Today was the big day that I did my first assignment. I had a seller contact me about selling her property, I went and looked at it, locked the property up for 5K. I marketed the house, found a buyer that wanted it, assigned it to him for 6K. Sounds simple right?? Wrong...here's a little twist on the story. The seller bought the house on contract. The seller never recorded the deed, and had lost the abstract. The house had been set to close 3 different times but something new would pop up that would prevent us from closing. So, we ordered a new abstract that the seller would have to pay for (500.00 mistake for her), then we had to record the deed that she never recorded...(42.00) for her as well. And she had some back taxes that she had to take care of...(350.00) loss for her too. But at the end of the day, I walked out with my check in hand!!
It took awhile to get to closing, but when we did, it was a (literally) 10 minute deal.
All in all, I spent a total of around 6 hours on this property.
If I can do it....you can do it.

Congrats on your frist deal the first one is always the hardest to everyone.
One good lesson on this case is one should pay attention to Small Details. Hope i could close a deal myself before the end of the year. Congratulations.

The abstract is a booklet of all the transactions on that certain property. By looking at the abstract, you can tell who bought the house, how they bought the house, and any other problems that can be attached to the house. It's basically a summary of the house since it was erected.

Thank you Destrie. Where do you get this abstract? Is it really necessary to support the deal with this? I think i'm missing one very important point in my transaction right now, I never made a deal yet but I guess I should consider this lesson.

in Iowa it is. I guess a person can't sell the house without an abstract, and they will update the abstract with each and every owner. It was definately a lesson learned with me...

Way to go on your first deal! Reading your story makes me want to do more and more. I have yet to complete my first deal yet, but I'm FINALLY doing the things that will move me in that direction. If you look at when I first joined (September) and when I finally got my first deal (November) it took a little over 2 months for me to complete my first deal. Hopefully deal #2 will be soon,...going to go look at a lease option this morning.

Congrats on the deal, that is great. Keep going and do not stop. I have a question, I'm trying to do a assignment now but kind of confused about what contracts to use. Also what does it suppose to say on the contract. Like the one to lock up the property. Did you use the option to purchase aggreement, and did you have to get a lawyer to look over the aggreement or you just had the seller sign it.

It is wonderful to read of your first success.. The real estate business is a bulldog business -- meaning tenacious . You have to have a never say die attitude .. The great thing is there is a multitude of ways to generate income from real estate.
