option.
I got on the phone with several REAs but only 2 of the 8 I talked with actually followed through with the assignments I gave them. So I've stuck with them for now. Another contacted me via my Trulia.com post after it was up there for 3 weeks. She sounds real eager to work with me so I think I'll also see how things go with her and eventually settle on one area and one REA that works the best with me in Los Angeles. Hope that helps.
You guys are all moving in the right direction I think. The best deals you will find are when you deal directly with the motivated seller on unlisted properties. Period, no question about it. They are also the easiest deals to assign. Period, no question about it! NO AGENTS!!!
Agents are a dime a dozen, Calling them and making your scripted speech is a waste of time. I have SEVERAL very good agents I work with now. Want to know how I found them and why they work with me now?
I called them from the info on their sign that was in the front yard of a house I was interested in. I had them show me the house. I met them face to face at a property. I walked the property with the agent while explaining that I fix/flip properties and have clients that buy and hold. I DID NOT tell them I what my contracts to say and/or assigns or that I have no money. I made an offer on that specific property. I then asked for their help in finding me the properties I would buy. They found me properties and I CLOSED!! Every deal I did not keep myself with an agent has been a double close. The first time I do the double close with a new agent he/she knows NOTHING more than I am buying. After closing 1 or 2 I tell the agent " I am just going to wholesale this one to one of my buyers, I don't want it myself". AT this point they know I PRODUCE and they do not care if I double close the deal. See how this works guys?? Present yourself as a PRO and PRODUCE and agents will be chasing you!! Now they know I am for real and send me multiple searches daily. They know I will NOT offer 50% off list price on a move in ready house etc etc!!
Work those motivated sellers AND look at listed properties with the agent that has the listing. Get out and learn your market!!

This will be the first weekend I use the signs. You put up one for sellers and one for buyers. I'm putting up my google voice number. It is untraceable or at least a pain to trace back to a real person and number so ensures privacy and makes it harder to get cited. We put up Fri. night and down Sun. Night because I believe Los Angeles (and other places) has an ordinance against this type of advertising but they only have people enforcing during normal business hours during weekdays.
Great to see everybody pushing. I feel everyone's momentum shifting to the next level and it's awesome!!
Likewise, I myself have been pretty busy about getting systems set up to create and handle leads and so forth. Some of my buyers are so motivated that they have contacted me several times, and even some of my ghost ads have brought people out of the woodwork weeks after I've put them up. So that's great.
As far as finding properties, we've started putting in offers with an agent, who's willing to collaborate and share strategy. He also sends me great information and updates periodically about the areas we've expressed interest in, so it's good watching and tracking real estate trends in our farm region. Once we really get the MLS offers going, we're going to keep submitting and start kicking up some FSBO deals.
Even though our first flip hasn't happened yet, my partner and I are really happy that our education and persistence has given us confidence. We've found that the perks of REI affect areas far beyond real estate. Have you guys found the same to be true for you?

I'm planning to hold them myself mostly, might not be a good place to start with. Looking at this deal, estimated positive cash flow of $200 per month for a possibly $80k townhouse. If I utilize some no-money-down strategies I'll be able to get huge ROI, and I could get hold the property for a few years and possibly sell them for a profit. In addition, if the value is right, I could find a small local bank to refinance it and pull out the cash to get another property. At the same time, I could keep using the same strategy to acquire more properties, the cash flows add up!
What would you do? Feel free to point out the flaws in my strategies
It's not that difficult to find them in Cleveland (and in several other areas in OH).
Actually, if you think creatively, then you'll realize that you have other ways to recapitalize other than getting a bank loan to cash out. Dawn discussed a few ideas (Lonnie Deals [focusing on MHs]) that also apply to SFHs. I do something similar to what she discussed with MHs and SFHs.

