elix brown is a good choice to talk to in NYC. One thing you need to remember in dealing with him is he expect cash buyers and bank documents before he will do business with anyone. Of course, you can find that out from him but he will go the extra mile in helping you out if he can. Hope you are successful.

1st assignment fee of the year

We just received our first assigment fee of the year. My buyers are HAPPY!! The house is a 3/1 and needs 3-5 k in repairs. It will rent for 800-850 easily. Huge fenced back yard with fruit trees. the FMV of this home is 99k and he paid 52k and 1k of that was to me...WooHooo!!!! 1 down and many to go!! I love this stuff Smiling

Property Management Companies

Hi Ken,

I see your posts about Property Management Compainies was back in Dec.... how have you done finding one?

Btw, did you get my interior/ exterior design color boards and selections back in Dec (PM'd to you)? I certainly hope so! Lmk if they were helpful or if I can doing any modifications that will help. Once I know they were good, I can set up a link for everyone.

Re: PMC's here in Vegas we can get the monthly fee as low as 6%. The thing you want to be cautious of are the ADD-ON fees. Mgmt companies are notorious for adding on any number of fees that should be part of their monthly standard fee. Watch out and negotiate, and remember they work for you!

As for finding a good company, ask Real Estate Agents (many have PMC within their organizations), ask any investors in the areas you deal in, find an investor's forum- then go back to the RBBP advise and interview scripts.

I miss you guys, I try go back through here as often as I can, but not nearly as often as I would like to. Go RBBP!

I paid a DGer $1,250 for providing me a lead!!

I paid ANDY S. $1,250 for providing a lead. His first deal is in the books!! He did this from Florida, the deal was in Colorado. Way to go Andy. He took action!! NO REALTORS involved!! I am sure the education he received was worth the deal alone!!

I always need 6 to 8 properties at any given time. Either for myself or my REAL CASH buyers.

Sorry Tina life's been crazy! My PMC just signed a lease with a tenant beginning Mar 1st -- this whole landlord thing is much more complicated than I expected! I'll be sure to let you know how that goes.

Never had a chance to implement your color boards/selections as I already started the project before I got your PM. But will keep that in mind going forward.

Anyway I'm in the process of refinancing my property to pull out cash to get additional properties. I'm definitely taking much more time to get deals done than I originally planned for - but I won't quit. Go RBBP!

I would say that Cynthia would be my first agent to try. Jorge would be #2 if she doesn't work out. You do not want to sign an exclusive agreement so M. Bray is out of the picture for now.
Instead of saying you are a new investor, I would tell Cynthia that you are new to the area and need her assistance to guide you to the hot areas where other investors are investing right now.
The whole process is discussed in Matt's section of the RBBP and Dean's new 30 Days to Real estate Cash. Read them or reread them if you did already so you know what to ask your agent.

Agent Interview

Awesome day! Just wanted to let you guys know that today at 12 pm MST I will be having my 1st interview with an agent. I want to thank you for the great and awesome support you guys (Especially Andy) have been providing me. I now have an idea as how this interview process has to go. Sounds easy and hopefully it will be easy...lol.


What happened on my first 5 days

These are what happened through out the first 5 days with deans 30 day fast cash recipe:

I had called up six offices. The first one I called gave me what I asked with only one thing missing. She didn't include the Name of the Cash Buyers. She only gave me a list of all the addresses that were cash sold in the past 90 days.

The second one I called, didn't know what she was talking about.

The third asked me "did you go for a workshop or something because I know wholesaling does notwork here" I chuckled and just hung up.

The fourth and fifth were trying to sell me on listings that they had for more than 90 days.

Today was the sixth one. It I think this one could be it. But we'll see.

Names

Very rarely are you going to get the actual names of the buyers. You are looking for the address so you can reference it on the tax assessors site of your county or whitepages.com or other resources. Getting the cash purchases list is only half the battle, Cross-referencing it to get the names is the other half.

Please read through the book again. Make sure when/if you have to call and talk to somebody that you at least have the critical points down on paper to reference to.

For all you know, that first agent could be the one you're looking for.

Agent providing the list

Just wanted to let you know that the agent that I have now was the first agent to provide me the listing of the past 90 days of cash solds. He also only provided me with the addresses, no names. I have been at it all day yesterday and I know I'm going to be at it all day today....lol...

Here is a website that I found very useful. I hope it helps you too.

Almost to the bottome of the page it will provide you with the name of the owner of the property, click on the name and it will open up another page with all the property that that person owns. If there is a name with more than one home, I go to my county's tax assessor webpage. Sometimes I do have to use additional tools like the Real Estate Analyses Sytem and Zillow to get other info needed like the sq ft and # of bedrooms and bathrooms. Because the book says that we need to look for trends of those cash buyers (pgs 58 - 59.

As of right now I have the same problem as you do...lol...I have found out the names but I am having problems getting their contact info.

This is not a problem, it's part of the process.
I believe Texas is a "hidden info" state and you may not be able to get the contact info from every site. If it is not on the property appraiser's site, use NETRONLINE.com to see if it on the tax records. If it's not on there either, send your letter to the address they purchased, addressed as " To the owner of" and the address (example: "To the owner of 123 main street., El Paso, Tex.)or to Owner's name at that address (example: George Smith , 123 main street....)
1 of 2 things should happen. If it is rented, the tenant will forward the mail to the owner or the PO will forward the mail if it is not rented yet. Worst case scenario is that it will thrown away. Second worst is that it will be returned.

Can any of you share on what name you are writting your offers up for bank owner propertties? I have found tha most banks will not let you assign so how are you doing it?

REOs

Hi Donna, you might want to check out Indiana Joe as this is his area of expertise.
There are a few ways around REO assignments.
One is to put the property into a LLC and then sell the LLC.
Tammy (Zion Properties) in her short sale thread posted a form in which you can change the buyer's name before or at closing, don't know if this can apply to REOs though. I'll see if I can find the link to it for you.

I believe that most if not all banks will not allow assignments anymore so your best option is a simultanious/ double closing IF the bank does not put any seasoning restrictions in their contracts. You would need to check with your attorney if putting the property in a LLC and selling the LLC would be a violation of the seasoning restriction.
