Hey everyone. I just wanted to share my success with bandit signs. This past Friday I put out 25 signs in busy areas around me. They were a ghost ad for a 3br2ba. It has been four days and I've received over 40 voicemails. I've returned all the calls and already have 15 solid cash paying investors for my buyers list. I ordered more signs and this weekend I'm going to put them out marketing to sellers to find deals and get my first one done. I hope it works just as well. I'm so stoked over how well its working, I just had to share! Have a great day everyone!

Good! Our signs arrived yesterday, and we'll put 25 signs in the busy area near where we live this weekend.
Yes, we need to follow the steps. Hopefully we can get a lot too!!
Two things:
Don't put them on main arteries as they will be taken down by city crews or other investors who don't realize there is enough business for us all. Put them on 'pass through' streets, places where you know are traveled to get from 'here to there'.
I highly recommend you invest or make the sign stapling tool that lets you put them up high.

trying to figure out a way not to put down phone number on these signs....if signs not allowed and can get fined then officials can get you by your number on sign...
is there a way to get around this...i want to put out signs but told not allowed

OK so just about any sign is against city regulations. This includes garage sale signs, roof repair signs, political signs, lemonade stand signs, etc. This being said there are ways to work with bandit signs that will bring you far more profit than a 'sign fine'.
Put them up Friday evenings and take them down on Sunday night. The crews that go after these types of things work week days not weekends.
Never put them on highways. Those are the first places that the crews do patrol.
Place them in locations that not on major intersections if you do leave them up. Use pass through roads; roads that get you from major road to major road. You know where these are...you take these "short cuts" all the time.
Find other great locations like near schools. School is going to be starting again soon and I can't wait for all those parents waiting in line to pick up their kids to see my sign and have the time to write down that number.
Use the sign stapler I mentioned above. This puts the sign up higher than anyone can reach without a ladder. And if a crew or unscrupulous investor comes along and doesn't have the means to take it down they will come back for it...maybe...if they remember where it was and they don't have other priorities.
Remember that one bandit sign can bring in thousands of dollars. So pay that $150 fine in necessary.
As for the phone number; use Google voice. It's free and you can get a local area code. You have the call forwarded to your regular phone/cell. And best of all you get a text copy of the message sent to your phone and email. It also lists the caller's number. All this for free. Can't beat it!

Where do you buy your sign stapling tool from? What is the brand? Someone once told me that you can use a nail gun, but I don't want to use one for fear that I might shoot myself with a nail.

You can buy them on line or you can find the plans and make one yourself which is what we did. I used to hate putting them up. Now its easy and pretty cool. I carry my signs and tool in the car and whenever I see a good spot, I stop and put one up.

I use them in Waterbury and they work very well for me too. But I haven't tried to use them to get cash buyers, I put them out every weekend and get about 6 leads all the time. I will be giving you a call tomorrow, look out for my call around 4pm.

I put out 10 signs about a month ago and the sign that gave me the greatest response was located at the exit stop sign of Home Depot. When I went to pick the signs up almost all were gone, but that sign is still bringing in two calls per day and no one has removed it. Will be putting out more signs this weekend.

I talk to people everyday in this industry and some do bandits signs and others just say they don't like them. Well, you are proof that like them or not - THEY WORK!
Bandit signs bring in soooo much business! Don't underestimate the power of the bandit sign!

Bandit signs are a great way to find buyers and sellers. A couple of years ago I was very anti bandit signs. I really didn't think they worked. I assumed they were a waste of money and time. It wasn't until I finally listened to someone and began using them that I realized they really do work. I'm glad you figured it out to. There's no magic bullet but signs combined with other methods will produce a steady stream of buyers and sellers.

It is so good to hear the success you are having with bandit signs. They are truly one of the most effective ways of finding cash buyers when done correctly. Use the standard 12x18 inches size and use yellow colored signs. Put them in areas where the traffic has to stop and will notice them and in areas where rehabbers have a tendency to go such as around Home Depot and Lowes. Write the message with a wide permanent black marker and make it interesting to buyers; short generic message . When you get calls be sure to keep track of which signs they called off of so you can monitor which ones to keep up and which ones to move to new locations. I have written them with any condition in smaller letters after we buy houses so now I saw here on dg.com someone posted their signs on how to write them and I am going to write them like that. way to go guys on taking action. putting out 25 more signs next weekend my partner and I or rather him and i take the calls coming in since he works full time and then we go see the houses or he does and that's how we are going to get fsbo's(for sale by owners) thanks

Everyone should try this! I remember when I first started. I put out only 6 signs and only for a weekend and I got about 30 calls. BANDIT SIGNS WORK!!! If you are looking to add buyers to your list get some bandit signs and put them out. The more the merrier. You will get calls off of these signs. If you are looking for properties then use them for that. I can’t tell you how much I believe in bandit signs.
My top three ways to find buyers:
1. Real Estate Investment Clubs
2. Bandit Signs
3. Ghost Ads
If you do these three things you WILL build a good solid buyers list. I should also note that your buyers list is never complete. You always want to be adding people to it.

Hey, everyone. I have a question regarding "ghost ads" on bandit signs for creating buyers lists. I'm creating an ad that can generate leads-3 bd. 2 ba. house. Do I put a price down? What kind of price? Although the market is rising, this isn't the hot market of 2006 where I can leave the price blank, either. I would like some ideas of what you do. I am grateful for any ideas.

That’s it! I have used these with much success. One thing I would like to point out is that your sign doesn’t have to say “mold everywhere.” It can say, something like, “Needs roof” or “bad foundation.” This line is mainly used to repel retail buyers, people wanting to live in the property, and attract investors. Typically when retail buyers see a problem like “mold” then they don’t want to have anything to do with the property. However, when investors see “mold” they think they can get a screaming deal.
The bottom line is that you need to be creative in you marketing. Look at the ad from an investor standpoint. If you were a cash buyer think about what kind of sign or ghost ad you would like to see.