I've been busy in "the field"! I got a 3BD/1BTH under contract for $25K (ARV $63K) and was having a hard time selling it to the buyers on my list. So I took Ken Siew's advice and called landlords who already owned rental prop in the same area. Found a prop w/a For Rent sign right around the corner from my prop and talked to the guy about it; he's going by tomorrow to see it. If he wants it (fingers crossed, prayers going up) then I'll make my first $2K wholesale deal!
Here's where my question comes in. How do we normally deal w/earnest money? Does the buyer deposit it w/the title company themself, or give it to me to set it up? And can I expect a personal check right away from the buyer, or after closing from the title company?
Here's to going full-steam ahead no matter what!

Thanks for the encouragement! I am starting to agree with Carl H and Michael Mangham when they say NO AGENTS!! It seems as if my agent, who started out saying all the right things, is now pulling back because I won't bring my offer up past what my numbers say I can offer. I will begin marketing to owners only until I can deal with agents differently like Michael suggests. I'm just not gonna give up like before! This is the way to go... I feel it!!

Just added 2 more cash buyers to the list today!
One of them is working on 6 other homes right now, and another is very flexible with his criteria (he said: "anything goes, if it's a deal, it's a deal" -- I like that!).
Anyhow, working with other wholesalers proved to be more complicated than I thought. I keep every transaction limited to 2 wholesalers (me and another guy who found the deal), but seems like there might be other wholesalers involved at the same time.
Feeling agitated, but then again what's the worst that can happen right? I have nothing to lose other than the time spent learning incredible lessons, and everything to gain!

This is still so exciting and also NERVE-RACKING! I want my first deal so bad I can taste and smell it. Up to this point, I've encountered a couple of seemingly disheartening occurrences (like none of my existing cash buyers being interested in my prop or even CALLING ME BACK to give me a yay or nay); but I decided to keep on going no matter what. As someone in this thread said very recently, I chose to focus on a solution rather than the problem. When you focus on finding a solution (asking yourself "how can I do this" instead of telling yourself "I can't do this" or "it can't be done"), you open yourself up to ideas and opportunities that are, as of yet, unseen.
Also, staying connected w/others who are either living my RE dream, or striving to achieve their RE dream, has helped me to stay on track. It's very easy to fall back into the distractions of everyday life and to let go of (or put off until later) the RE dream; but when you are connected to others in a way that you can see them making regular progress (via this thread or posts on Facebook or other means) is a constant reminder and encouragement to keep it moving forward. One of the best things you can do is surround yourself w/others who are living or working toward their real estate dream!
From the bottom of my heart, I want to thank everyone who has ever (through this thread, FB, Success Academy, texts, and otherwise)answered any of my questions, offered advice and/or encouragement, asked about how I was doing, and expressed genuine interest in my progress. You are the reason I'm still going full-steam ahead! You have helped to get me through those sticking points that can sometimes prove fatal to the RE dream. You are priceless!

Same situation here Michelle, I called/texted/emailed several cash buyers for a week (sparingly of course) but got no response, even though initially one of them said he'd get back to me. I understand that they've got their own lives too, so I just keep looking for people who are interested right now! The same principle for RE agent applies here: NEXT!!! (but still keep in touch with them of course )
And it's funny when you said that this thread is a constant reminder and encouragement -- it's also an arena for me!! I see others working hard at their own RE dreams, so I can't help but forcing myself to make at least a little bit of progress. If others can do it, why not me?
A lot of my delays also stem from my own call reluctance. There is this internal fear of failure that keeps coming up: What if they say No? What if they are rude? What if they think I'm stupid?
But my question is: What if they don't? And you got a deal!
Easier said than done of course, so I'm trying to enjoy the learning process as much as possible. After all, I'll be doing this for a while, might as well make it fun

Hard work or due diligence is something everyone is going to have to do if they want to succeed. Keep on keeping on is one of my favorite sayings.
For the agents who work with investors, no explanation is necessary.
It is the untrained, inexperienced and lazy agents that will throw up road blocks.
My best response to agents who want to jam up my buying process is, "it seems we are not a good fit to work together."
You have to talk to alot of agents to find the one that will help you achieve your goals.
Do not hesitate to move on and find an agent that wants to support your buying strategy.
If they are difficult early in the process, just imagine how uncomfortable it will be to work with them through to the closing of a deal.

