Why is it a pocket listing? Isn't the whole idea of a pocket listing that the agent gives it to one of his preferred buyers that he knows will close, thus no need for the MLS? What is the benefit of keeping it off the market and daisy chaining it with non-circumvents?

The benefit of keeping it off the market is that the agent gets both ends of the commission, which I am sure you already know. Or maybe it is just one of Michael's clients, so HIS personal deal, and as he says, he is just trying to give his fellow DGers an opportunity.
If an agent, he is probably putting it out to Michael because he DOES have a reputation for being able to close deals. I am sure a daisy chain is not the intention of either him or Michael.

I have several real buyers for this. However, since these buyers have seen their own proof of funds come back on their desk being used by other investors, they don't give proof of funds to intermediaries. They will only give POF direct to the sellers.
Normally my buyers put in an LOI and want to see the documents on the property. Then they make the decision to put the EMD down and close the property fast. Will that be possible?

Tammy, I will be the seller. Also, I have no need for someone elses POF. I do this for a living. I expect a LOI with earnest and a 30 day due diligence period. At which time the earnest goes hard. Hope we can do this deal together!
To tell the truth, the more I look at this deal, the more I think I will try to take it down myself or for a percentage. I will be talking to several of my PM guys tomorrow. Who knows? Isn't REI fun!
