Hey, guys! Congrats on another great deal!! That's so awesome. I popped on the site just for a second and yours is the first post I saw.
THAT'S AMAZING! (and I like how Jeremy had the snow bonus in the middle of the deal! lol)
You guys are such a great team, and it is so great to hear of you making this happen right before Christmas. I've sure been thinking of Jeremy a lot lately and, yes how proud his mom would be right now!
Well, I know we are gonna be hearing a ton from you guys in 2010. Keep it up!!

Your comments mean a lot to Jeremy and I. It was a deal that had some real meaning to it. He is a REI machine, trust me. Once we latch on to a prospective deal it is like a spider that has caught a fly, sooner or later it is over.
The snow deal was so funny because when I called Jeremy to tell him the deal was ours he had just got out of the shower from shoveling driveways all day. He had some much energy built up because we were working another deal that he shoveled driveways and made a nice cash flow plus he got a bunch of free coffee from his customers because it was cold, but the funny part is he never drank coffee until he met me. I told him back months ago if we partner that he had to drink coffee with me because that is a main stay with me. Coffee and wine!!

This is really a great deal. And once again, CRAIGSLIST strikes again! I can not tell you how amazing craigslist is. I found the house on there, made the initial call to seller. Boy was he stubborn, but a little talking, and then sending in the troops (Jan) to wear this guy down, we have a deal! When I asked him about financing, he first said he would be open to it and could do a land contract, if the downpayment was to his liking. I said well, what are you looking for, he told me on the phone it would have to be atleast 15k down if he would hold the mortgage. I said well, that is just not in the cards, thank you for your time. Before I knew it, he was calling back looking to work with us. Here we are now, with an agreed downpayment of not even half of what he was asking.

1 unit is rented at $450, the tenant is moving in in Jan. The 2 upstairs units are vacant, they just need some cleaning, but everything is rehabed, new bathrooms, kitchens, cabinets, carpets, the works! So we agreed when we close, we will have 1 months grace period to make first payment to seller, in order to clean the units and put qualified tenants in each. As Jan said, we will contine to make the DG family proud, and my mom looking down on us proud. 2010 will be the year for Jan and I, we feel it. We are building an empire!

Thanks for the support. And yes, special thanks to the inner cirlce gals, Rina, Laura, Elena. We coud not have done this if it wasn't for all of you to look up to. I forgot to mention that zillow has the house valued anywhere from 96k-112k, while we both know the house is not worth that much right now, it is worth a minimum of 60k. Comps in area are mainly in the 60-70k range. We have about 20k instant equity.

Today was a very good day, and it was $150 snow shoveling money! I counted it later on and it came to $150, not a bad day at all. And the coffee was very good, really hits the spot on a freezing snow day. I know I am an investor, but I'm truly a man of the people, so I had to bust behind my behind for a day and shovel a bit, I love working hard.

Congratulations, you guys rock! I am so happy to hear about your latest deal. There is nothing like getting a deal to work out. It must be so exciting especially as the end of the year approaches. Thanks for all the congrats,Jeremy and I work great as a team. We always talk about the moves we make and neither one of us does something without telling the other, so I guess that makes our recipe for success work out so well. The kudos really help since this deal was kind of special right after Jeremy's mom passed away. He doesn't stop though. Right now he is working a lease/option deal with a doctor up here in upstate. the ink wasn't dry on our last closing and we went after this present deal. We have a huge goal for 2010, so we are not stopping. Tired of working for a paycheck......Jan

Thank you guys for the kind words. If it wasn't for this site and all of you guys/gals I don't know where we would be. The other night before we made this deal happen, I had a dream that Jan and I made 100k on an assignment, and we assigned the place where I am working now!

I don't want to get ahead of myself with the lease option I've been working on for a young doctor, so I won't get that far into it, but I hope Jan and I can post more about making this lease option happen soon. Might have to give Greg Murphy a call for some pointers! But we will see. I found a house with owner financing that I hope can make this another deal.

And as for my partner Jan, I have a feeling he might be able to leave his day job in this coming year. We promised eachother we would make millions!

have had some set backs that really kicked my butt(still is), but getting my butt moving again...just emailed an agent looking for somebody who works with investors in the office...told them have a bunch of offers I want to put in...so hopefully someone will get back to me, and I can get some offers in...
