I wrote a contract on a home that was on the market for 2 years ! Found my buyer and sold the house in 2 days !! Bought it for $ 45k Sold it for
$ 54,900.00 Told the buyer I needed a non refundable check for $ 9,900.00 and I assigned him the contract! Attorney called me last week and said they closed with no problems...

Yes it was your average run of the mill home... I have reconstructed the assignment document... I have a full assignment which is what I did... or a partial, in which I will get at least half and then get the remainder at settlement. Thats for the one's that bulk at paying the full amount..

The home was on the MLS I think the listing agent made $ 2,400.00 Not bad for an agent for 2 years huh? I dont discriminate where the deals come from.... they all are prey! You know whats funny now... I have agents asking if I can find them a cheap home!! Once you learn this art it really becomes fun. Im having a lot of fun right now!

Here is something else that you may find amusing. I write And/OR Assigns on all my contracts. Have an agent who insisted on choosing the TitleCompany since it was bank owned. Title Company calls and says ready to close... I say sure... No one ever sent my signed contract back... send that and I will close. The bank signed off on an assignment in which they are not allowed to do and now I wont let them out of the contract ! Dont assume that all these realtors and banks know what they are doing. Be cautious but never be bullied. Not by sellers, agents, banks or buyers.. Structure your deals to where you are always in control and you will prosper faster !

I dont have the numbers with me... around the $ 65 k range. I keep a healthy buyers list... but the bandit signs work best.