Besides the other deals in my pipeline (which I mentioned in another post), I'm working on one in TX that I'll close hopefully by the end of this month. This isn't my first one, and God permitting it won't be my last.
Perhaps, all of this is motivational fluff for you, but it's progress. Thanks for the suggestion, but the training is well worth what I spent.
I could have easily closed the deals within the 30 days, but I'm not trying to win a sprint. I'm sure that I'm not the only one here who feels this way--and who could back it up with the supporting actions.

While the course is designed to be able to reach that 1st deal in 30days, I've decided to slow my pace for the sake of my health and sanity. I have a full time job working 50+ hours a week, and I also teach fitness classes part time which doesn't leave too much free time for RE (not as much as I liked). Most ppl in this thread are in the same boat.
There are PLENTY of Successful DG students who are here besides Larson and Stinson; I'm friends w/many of them on facebook and monitor their progress on a DAILY basis and am always hearing about deals being made. Your problem is that you're only wanting to see what you want to see--and for some reason, you're not wanting to see DG students succeeding so you blind yourselves from all of those who are succeeding.
For the sake of argument--how long did you have the RBBP and what steps did you try to implement before throwing in the towel? How many phone calls to Real Estate Agents did you make? How many letters did you mail out to potential cash buyers? How many bandit signs did you put out for motivated sellers? How many business cards did you hand out? How many REI clubs or auctions did you attend? How many offers did you make? Only ACTION = RESULTS and no program can guarantee that you will take action and how much of action you will take. The only thing holding you back is you. Blame someone, something, some program, or what-have-you all you want, but in the end, you're the one who isn't producing. I'm not trying to be mean; just stating the truth that probably all of us have to face at some point in time or another.
Don't you worry about me, Damion. My first deal is just around the corner and I've got nay-sayers like you to thank for that. And when I'm at the bank cashing my 4 or 5-figure wholesaling check, I'm not going to care one bit that it didn't come during those first 30 days.

The motivation stuff isn't just there for show. If you can't master what's inside of you, you can't succeed in real estate even if you have all the how-tos in your head. When you're an entrepreneur (which we all are), the hardest part is to keep doing what you know you should be doing. People just give up too easily (I'm guilty of that too so I'm not pointing fingers!).
Anyway, I really did want to get my FIRST deal done in 30 days. But I wasn't putting in every single free hour into it because I'd been traveling for work, and I just couldn't ignore my gf and friends entirely for 30 days. Now, if you put in an hour of effort, you gonna an hour worth of results. And I was probably taking a lot of time to absorb all the materials too.
However, as long as I'm making progress, I know I'll get there one day (hopefully by the 60-day period!). All I need is a YES from 2 people: a seller and a buyer. It makes common sense to me, and that's why I'm doing it.
Now I do think that 30 days to quick cash is a bit aggressive if you have a full-time job and you have no real estate experience at all. But, go at your own pace. I believe if you're devoting the full 30 days without any distraction, you can make it. Nobody thought you could physically run a 4-minute mile until Roger Banister did it in 1954, and then a bunch of other people did the same thing within a year. You just gotta believe it before you can see it!

I hate picking up the phone and calling other people, for the same reasons. What if I freeze? What if I say the wrong things? What if I get asked a question I don't know the answer to? I find that I have to mentally 'prime' myself to call someone. Do something that pumps me up, like listening to my favorite music, working out... Just wanted to let you know you aren't the only one.
To Damion: You expect to have your first deal fall into your lap? You do not have the proper mindset to do real estate. The people in this thread are out there making things happen, while you are sitting back complaining that you have gotten nothing. So that is what you will get; nothing. If that is how you feel about real estate, then all I have to say is this: Go back to feeling safe and 'secure' in a job, because you cannot free yourself.
